Salix Homes Announces Canon Green Court Proposal

Salix Homes has announced a development proposal to modernise the eight-storey building on Canon Green Drive in Salford. The housing association is planning to renovate it and create modern, attractive, and energy efficient homes that are suitable in the long run. The 1960s building dominates the Salford skyline with its distinctive blue balconies, which have been used in several television dramas such as ITV’s Prey and Channel 4’s No Offence. Now, Salix Homes together with the residents of the iconic apartment block, have been consulting each other on initial designs and how the building could look after undergoing the ambitious regeneration project, which includes the development of an additional 100-unit apartment block on the expansive site. “We have been working very closely with residents to ensure they’re involved in this much-needed improvement work every step of the way,” said Sue Sutton, Executive Director of Operations at Salix Homes. “This is an exciting time for Salix Homes and for our residents. We’ve listened to what our residents want and we will continue to work closely together to develop proposals that benefit everyone and creates modern, energy efficient homes we can all be proud of.” The initial design proposal includes an additional multi-storey apartment block built within the grounds and a major facelift, including new bathrooms, kitchens, heating systems, and external wall insulation, undergone on the current block. In 2015, tenants voted to transfer their homes from Salford Council to the ownership of Salix Homes, which promised them an investment in the Canon Green Court. “Not only will our ambitious plans transform the homes and hopefully the lives of the current residents of Canon Green Court, but will also provide the opportunity for Salix Homes to build around 100 desperately needed new homes for local people,” added Sue. The work on the site will start later on this year and will be completed in 2020.

A Man from Salford Threatened Housing Workers

Salix Homes, a social housing provider, sought legal action against Francis O’Donnell, a man who threatened housing workers at a gypsy and traveller site in Salford. He manifested aggressive and violent behaviours towards members of staff. “He began clenching his fists and I could see he was becoming very agitated and potentially violent by his body language. I felt intimidated and felt in danger for the safety of myself and my colleague,” said a housing worker in a witness statement. At the court hearing at Manchester Civil Justice Centre, it got found out that O’Donnell shouted expletives and threatened to ‘bang’ a housing worker and get him sacked during one incident at the Duchy Road Caravan Park in Salford on the 3rd of January this year. The court also heard that during another exchange, Salix Homes advised the man to complete an application form so he can move on to the site, to which he replied he would move there ‘whether you like it or not’ and said in a threatening manner to one of the workers that he would ‘see you again’. O’Donnell was granted a six month Injunction Order, with Power of Arrest, which prohibits him from entering the gypsy and traveller site and from threatening or being violent with any employees or contractors of Salix Homes. This decision will stay in place until the 4th of July. “Salix Homes will not tolerate violence or aggressive behaviour towards our employees, when they are simply doing their job,” said Sue Sutton, Executive Director of Operations at Salix Homes. “We welcome the judge’s decision to grant an Injunction Order in this case and I hope it sends out a very clear message that we take all reports of anti-social behaviour incredibly seriously and we will not hesitate to take swift action where necessary.”

Salix Homes Residents Work Together to Clean up Local Area

Salix Homes, the multiple award winning social housing provider has been supporting the work to clear nearly 5 tonnes of rubbish from the streets of Salford. The housing association has been working to support community clean-ups on the Whit Lane Estate in Charlestown. There has also been clear up projects held around Duchy Road, with residents working together in these areas in order to clear the neighbourhoods of old furniture, dumped rubbish and other fly-tipped waste. Helping in this tremendous clean-up effort, more than 20 local children worked to help, getting involved in the clearing of two tonnes of waste from the area. The neighbourhood manager for Duchy, Kersal and Langworthy from Salix Homes, Mick Walsh has said that it is great to see so many children getting involved in the clean-up of their community. The dedication that has been shown by children and adults alike in this clean-up session has showed just how important it is to maintain a clean community environment, and how this action can bring a community closer together. The children that got involved in this project were rewarded for all of their hard work and enthusiasm with some fruit bags that have been donated by McDonalds. In Charlestown, the residents and staff from Salix Homes worked together in order to clear away two and a half tonnes of rubbish, leaves and other debris from the Whit Lane estate area. It has been great to see how many people came out to tidy up their community, and make it a better place to live. Salix Homes has issued a thanks to everyone who came out to lend a hand at both sites. The valuable time that has been given to help support the community will have environmental benefits as well as keeping community relations strong and create more of a sense of belonging in the residents.

Housing Association, Salix Homes has been joined by their partner contractors in the launch of a new recruitment drive which is taking place. Salix and team are looking to encourage more women to consider having a career in the construction industry. Salix Homes owns over 8,300 properties across Salford and has announced that they are inviting applications from both male and female candidates for their latest intake of apprentices. The applicants will, if successful, have the opportunity to get involved with their multi-million pound investment programme. The Housing Association has already committed to creating two new apprenticeship places for every £1 million that has been invested. The apprenticeships will be perfect opportunities for local people to begin a career in this industry. The commitment has been made by Salix as part of their Earn as you Learn initiative. Salix are proud to be working alongside their partner contractors in order to offer a range of training and employment opportunities for local people. Research has shown that only 14% of the workforce in the construction industry is female. Salix Homes believes that this needs to be changed and that women should be encouraged to pursue a career in the construction industry. The Earn as you Learn initiative offers an amazing opportunity for young people, that teaches them valuable skills, experience and qualifications while earning a wage. On offer is either two or three year apprenticeships in offered by the procurement consortium Procure Plus. Available is a range of principal trades such as plastering, gas engineering and site logistics. Apprentices on these courses will be working towards their NVQ Level 2 and 3 qualifications while gaining experience and earning money. Over the course of the past two years Salix Homes has recruited 45 apprentices to work across their organisation and their partner contractors.

Salix Homes Multi-Million-Pound Investment in Salford

Salix Homes has awarded a number of contracts as a part of a multi-million-pound investment programme. Salix Homes has awarded contracts to five construction specialists that operate in the north west of the country. Each of the companies have been awarded a share of the multi-million-pound contract that will see social housing in Salford transformed. Salix Homes owns in excess of 8,000 homes located across Salford. The company has announced their principal contractors who have been asked to deliver a £38 million investment project. This scheme of works has been planned to take place over the course of the next three years in order to rejuvenate the social houses Salix has in Salford. The five construction contracts have been given to Emanuel Whittaker, Jackson and Jackson, The Casey Group and A. Connely Ltd, who are all Greater Manchester based businesses. The Warrington based The Bell Group is also among the five companies who have been named as the five main contractors during this construction work. The programme of works will include fitting more kitchens in around 720 homes, new bathrooms for 660 properties, 700 to have new windows installed and approximately 1,200 homes will have new doors installed. The investment programme will also see major refurbishment carried out on a number of ageing tower blocks including Canon Green Court in Broughton, and Fitzwarren Court and Albion Towers in Pendleton. This three-year programme of work is the second phase of a project that will see Salix invest a total of £75 million. This investment has been made to make all of Salix Homes properties reach the Decent Homes standard. In order to contribute further, Salix Homes will also be a part of a number of apprenticeship opportunities available in the area. For every £1 million invested by Salix two apprenticeships for local people will be created.

The housing association started off all that time ago as an arms length management organisation that had been set up to operate on behalf of Salford City Council. The company is planning to invest £75 million into homes and communities in Salford between 2015 and 2020 in order to make sure that all of the properties managed by the housing association meets the Government’s Decent Homes standard.   The prestigious awards scheme has recognised the Salford based housing provider by giving them this award. This Finance Team of the Year award has been given to Salix only two years after Salix had become the most popular and well thought of housing association. This title has come after more than 8,300 homes from Salford and Salford Council were transferred to Salix Homes after a vote from tenants. This great news for the company is another addition to their impressive reputation and will benefit them going forward. The Executive Director of Resources at Salix Homes, Simon Morris said that they were surprised to even be announced on the shortlist of the Housing Association National Accountancy awards, so to win this accolade must have come as a real show. However the receipt of this award is a reflection of the hard work that the finance team at Salix Homes puts in to make sure that the housing association is running as well as possible. The 2017 edition of the Housing Association National Accountancy Awards was the fifth time this ceremony has been held. The Awards are organised by the National Housing Federation and looks to recognise and showcase the individuals and organisations in the finance industry that work hard to make a beneficial impact.

Salix Homes Starts Building Salford Training Centre

Salix Homes has started construction work on a cutting edge training and accommodation centre which will transform the lives of young people in Salford for the better. The social housing provider is working alongside contractor Seddon to regenerate a disused hostel into a safe haven for 16 to 25 year olds to live in while they work, complete their education or undertake training. This ground-breaking development is part of Salix Homes’ flagship scheme, dubbed the Salford Working Out Project, and will be the first of its kind in Greater Manchester and among only a handful in the country. The site of the once-called Petrie Court, in Lower Kersal will be the first stage of this innovative project. When the modernised and refurbished building opens – set to be next spring – Salix Homes will work alongside local skills and education providers to deliver training programmes and employment opportunities, as well as one-to-one support and coaching for its 14 residents. Earlier this year the Salford Working Out Project received £1million funding from the Homes and Communities Agency to carry out the scheme, which is being match-funded by the housing provider. Mike Wright, service director of Housing Choice at Salix Homes, said: “Our ground-breaking project aims to support young people who want to make a difference to their lives, but may face some barriers that prevents them from reaching those aspirations. “We’re not just an organisation that creates homes, we have high ambitions and values to make a positive difference to the lives of our customers and we firmly believe this centre will improve the life chances – opening up a number of avenues for young people in the city.” Nikki Waud, business development manager at Seddon: “We are thrilled to have been chosen by Salix Homes to help deliver this ambitious, state-of-the-art centre for young people in Salford.
