Indurent Secures Approval for Major Lichfield Industrial Park, Tackling Regional Warehousing Shortfall

Indurent, the newly formed logistics giant born from the merger of Industrials REIT and St. Modwen Logistics, has successfully secured planning approval for a substantial 432,000 sq ft industrial and logistics development in Lichfield. This ambitious project, named Indurent Park Lichfield, is set to address the critical shortage of mid-sized warehousing units in the region. Located off Cricket Lane and adjacent to the Swinfen Interchange roundabout, which offers convenient access to the M6 motorway, the development will comprise eight mid-box units ranging in size from 36,000 sq ft to 83,000 sq ft. Each unit is designed to achieve a minimum BREEAM ‘Excellent’ rating for sustainability and an EPC ‘A’ rating for energy efficiency, reflecting Indurent’s commitment to environmentally responsible construction. Jessica Evans, senior planning manager at Indurent, commented on the project’s approval: “The approval of Indurent Park Lichfield will help to address the region’s acute undersupply of modern mid-box warehousing and deliver significant social and economic value for the region. Having engaged extensively with the local community throughout the planning process, the approval builds on Indurent’s successful track record of development in Staffordshire, where we provide over three million sq ft of high-quality space and support the success of customers of all sizes seeking to benefit from the Midlands’ national connectivity and large, skilled workforce.” The development is expected to create 250 jobs during its construction phase, which is slated to begin in 2025. McLaren Construction (Midlands and North) has announced the start of works on a significant new project, ‘B4’, at one of the UK’s largest and busiest airports. Valued at £12,844,105.00, the development on the World Freight Terminal at Manchester Airport marks a crucial addition to its infrastructure. Delivered on behalf of Columbia Threadneedle Investments, the project follows a previous phase of works for the client, at the World Freight Terminal development to the west of Manchester Airport, which concentrated on the build of a 100,000 sq. ft warehouse sub-divided into three commercial units, with internal office spaces. B4 involves the design and construction of a state-of-the-art industrial unit, complete with office space, external works, and meticulous landscaping. The new Eco Park Waste Recycling facility will support Pembrokeshire County Council’s waste and recycling programme, in line with the Welsh Government Strategy “Towards Zero Waste”. The facility will enable materials collected across Pembrokeshire to be bulked and sorted prior to onward transfer to processing and disposal facilities across Wales and the UK.     Andrew Scott Ltd were awarded the Contract for Phases 1-3 as detailed below:      As part of this project, Andrew Scott Ltd and Pembrokeshire County Council are committed to maximising recycling and re-use of excavated materials from the existing site to promote and increase a circular economy and reduce the carbon footprint of the project and minimise the amount of construction traffic. During the main construction phase of this project, Andrew Scott implemented the following initiatives to contribute to Sustainable Development: Throughout the project, a total of 120,000 tonnes of waste was produced, 99% of which was diverted from landfill. A total of 114,000 tonnes of soil and stone biproduct was produced and 100% of this was re-used. Prior to and during the project, Site Waste Management Plans were established to prioritise the principles of the Waste Hierarchy, in order to minimise waste and achieve the targets set. Andrew Scott are extremely proud of the outstanding waste diverted from landfill rates achieved on this project and are highly committed to continue this progress to enhancing Environmental Sustainability on all projects. Panattoni, the largest logistics real estate developer in the UK and Europe, has begun speculatively developing a 200,000 sq ft logistics park in Crawley as part of its mid-box logistics development dive in the South East. Panattoni Park Crawley comprises two units of 134,012 sq ft and 65,660 sq ft, which could be combined into one and will be built to a BREEAM sustainability rating of ‘Excellent’ and an EPC rating of ‘A’.  Both units will incorporate enhanced sustainability measures, including roof-mounted solar panels, rainwater harvesting, electric vehicle charging points and 15% roof lights to give a high level of natural daylight. Panattoni Park Crawley is in an established last mile and distribution location on Fleming Way in the industrial area of Manor Royal Business District, close to Gatwick Airport and junction 10 of the M23. It will provide direct access to the affluent consumer markets of London and the south east. Extensive highway improvements from the adjacent A162 into the development are also included within the scheme.  The regeneration of the former Coal Yard site is expected to create upwards of 2,000 jobs as Brett Huxley, development director for Mountpark (UK & Ireland) explains: “This decision is the next step towards delivering a new future to this iconic site. GLP Selects Winvic to Deliver its Largest Spec Unit to Date, Taking the Shed Specialist to the Milestone of 100 Million sq ft of Industrial Space

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of private and public sector construction and civil engineering projects, has been selected by GLP to construct MPN 761 at one of Europe’s premier logistics locations, Magna Park in Lutterworth. The Winvic GLP partnership is a first and the industrial facility totalling 761,000 sq ft is the largest speculative unit that the developer has brought forward to date. Furthermore, the project will see the main contractor reach a significant milestone in its 23-year history of constructing industrial facilities; MPN 761 located on Magna Park North marks Winvic’s construction of 100 million sq ft of industrial space. MPN 761 will be the sixty-fourth industrial building that Winvic has been contracted to deliver with Net Zero Carbon requirements and it is set to achieve a BREEAM Outstanding rating and EPC A. The sustainable first-in-class design means it is 100% PV ready and WELL Building Standard compliant, which will allow the occupier to manage their environmental impact as effectively as their operations. The building, with an 18-metre clear height to haunch, comprises a 716,662 sq ft warehouse, an 8,202 sq ft undercroft warehouse, a 1,615 sq ft plant deck and 34,667 sq ft space across a three-storey office and two transport offices; Winvic will fit out the offices to Cat A standards. Enabling earthworks and service installations will commence on 1 July and the steel frame erection will commence in the Autumn. The project will be handed over to GLP in June 2025. MPN 761 benefits from 360 circulation; two service yards of 50 metres will be connected to ease movement and parking. Winvic will also construct the parking areas for 525 cars, 277 HGVs and 180 bicycles as well as undertake landscaping and planting.  Winvic will be working with GLP to undertake several social value activities to benefit people and businesses that are local to Magna Park as part of its ongoing commitment to deliver positive project legacies. For example, Winvic will focus on providing employment opportunities to young people, engaging Micro, Small, and Medium Enterprises (MSMEs) and working with local schools and community organisations; this will include volunteering and providing regular donations to local food banks. Wrenbridge and Buccleuch are delighted to have achieved a UK first, with their recently completed BREEAM Outstanding scheme, forward committed by IM Properties, scoring 100% in the final BREEAM Certificate, making it the highest UK certified assessment. Strategically positioned in a prime location, Nova is close to two of Oxford’s most influential science areas – Oxford Science Park and Arc Oxford. The BREEAM Outstanding certification demonstrates the ongoing commitment of all parties to bringing forward market- leading, highly sustainable developments, by attaining a perfect score. For Wrenbridge and Buccleuch, who have delivered multiple developments over a decade of business together, this is another proud milestone. The building maximises sustainable travel with green-roofed cycle shelters (which also act as a haven for birds and insects), electric charging points for bikes and cars, shower, locker-room and change facilities, with a number of car parking spaces being dedicated for ‘car sharing’ users only. The team also worked collaboratively with the LA, to make improvements to the surrounding pedestrian and cycle routes. Occupiers can take advantage of the external breakout spaces and seating areas in the high-quality landscaped garden, which surrounds the building and includes a wildlife pond. Furthermore, ecological enhancement and biodiversity was maximised – the project achieved significant net gain. A number of low and zero carbon technologies are installed on site, including a substantial provision of roof mounted PVs, which generate significant energy savings for the occupier. Air Source heat pumps provide an efficient method for cooling and heating the building. The building is dressed in a brise soleil structure which acts as an architectural feature and a solar shading system, to control the amount of sunlight and solar heat that enters the building. Thermographic surveys were also carried carried out to determine if there was any heat leakage, but no remediation was required, due to the high performance of the building. Through the ventilation design, the building achieves good internal air and reduces the risk of external pollutants 15% of the warehouse roof is covered with rooflights and a generous amount of natural light floods into the office/reception, which prevents the need for artificial lighting and improves wellbeing. PIR lighting is installed throughout the office and switches off automatically when that area of the building is not in use. Best practice internal acoustic performance standards are achieved. Water efficient fittings and leak detection is installed, to prevent water wastage and ensure a 50% improvement over the BRE baseline for water consumption. Flood risk attenuation minimises run-off from site and minimises watercourse pollution. Materials were procured with a high level of responsible sourcing certification and EPDs. The maximum number of waste credits were achieved through good waste management, low waste consumption and high levels of recycling during the construction phase. McLaren Construction Midlands and North announces start of Omega West Unit 4 in Warrington

McLaren Construction Midlands and North has announced the commencement of works on Omega West Unit 4, a £28million major industrial and logistics (I&L) development within the Omega Business Park, in Warrington. Due for completion at the end of June 2025, Unit 4 follows the successful completion of Units 2 and 3, also on behalf of Omega St Helens Limited, but with a fund managed by Blackstone as the purchaser. The unit is to be a 420,000 sq. ft. development featuring state-of-the-art facilities, including two-story offices, extensive warehouse space, a hub office, car park facilities, and comprehensive external works and landscaping. The team has worked to tackle challenging elements of the site including an existing watercourse along its southern and western boundaries, which requires an eight-metre buffer zone to maintain construction safety. Additionally, a 132kva cable diversion below ground on the northern boundary will necessitate careful planning to ensure safe excavation and groundwork activities. In line with McLaren Construction’s sustainability commitment, the development will incorporate 10% natural roof light implementation, future capacity for EV charging, and a full cut and fill balance of the existing ground to reuse all on-site cohesive materials. The site will also include a wild meadow planting arrangement and increased green space areas through extensive landscaping. During construction, all generators and plant machinery will run on alternative fuels, and all site waste will be managed through an online data system, Smartwaste, with recycling targets monitored monthly. The project will utilise locally sourced materials and suppliers, wherever possible, to support the local economy. Upon completion, the development is expected to achieve a BREEAM rating of ‘Excellent’ and an EPC rating of A. With careful consideration of the local community at its heart, throughout the project McLaren Construction Midlands and North will continue to regularly engage with local schools and colleges, including job fairs and mock interview sessions, to promote industry opportunities for young people. For the wider community and stakeholders, monthly meetings with the local council and planning teams will be hosted, presenting newsletters and updates to keep the entire community informed.
