The Homes England-backed scheme, known as Birch Fields, will have 45 two-bedroom homes, 73 three-bedroom homes and 13 four-bedroom homes and will be available for either shared ownership or affordable rent. The affordable rent homes will be advertised through Gedling Borough Council’s Homesearch scheme and allocated accordingly to meet local housing needs. Garnet Fazackerley, Operations Director of Development at Jigsaw Homes Group said: “This was an incredibly challenging time following the collapse of ilke Homes in June 2023. However, we remained committed and confident that we could find a suitable partner who could complete the scheme and provide much-needed affordable homes and we are delighted to be working with Morro Partnerships to complete this development. “The homes will have NHBC warranty following stringent quality and compliance checks and will be finished to a high standard as they have been kept watertight and secure since the development stalled. The initial phase of works will be carried out by civil engineering contractors who will create the roads and sewers for the development, along with the substructure of the homes. It’s expected that construction of the homes will begin in September. Partnerships director for Castle Green Eoin O’Donnell said: “We’re proud to be working alongside Torus to deliver much-needed new homes in Congleton. Around 60% of the overall development will be affordable homes, available for shared ownership or affordable rent. The remaining 160 will be private sale homes. “We’re aiming to deliver homes to Torus at a record pace so they can place local families in well-designed, fuel-efficient homes as soon as possible. To do this we’ll have two phases of affordable homes being built simultaneously with between 100 and 200 people working on the site. Alongside this, we’ll have around 70 people building the private sale homes on the Woodland Manor phase of the development.” Castle Green expects to handover the first affordable homes over to Torus by the middle of 2025. The homebuilder is targeting delivering 16 homes a month for the housing group, with the aim that all homes being built for Torus will be completed by December 2026. LLDC and Ballymore partnership given green light in Stratford London Legacy Development Corporation (LLDC) and Ballymore have this week been awarded detailed planning consent for 700 new homes neighbouring East Bank, the new cultural quarter for innovation, creativity and learning in Stratford. Stratford Waterfront, designed by Howells alongside O’Donnell+Tuomey and LDA Design, comprises a family of four residential-led buildings of up to 27 storeys, to be set within Queen Elizabeth Olympic Park. The plans also include circa 1,750 sq m of commercial space at ground level, as well as over 4,000 sq m of public open space that will prioritise biodiversity and play. 35% of the homes will be affordable, with a total of 50% affordable homes planned when combined with Bridgewater Triangle, a second site to be delivered by the partnership, together with Pudding Mill Lane and Rick Roberts Way. At the most northern part of the site, a marker building known as the ‘Prow’ has been designed by O’Donnell+Tuomey, who have also designed the neighbouring V&A East and Sadler’s Wells East. The three mid-block buildings of Stratford Waterfront, designed by Howells, feature strong textured masonry bands that connect them to their East Bank neighbours. The buildings make the most of its setting within the centre of the Park, with each staggered to maximise the long range views of the City and to the north. Sustainability has informed their design, and will ensure each home will receive good quality sunlight and daylight, while minimising overheating. In addition, residents can enjoy amenities such as a gym, concierge, co-working spaces, and podium play areas, all next to Waterworks River. The palette of all four residential buildings complements the materiality of prestigious neighbours: the V&A East Museum, London College of Fashion: UAL, BBC Music Studios, and Sadler’s Wells East. The four buildings share characteristics of strong vertical and horizontal lines, which harmonise with East Bank’s distinctive identity of earthen tones and cast materials, reflecting the making heritage of east London. At ground level, the scheme will offer future residents, workers, or visitors to East Bank multiple café and restaurant options alongside a south-facing waterfront promenade with views and connections into Queen Elizabeth Olympic Park. The vital brownfield regeneration plans will bring this derelict land back into use, with support from the government’s Brownfield Land Release Fund in preparing the site ahead of the work which is planned to commence over the summer. All 38 new homes will be for affordable rent, and will include a range of low carbon elements to ensure environmental efficiency and longevity for the local community into the future. All homes will be fully electrical, with works set to showcase a fully fabric-first approach to construction, and each dwelling set to achieve an EPC A (92+) rating. The installation of ASHPs, PV panels, triple-glazed windows, electric vehicle charging points and MVHR will be delivered as standard, in line with the housing developer’s U-values. WORK has officially started on a much-needed £13 million high quality build-to-rent residential scheme set to transform Nottingham’s Grade II listed former British Waterways building on the canal side area at Castle Wharf.
