Works start on £7.5m mixed-use residential development in Solihull

Construction works have started to create a new neighbourhood centre and residential apartments at Blythe Valley Park in Solihull. Led by Midlands contractor G F Tomlinson, the works will involve the construction of four new mixed-use high quality apartment buildings at Blythe Valley Park – as part of client IM Properties’ strategic vision to create a sustainable, mixed-use community in this area of the West Midlands where people can live and work. Blythe Valley Park is a 1.2 million sq. ft development, surrounded by 122 acres of scenic parkland, and the addition of the neighbourhood centre will create a new focal point and seamlessly connect the growing residential and commercial community. The business park employs 3,500 people and is home to many leading businesses including a range of high-profile brands such as Gymshark, Lounge, Cooper Parry, Siemens and Zenith. The £7.5m development is expected to complete in spring 2021 and the new mixed-use buildings will feature 48 one and two-bedroom apartments, 25 per cent of which will be managed in partnership with Bromford Homes to offer affordable housing at the location. Urban Village Capital overcomes lockdown challenges to complete £14m luxury apartment development

Birmingham-based Urban Village Capital has overcome the obstacles of lockdown to deliver full completion of its latest luxury £14m apartment development. Knight’s House, a stunning nine-floor former office block in affluent Sutton Coldfield, features a total of 63 apartments – including 12 penthouses, and continues the company’s upward spiral and ambition to be a major player in the private rental sector. Having announced practical completion in November, Urban Village Group has had to negotiate the issues posed by the COVID-19 lockdown before being able to open up the rental market. While the finishing touches were completed to the property during the lockdown, Urban Village Group offered two-months rent-free accommodation to NHS workers serving in Birmingham’s hospitals during the height of the COVID-19 crisis. Knight’s House adds to the company’s growing portfolio of build-to-rent developments, which also includes The Old Arts School House in Sutton Coldfield. Urban Village Capital plans to add a further 247 apartments next year having recent purchased a landmark office block in the Yardley area of Birmingham. Urban Village Group are pioneering the conversion of unloved former commercial buildings and turning them into desirable living spaces, which is aiding the UK government’s push for 300,000 new homes every year. Birmingham has been identified as a key location for the government’s plans as it looks to create a Commonwealth Games Legacy. The city is hosting the games in 2022. Urban Village Capital chief executive Nick Sellman said: “Knight’s House is a stunning addition to the Birmingham residential rental market. “The final couple of months of the development did pose one or two challenges, but nothing that we haven’t been able to overcome to add this development to our growing list of properties. “We are continually sourcing and developing tired properties to transform them into highly-desirable living spaces. There is a huge demand for quality properties across Birmingham and we are playing a key role in delivering those homes and helping the government achieve its ambitious targets.” Urban Village Capital made use of the government’s housing rules allowing existing offices to be built upwards to increase housing stock. Consequently, Knight’s House was increased from seven to nine floors to accommodate the new penthouses. The property features spacious one or two-bedroom stylish apartments, which will meet the needs of today’s modern professionals. Each apartment offers premium designer kitchens, bathrooms and bedrooms and come with chrome fittings and laminate wood flooring. New Homes Arriving to West Yorkshire

The Beech Hill area in Halifax, West Yorkshire, has been successfully cleared to make way for hundreds of new affordable homes. Rhodar completed the demolition of three, 18-storey high rise tower blocks, nine garages and a council depot as part of the development project. The 40-week project saw the recycling of 150,000 tonnes of brick rubble, 700 tonnes of metal waste, 210 tonnes of general waste and 140 tonnes of hard core. Over 100 operatives were on site during key phases, with one of the UK’s largest excavators – a 120 tonne, 54m super high-reach excavator – used to demolish the flats from the top down. This will help drive forward the regeneration plans for Beech Hill from the Calderdale Together Investment Partnership, a partnership between Together Housing and Calderdale Council. The new homes will be delivered on site over the next five years. This project has received £2.2 million investment from the Leeds City Region Enterprise Partnership (LEP), delivered in partnership with the West Yorkshire Combined Authority, through the Leeds City Region Growth Deal – a £1 billion package of Government investment to accelerate growth and create jobs across Leeds City Region.

£21M Funding for Birmingham Apartments

The construction of new apartments in Birmingham is being supported by a funding deal worth £21 million. The new capital has been received by Cedar Invest, who will use the funding to support its project to build 140 new apartments in Digbeth. The five-storey development, named The Forge, consists of a mix of one- and two-bedroom apartments and a 42-space car park and is set for completion by the end of 2020. Providing new homes for more than 226 residents, Cedar Invest said it had already sold 107 of the 140 homes at the site in Bradford Street. “The Forge Digbeth is set to be a transformative development in the city, regenerating a currently underutilised piece of land to provide a range of luxury new homes. By securing backing from Frontier Development Capital and Coutts, we have been able to get spades into the ground – a significant milestone for Cedar but also Birmingham as we contribute to its ongoing growth,” said John Whateley, director at Cedar Invest. The new investment comprises a £17.5 million loan from Coutts and £3.5 million from Frontier Development Capital, with Cedar Invest investing £6 million. The funding has allowed construction to commence at the previously disused ‘Park Works’ brownfield site, supporting more than 300 jobs in the construction phase. “This investment in Cedar Invest will be crucial in allowing the developer to deliver this flagship development, a strong platform from which it can bring forward more schemes across the Midlands and wider UK. The volume and quality of residential development in Birmingham is on the rise, driven by developers like Cedar Invest. We look forward to working with the team as this scheme takes shape and delivers much-needed homes in the city,” added Nick Oakley, head of property investments at Frontier Development Capital. Luxury multi-million pound apartments light up London’s skyline – thanks to Waterloo

Apartments complete with floor-to-ceiling glazing, stunning views and luxury resident facilities including a swimming pool and cinema, have sold in London. Riverlight occupies a prime central London location directly fronting the River Thames and comprises a group of six pavilions ranging from 12 to 20 storeys in height. As part of the multi-million pound project, air distribution products were supplied by expert manufacturers, Waterloo Air Products plc. Each building featured bespoke glazing and inverted balconies to increase daylight and maximise views of the river. To create the perfect living environment for new owners, Waterloo’s air terminal devices were fitted inside five of the six buildings. Waterloo delivered aesthetically-pleasing linear bar grilles which were integrated at a high level in every room. The APM plasterline grille was chosen so that the surrounding frame could be plastered into the wall with only the central core visible. Special clip fixings were developed so that the frame could be installed first. After the room was decorated, the core was then fitted. Diffusers were fed via thermally-lined plenums which were sized to give good throw patterns at various fan coil air volumes. Before the installation of any products, Waterloo created working mock-ups in the test lab to ensure perfect air performance and specified noise levels could be achieved. Waterloo’s variable ventilation controllers deliver the exact amount of air flow to enhance the luxurious feel of each of the residential and retail blocks. Once Phase One was completed, the same format was created through to the other blocks. Over the course of several months, hundreds of apartments were installed with a state-of-the-art air distribution system. As well as this, other onsite facilities, which included restaurants, a gym and virtual golf, all needed specialist air distribution. Maximising space and ensuring each grille was finished to a high specification was of paramount importance to Waterloo. Consideration had to be given to each of the separate apartment blocks and, in a bid to minimise disruption, work was carried out in organised phases. Waterloo staggered manufacture and delivery to the London site to facilitate the needs of the developer. Speaking about the project, Andrew Mildon, sales office manager at Air Systems (SW), said he enjoyed being involved. He says: “This project was really exciting. Our aim was to deliver excellent air conditioning and air distribution throughout each apartment. When one block was complete, we literally moved on to the next.” From initial design stages, developers were keen to create something truly unique within this area of London. Considering the central location, it was paramount to conjure up a unique flagship development. And it seems buyers could not wait to invest.
