Main construction phase starts at Ghelamco UK’s £140m (GDV) regeneration project the HiLight on the Battersea Waterfront

Ghelamco UK, the leading European real estate developer, has started the main construction phase of The HiLight, on London’s Battersea Waterfront, a £140 million (GDV) regeneration project with a landmark 24 storey residential tower designed by Squire & Partners. Located off York Road on the site of the former Prices Candle Factory, The Hilight provides 177 mixed tenure apartments including on the ninth floor upwards 113 market sale luxury apartments, including penthouses. The development preserves three of the original Candle factory buildings, blending heritage with modernity. The scheme is complete with 24-hour concierge, leisure, wellness and homeworking amenities, alongside a public green and landscaped riverwalk lined with commercial buildings. The HiLight is the last project masterplanned by the late Michael Squires, the internationally renowned architect and founder of award-winning Squire & Partners. Ghelamco UK collaborated closely with Squire & Partners on the architectural design and with Bowler James Brindley on the interior design and specification and Grant Associates on the landscaping and design of the riverwalk.   The in-house construction division of Ghelamco UK is leading the delivery of the residential tower, with sub-contractor JB Structures currently managing the frame. By operating a self-delivery model Ghelamco UK ensures complete control over both quality and construction programme, allowing for efficient project management and seamless execution. The Ghelamco highly experienced in-house team, with a proven track record in delivering high-rise towers, brings extensive expertise in construction management. This enables Ghelamco to oversee all aspects of the build, ensuring timely and co-ordinated progress. Additionally, the group’s strong relationships across Europe allows Ghelamco to access premium materials and plant, which supports the Battersea project’s accelerated timeline and enhances delivery efficiency. This combination of experience, control, and strategic partnerships will ensure the successful and timely completion of this project.  Work on site started in Q2 2024 with demolition and clearance works. Now the main construction phase will begin with the topping out of the 24 storey tower scheduled for late 2025. Work on the façade is scheduled to begin in Spring 2025 with the internal fit out commencing in early summer 2025. Final build completion and first occupations are schedule for Q2 2026. The construction of the commercial units and riverwalk located adjacent to the main tower is scheduled to start in summer 2025. The HiLight has the benefit of being surrounded by low-rise housing, providing residents with privacy and unobstructed views. The tower is in a unique location on a bend in the River Thames giving the apartments on the upper floors spectacular dual aspect River Thames views and a far reaching panorama of the London skyline. The light filled apartments will offer the very best in elevated London living, and are designed for hybrid and homeworking with most having large bays in the reception room providing a dedicated study/home office space. Other features include generously sized principal rooms, living/dining rooms opening onto outside recessed balconies, good ceiling heights, typically 2.6 metres, full height architectural glazing and a high-quality contemporary specification.  Protection of the environment is increasingly important to customers and environmental sustainability is at the heart of everything Ghelamco UK design and build. The brand has a holistic approach to delivering environmentally and socially “health buildings” and at The HiLight this can be seen in a range of features. Bellway Project Manager Adam Hawkes has earned one of the highest accolades in the homebuilding industry. Adam, who oversees construction at Bellway’s Sapphire Fields at Great Dunmow Grange development in Essex, was announced as the runner-up in the National House Building Council’s (NHBC) Supreme Awards on Friday (24 January). Adam, 45, from Burnham-on-Crouch, was recognised for his exceptional work in the Large Builder category at the national ceremony, which took place at the London Hilton at Park Lane. He said: “It was an amazing experience. To be there among all those incredible site managers at the top of our field and all chosen by the NHBC to share that moment was brilliant. “To have my name read out as a runner-up and everyone cheering me like a winner, it was a great experience, and it was a privilege and an honour to be there and represent Bellway.” Managing Director of Bellway Essex Phil Standen said: “We are all so proud of Adam’s achievements. He is genuinely a real team player, who is quick to praise his assistant site managers, Billy Granshaw and James Ward, both of whom have been instrumental in Adam’s success. “Adam, Billy and James also truly epitomise what real team working means. It was the first year he had won a Pride in the Job award in his own right, though he has been part of the team on sites where an award has been won previously. He received a Quality Award and a Seal of Excellence, before going on to be named as the Regional Winner for the South East Region in the Large Builder category. Adam paid tribute to his assistant site managers Billy and James. He said: “This award is as much for them as it is for me, thank you both for the incredible support. I’d also like to mention my Contracts Manager Sam Prideaux for his guidance and knowledge.” Bellway gained 10 per cent of all the Quality Awards given by the NHBC for 2024 – 45 in all. The company also won three Regional Awards which went to Adam, as well as Cymon Robinson for the Central region and James Kilby for the East region. Tilia Homes, part of untypical, has been granted planning permission for its first dual-branded development with sister company, Hopkins Homes.   The new site at Wixams, Bedfordshire will deliver 168 homes, marking a significant milestone for untypical, uniting its two trusted housebuilding brands, Tilia Homes and Hopkins Homes, in a single development. Working closely with Central Bedfordshire Council under a Planning Performance Agreement (PPA), Tilia Homes secured planning permission for the site in less than 16 weeks from submission. This development is the third parcel of land acquired by Tilia Homes at Wixams, with the wider site expected to become the third-largest settlement in the Borough of Bedford. The development will feature a range of properties from one-bedroom apartments to four-bedroom houses, including 25% affordable housing. Due to the supply/demand imbalance in the city, the Mayor of London’s latest Strategic Housing Market Assessment (SHMA) identifies that the net unmet housing need in London has now reached a shortfall of 66,000 homes per year. Through the creation of a BTR asset class, L&G is looking to use its sources of long-term capital to help address the chronic lack of housing supply and meet the increasing demand for sustainable, quality rental accommodation. Triple award win for housebuilder’s Bedfordshire developments

Keepmoat reveals plans to regenerate brownfield land to ‘tackle local housing shortage’

Top 10 UK housebuilder, Keepmoat, has revealed plans to invest more than £50m across three new developments in Calderdale to deliver more than 200 homes.  The developments are being delivered in partnership with Calderdale Council and will contribute to the North Halifax Transformation Programme created by the local authority to regenerate the area and create much-needed housing stock there. Furness Avenue, Turner Avenue and Brow Bottom Lane in North Halifax are being regenerated by the housebuilder with a local housing association, to breathe new life into disused land and create quality new homes – repurposing 15 acres of space. Furness Avenue and Turner Avenue South in Illingworth and Brow Bottom Lane in Mixenden will be transformed into a new flourishing community of more than 200 energy efficient homes.  Brow Bottom Lane will see around 50 multi-tenure homes delivered, meanwhile across Furness Avenue and Turner Avenue, nearly 200 new homes will be built for both open market sale and in partnership with a local housing association to meet the needs of the local community.
