New provisions of the 2022 Building Safety Act came into force on 1st April 2023, including a duty to keep the safety and standard of buildings under review, facilitating improvement in the competence of industry and building inspectors, and a duty to establish a system for the giving of building safety information[1]. What’s more, full implementation of the Act is due by October 2023. So, those responsible for the safety of high-rise buildings in England must register with the new Building Safety Regulator and have their building safety regime in place by this time, or face investigation and potential prosecution. But what are the recommended methods to create an effective building safety regime in higher-risk environments such as high-rise? The ‘golden thread’ approach was outlined by Dame Judith Hackett in her report, ‘Building a safer future’. The ‘golden thread’ is a tool to manage buildings as holistic systems, and allow people to use information to safely and effectively design, construct and operate their buildings. It is both the information that allows you to understand a building, and the steps needed to keep both the building and people safe, now and in the future. This report validates if a door has remained compliant, or identifies what elements need to be corrected or replaced to return the product to the standard required, providing full traceability and ownership of all changes at all stages. Citrus Durham has secured a deal with leading care provider, Marton Care for a new 73 bedroom facility at the £400m mixed-use Integra 61 development at J61 of the A1(M). Marton Care has secured planning consent from Durham City Council for the 73 bedroom residential care facility which will occupy a 1.4 acre site adjacent to the new homes being delivered at Integra 61 and within 100 metres of Bowburn village centre. The new facility will create some 70 jobs for the local area. Marton Care is a leading operator of care homes in the North East and North West of England with over 14 care homes and its associated companies offering high quality care across Yorkshire, North Lincolnshire, and the Midlands. The 205 acre Integra 61 mixed-use development, which has the potential to create over 3,000 jobs and add £2 billion to the regional economy over the next 10 years, has consent to deliver some 260 new homes, a new hotel, nursery, family pub/restaurant, vehicle dealerships and trade counter/retail units. New Report Shines Light on Offsite’s Carbon Reduction Potential

A new report, published by the Supply Chain Sustainability School, reveals that 9 significant opportunities exist for offsite manufacturers to help their clients in their drive for low carbon construction projects, both new build and in the retrofitting of existing buildings.  The built environment industry needs to rapidly decarbonise existing and new buildings, as well as reduce embodied carbon produced in production of building materials and elements, construction, and maintenance of assets. The ability of offsite construction processes to reduce whole life carbon is often expressed, but evidence of this has been patchy.  Drawing on the experience of more than 40 organisations working across homes, commercial, public and infrastructure, the new report, ‘Whole Life Carbon Guidance for Offsite Construction’ highlights opportunities and challenges for carbon management and reduction for the offsite sector.  This includes common benefits around the material and resource efficiency of premanufacture, reduced fuel and energy use in logistics and on site, as well as greater confidence in operational energy performance with standardised designs.   Some of the strongest evidence for carbon reductions exist in energy and fuel use for transport and construction processes, with studies finding savings of 30-40%, even when factory energy use is included. However, most of the embodied carbon within construction projects comes from materials and manufacturing: the product stage.   The report proposes that there is a big opportunity for Design for Manufacture and Assembly to drive emissions savings in this stage, sharing evidence for this across homes, schools, and commercial projects. It recommends early collaboration between manufacturers and design teams in order to fully realise low carbon design options. This collaboration will also aid robust whole life carbon estimates, which are likely to become mandatory in the coming years. The report also encourages manufacturers and contractors to embed processes for the collection and communication of activity data.  Andrew Shepherd, Managing Director at TopHat Communities, said “We all know carbon is a problem, but without knowing how much of a problem, it is very difficult for us to start addressing some of the key problem areas. This report provides guidance on how to start assessing whole life carbon and understanding the impact each stage of the development cycle has on the environment about us.”  Naomi Pratt, lead author of the report and Consultant at Action Sustainability, said: “It’s been really encouraging to see projects cutting embodied carbon through offsite techniques. What these have in common is a design approach driven by material and carbon efficiency. What we need to see now is more organisations adopting this focus and sharing data.”  Ian Heptonstall, Director of Supply Chain Sustainability School, said: “The good news from this report is that yes, Offsite and MMC (Modern Methods of Construction) can help us tackle the climate emergency. However, as the evidence suggests, we are currently missing many opportunities and it’s clear as an industry we need to think and act differently.  My challenge to those not at the forefront of tackling carbon is: will you act now and make a difference, or be left behind whilst your customers transition to a low carbon economy?”  The examples of best practice highlighted in the report are crucial for whole life carbon reduction and the journey to net zero. Built by Nature awards €200,000 grant toward development of a Commercial Timber Guidebook

To foster cross-sector industry alignment on solutions to ensure the widespread adoption of large-scale mass timber offices, the Built by Nature Fund has awarded a €200,000 grant to a diverse UK consortium focused on unlocking the barriers to structural timber through the development of a technical Commercial Timber Guidebook. The project lead is engineering consultancy Elliott Wood, joined by implementing partners Waugh Thistleton Architects, fire engineers OFR Consultants and insurance specialists Lignum Risk Partners – technical and design experts in the built environment known for their advocacy of structural timber. The development of the Commercial Timber Guidebook has additional backing and input from some of the largest investors, developers and asset owners in the UK including Stanhope PLC, Related Argent, Lendlease, British Land, Derwent London, Landsec, MUSE, Berkeley Estate Asset Management (BEAM) and Hines. The involvement of developers is significant, as the Guidebook seeks to show that a wide-ranging coalition of the biggest industry stakeholders in the UK can reach consensus on how to mitigate risks of large and complex timber developments, while demonstrating the industry’s technical competency to insurers and developers. The Guidebook will establish common ground and a realistic route for the wider adoption of structural timber in commercial buildings through consensus on defined design principles, mass timber building typologies and technical design measures. With agreed guidelines and clear framework in place as to how risk can be quantified and mitigated, the Guidebook can address the challenges and costs around insuring timber structures, the single largest barrier to mass timber construction in the UK. The project will also complement existing projects targeting insurance barriers through direct engagement and leverage recognised industry networks such as the UK Green Building Council, Better Buildings Partnership and the Institution of Structural Engineers for dissemination of the Guidebook.  Built by Nature CEO Amanda Sturgeon said, “This is an exciting, important project given the scope of its cross-sector collaboration and the involvement of major UK developers. The Guidebook can be a milestone on the roadmap to wider acceptance of timber by creating a clear, peer-reviewed framework for overcoming the insurance barriers. And by securing the endorsements from major developers, asset owners and designers in the UK, we can create better policy conditions for mass timber offices and bring the market significantly closer to large-scale insurability.” According to James Souter, Structural Engineering Director at Elliott Wood, “There is a clear need for a collective voice on the subject to agree consensus on good practice and to educate the industry, to unlock the barriers to adopting structural timber. The scale of the opportunity we’re addressing is huge, and we need to bring all the right people together to address the different facets collectively. Don’t Sweat It This Summer: How to Avoid Corrosion in Backup Chiller Pumps!

Summer is coming to the Northern Hemisphere, which means hospitals and universities will soon be gearing up their comfort cooling systems for use. While it is standard for these institutions to have backup pumps for chillers and closed loop systems, it is also common for these pumps to develop corrosion problems during the offline phase. Cortec® offers relief from these corrosion complications with two water treatments that contain Vapor phase Corrosion Inhibitors. Pros and Cons of Pump Redundancy Hospitals especially—but also universities—need to have redundant systems to make sure operations continue in the case of emergency. If one pump fails, a backup pump will ensure the chiller or closed loop keeps operating with little to no change noticed by the people inside the facility. Unfortunately, the offline period is an extremely vulnerable time for pumps because they are not exposed to their normal corrosion inhibiting water treatment when no water is flowing through. To counter potential surprises and make sure the backup pumps stay in good condition, facilities often alternate between pumps every week or two. However, corrosion can still happen in this short layup period, introducing a slug of corrosion products into the piping when the pump is turned on. This can cause clogging and other complications for a less than smooth startup. The Cortec® Corrosion Inhibitor Advantage One advantage of Cortec® closed loop water treatments is that they protect in multiple phases. Not only do they dissolve in water to fight corrosion on surfaces in direct contact with the circulating stream, but they also work in the vapor-phase, protecting metal surfaces above the water level. This vapor-phase action is exactly what is needed for pumps and piping that are periodically emptied but may contain residual water. Even if the system is complex or empty, Vapor phase Corrosion Inhibitors are able to protect in areas that contact-only corrosion inhibitors cannot reach. Layup of Chiller Pumps on Standby VpCI®-649 is a Cortec® water treatment recommended for protection of chiller pumps. It should be added to the closed loop / chiller water and circulated through the system before the pumps are shut down, leaving behind a corrosion inhibiting film that protects multi-metals above and below the waterline. Dosage is dependent on the length of protection needed—a smaller dose during operation and an incrementally larger dose for longer periods of layup (up to two years). There is typically no need to flush the inhibitor out before bringing the pump back online, making the transition even more seamless than simply having a lower chance of corrosion complications. VpCI®-649 comes with a molybdate tracer for easy detection but is also available with a PTSA tracer for those with molybdate restrictions. For pumps used with HVAC closed loops that reach temperatures of up to 302 °F (150 °C), Cortec® recommends using M-640 L, which also contains contact and Vapor phase Corrosion Inhibitors. It is an excellent replacement for silicates and phosphate/nitrite-based compounds and protects yellow and ferrous metals. It can be used in closed loops during operation or layup, allowing great flexibility for maintenance personnel or water treatment service providers. Don’t Sweat It This Summer Summer is hot, which is why hospitals and universities use comfort cooling systems in the first place. But there is no need to increase the extra heat and sweat of stress from trying to undo a corrosion problem on chiller pumps. Traditional corrosion inhibitors fall short of the goal, but Cortec® Vapor phase Corrosion Inhibitors easily achieve the void space protection needed so offline pumps can be ready to start at a moment’s notice. Over the last six to seven years, HTC Arbor Services Ltd, a tree surgery company based in Northamptonshire in the UK, has continued to expand with the purchase of new Bobcat mini-excavators, loaders and attachments. The Bobcat equipment has been supplied and is supported by Peterborough-based RTC Plant Services Ltd (www.rtcplant.com), the Authorised Bobcat dealer for Cambridgeshire, Northamptonshire and Bedfordshire. Andy Hollingsworth, company owner and founder of HTC, who has many years of tree surgery experience, said: “At HTC, we have operated in virtually every scenario including residential, local council, new build developers and in the rail and power industries. I must pay thanks to the excellent service and advice provided by Dave Ellis and the team at RTC. Our preference for the high performance of the Bobcat brand mirrors our commitment to providing a friendly and professional service, whilst delivering the highest standard of tree surgery and felling.” Andy started the business 16 years ago, becoming a limited company half way through that time. The Bobcat story at HTC began shortly after with the purchase of an E26 2.6 tonne mini-excavator which often works together with a tracked woodchipper. Higher Productivity Andy Hollingsworth added: “We prefer compact plant like Bobcat mini-excavators and compact track loaders because of the access they provide to the restricted and tight areas we are almost always required to work in. There is also a massive productivity advantage from the use of Bobcat machines and attachments. Work that would take a gang of five workers a week, we can complete in just two days with three staff.” After the E26, the next purchase was a second hand Bobcat T190 compact track loader, which had a similar positive impact to that of the E26. Demonstrating the value these machines can offer to an expanding business like HTC, Andy was able to sell on the T190 for more money than he paid for it.           Latest Generation Bobcat Machines As HTC has continued to win more business, the company has powered its expansion with the acquisition of the latest generation Bobcat E55z 5.3 tonne mini-excavator and T76 compact track loader products, whilst still utilising the existing E26. The company also has a Bobcat E10z 1 tonne mini-excavator which is used primarily for local council work. Andy Hollingsworth continued: “With the addition of the E55z and T76, we have been able to take our output to the next level. The E55z is often equipped with a tree shearer, allowing us to take on bigger clearance jobs and when working alongside the T76 fitted with forestry mulcher or stone crusher attachments, we have an unrivalled selection of equipment to choose from for the projects we undertake.” The E55z combines an ample engine power of 36.4 kW with an impressive maximum reach at ground level of 5843 mm, which provides excellent agility and manoeuvrability for handling tree limbs and branches even in heavily wooded areas. The unique Zero House Swing (ZHS) on the E55z adds more protection than the standard zero tail swing design, providing full peace of mind when operating the machine near treelines, walls and adjoining properties. To ensure that operators can work precisely and safely, the E55z excavator offers best-in-class panoramic visibility from the cab, with solid but narrow pillars, ensuring the operator is fully aware of the working area around the machine. The E55z at HTC is a highly specified version of the machine with a second hydraulic auxiliary line incorporated, one of five that can be supplied on the excavator. A wide choice of machine customization options are available to match any attachment requirement, further enhancing the role of the excavator as an excellent tool carrier. Most Significant Redesign in the 60 Years of Bobcat Loaders R-Series Stage V compact loaders like the T76 represent the most significant redesign of Bobcat loaders in 60 years. To ensure optimum performance and comfort, the stability of R-Series loaders has been further improved with a longer track footprint compared to the previous generation machines. The higher stability combined with enhanced efficiency from the hydraulics provides class leading push and breakout forces and increased lift capacity, resulting in higher productivity even on the toughest jobs. The T76 compact track loader at HTC is equipped with the optional 5-Link Torsion Suspension Undercarriage guaranteeing an even better ride, tackling rough terrain with ease, feeling less bumps and avoiding material spillage. Stability and productivity is enhanced by the optional Auto Ride Control feature, which reduces material spillage and also increases operator comfort by offering a smoother ride. Haven to invest £170m in UK staycation market

Holiday Park Operator Haven and a Blackstone portfolio company, are set to invest more than £170m across multiple sites in the UK in 2023. The expansion follows the continued growth in demand for staycations and includes new activity across its 41 parks. Haven is one of the UK’s most popular family holiday and holiday home ownership brands. The investment includes a staff recruitment drive, upgrading existing parks and opening new sites across the country in 2023, including Allhallows, in Kent, Thorpe Park, in Lincolnshire and Skegness, in Lincolnshire, both of which are due to open this summer. Haven managing director Simon Palethorpe said the investment would bring “greater employment opportunities and significant economic benefit to the local communities”.
