JW FILSHILL, one of Scotland’s oldest independent food and drink wholesalers, has completed its relocation from Hillington to its purpose-built distribution centre at Westway near Glasgow Airport. The phased move kickstarts an exciting period of growth for the fifth-generation family business that supplies KeyStore convenience stores across Scotland and the north of England plus national accounts including the Scottish Prison Service. It also has 1,600 independent customers. Filshill, which last year ramped up investment ahead of its move to its new distribution centre with the acquisition of the independent Iain Hill Ltd wholesale business, has relocated its distribution centre and head office in order to future-proof the business. Simon Hannah, Filshill’s chief executive officer, said that the new 120,400 sq ft depot at Westway will allow the wholesaler to increase its operational capacity and open more stores in Scotland and the north of England, from Wick in the far north to Doncaster in south Yorkshire. “Operating out of these bespoke premises, which have been designed to our exact specification as part of our 10-year growth strategy, will improve our efficiency and productivity as we invest in the long-term success of the company, protect future revenue streams and increase customer satisfaction,” he said. “We are an award-winning wholesaler with ambitious growth plans and our new distribution centre puts us in an ideal position to achieve our ambitions, expand the KeyStore estate, and work in partnership with our customers and suppliers for mutual benefit.” Mr Hannah said that the acquisition of Iain Hill, a wholesaler with a strong foothold in soft drinks, confectionery, snacks and other impulse products, had bolstered Filshill’s modern fleet of vehicles as well as strengthening its pool of experienced staff. “While we are disappointed that the pandemic and unforeseen planning issues delayed our move to Westway, we are delighted to now be fully operational as a business from what is one of the most modern and efficient food and drink distribution depots in the UK. “Westway is the culmination of considerable planning to create the infrastructure that will enable us to recognise our ambitions and we will use the facility to drive unrivalled operational efficiency and promote the keenest prices as we aspire to become the most frictionless wholesaler in Scotland for our customers and suppliers to do business with. “Incorporating the high-level skills of our people across the business and the most up-to-date technology and equipment, Westway marks the start of a new phase of a journey for the Filshill family that started in Paisley in 1875.” The 16-metre-high warehouse – which has 211 solar panels covering 400 sqm of roof space – has 12 loading docks and an innovative four-floor pick tower which can hold approximately 1,520 pallets and, in addition, standard storage racking with capacity to hold 8,650 pallets. Gravity-fed live racking benefits from a semi-automated shuttle system which holds 1,155 pallets of Filshill’s fastest-selling products, generating significant operational efficiency. Filshill, meanwhile, has developed the new distribution centre in adherence to its long-established strategy around benchmarking its carbon footprint, identifying areas where it can positively influence a reduction in its carbon impact and work towards a net-zero emissions position. “We are delighted to see Filshill’s fantastic new purpose-built facility officially open here at Westway” said Rob Large, director of Canmoor. “It is a tremendous endorsement to Westway and we are thrilled to assist Filshill in facilitating its exciting and ambitious expansion plans in both UK and international markets.” In the last financial year, driven by Filshill’s environmental team, the company saw a reduction of 9% in its intensity ratio measure of carbon per case delivered. The new premises provide electric vehicle charging points and a wildflower garden is being created. Beehives are also being put in place. The distribution centre has also been designed with the comfort of staff in mind with internal office accommodation carefully created to make the most of natural light and provide colleagues with a comfortable working environment that will help boost both productivity and mental health. Filshill’s 10-year strategy focuses heavily on engagement with its workforce on health and wellbeing, particularly with regard to mental health. “This remains at the heart of our strategy and we recognise that as a responsible employer we need to do this not only for our employees and their families but also because of the positive impact it has on our business and our customers. “Our safety-first culture is a cornerstone of everything we do and our workforce retention and ability to recruit has been positively impacted by these initiatives. The new working environment at Westway will further cement this commitment.” Filshill saw turnover increase to £200 million – up 4.4% from £191 million – in the year ending January 31, 2022. Operating profits increased from £2.3 million to £2.7 million while it recorded gross profit of £17 million with net assets growing to £17.1 million compared to £15.2 million the previous year, an increase of 12.6%. Bellway North East’s new finance director plans to help the division go from strength to strength as it builds new homes across the region. Based at the housebuilder’s regional head office in Gateshead, Joward Martin has been appointed to manage the financial decisions of the division as it seeks to expand its portfolio of new housing developments across Tyne and Wear and Northumberland. The 43-year-old father-of-two, who lives in Newcastle, started as finance director for the North East division in October in 2022 after eight years with Bellway Group. He said: “I will be responsible for managing the finances of the division which involves ensuring compliance with accounting standards and internal policies, cash management and the creation of a three-year business plan to help take us forward on a sound financial footing. “It is a very challenging role but it is one that I am delighted to be able to take on to allow Bellway North East to expand its portfolio in the region and to continue building top quality homes.” Joward, who hails from Leeds, has a degree in accountancy from Northumbria University in Newcastle and, after a number of accountancy roles, joined Bellway in 2014. “I originally joined the company, based at its headquarters in Newcastle, in a brand new role as a Financial Planning and Analyst Accountant,” he said. “My job was to analyse data, both internal and external, and to report on trends and identify what the company was doing well and what it could be doing better. “By the time I applied for my new role, I was leading a team of three senior accountants who worked closely with senior management across the business. It was a job I thoroughly enjoyed but when I was given the chance to take this promotion to the role of finance director at Bellway North East, it was an offer I could not refuse.” Emma Chesterton, Sales Director at Bellway North East, said: “It is great to be able to welcome Joward on board with the team here at Gateshead. Boroughs launch training academy for staff ‘building next generation of council housing’

London boroughs have launched a Housing Development Academy with backing from the Mayor of London to boost council housebuilding and help tackle the capital’s homelessness crisis. Believed to be the first collaboration of its kind between local authorities in the UK, the academy will help ensure London has the skills required to deliver council-built homes in even larger numbers. In the face of London’s severe housing pressures, boroughs are playing a key role in driving up delivery of affordable homes – including through building new council housing for their communities. Council housebuilding is at its highest level since the 1970s, with more than 5,000 new council-built homes started in London last year – more than the rest of the country combined. The Housing Development Academy will support this ambitious housebuilding agenda by offering short courses on the skills needed to build more homes, from the initial site analysis techniques through to the financial appraisals and commercial assessments required for large-scale investment.   Set up by the London Housing Directors’ Group with the support of London Councils and grant funding from the Greater London Authority, the academy’s training programmes are delivered by Future of London, the capital’s leadership and networking organisation for the built environment. The training is open to staff from local authorities, housing associations, and for-profit developers – but with priority given to London boroughs. Although local authorities were major housebuilders for much of the 20th century – delivering hundreds of thousands of new council homes each year across the UK – their role declined significantly from the 1980s onwards as a result of central government policy. By 1993 council housebuilding had practically ended and local authorities’ housing development skills and expertise were much depleted. With renewed flexibilities to enable council housebuilding in recent years, London boroughs are determined to strengthen their capacity as housing developers and deliver a new generation of council housing. The academy will enable staff from London and further afield to train alongside each other, to learn from real-life scenarios, and to acquire the skills needed for ramping up delivery. Cllr Darren Rodwell, London Councils’ Executive Member for Regeneration, Housing & Planning, said: “Boroughs are proud to be building the next generation of council homes across the capital. “We’re determined to give more Londoners the opportunity to live in affordable, high-quality homes. That means building more council housing, as boroughs were able to do in previous decades. This is vital for our vision of London as a fair, economically dynamic and environmentally sustainable city. “The Housing Development Academy will play a pivotal role in making sure London has the skills required to deliver the council-built homes our communities are crying out for.” Joanne Drew, Co-Chair of the London Housing Directors’ Group, said: “Boosting delivery of new homes is essential for tackling London’s chronic shortage of affordable housing. “Through the Housing Development Academy, council staff will strengthen their skills while sharing experience and learning from each other’s work.  It’s a great example of boroughs collaborating to support our collective capacity as housebuilders and to take on one of the most significant challenges facing the capital.” Nicola Mathers, Chief Executive of Future of London, said: “Future of London is proud to be delivering this important collaborative project with London boroughs. The initiative is providing high-quality training, which will equip local authority housing practitioners with the skills they need to build more homes.  “Accelerating the delivery of genuinely affordable rented homes is crucial to London’s social and economic sustainability. That’s why we are delighted to be working with local authorities to make that happen.” Tom Copley, London’s Deputy Mayor for Housing and Residential Development, said:  “City Hall has led a renaissance in council homebuilding, with council-led delivery last year hitting the highest level since the 1970s.  “Ensuring that councils have the right specialist skills to continue to deliver affordable homes in the face of budget cutbacks is crucial to achieving a fairer and more equal London for all. “The Mayor and I are proud to be funding London Councils to launch the Housing Development Academy, delivered by the Future of London. The academy will support councils in building on their skills to continue delivering high-quality, genuinely affordable homes Londoners deserve.” London’s homelessness crisis is the most severe in the country, with London Councils’ latest analysis suggesting 166,000 homeless Londoners – including 81,000 children – are currently living in temporary accommodation arranged by their local borough. London accounts for almost two-thirds of England’s temporary accommodation population, with Shelter estimating that one in 58 Londoners is homeless. As Co-CEO of design group BVN, she is changing the nature of architectural practice. “Architects – and people in construction, property and city-making – really need to rethink the system we operate within,” says Titchkosky. “We have to get to the point where the planet, society and infrastructure are in balance. “At BVN, we’re designing in new ways, and constructing buildings differently, with new methods and products. For example, we are doing more projects with mass timber construction and pre-fabrication, and researching into robotics and digital fabrication, including large-scale 3D printing.” One of her most recent projects is the 40-storey Atlassian HQ in Sydney. Designed in collaboration with Shop Architects for major Australian software company Atlassian, it is set to be the world’s tallest hybrid timber tower. Featuring an exoskeleton of large steel rings and mega floors supporting eight four-storey sections constructed solely from mass timber, the building will target a 50 percent reduction in embodied carbon and energy compared to conventional construction. Atlassian has also committed to operating on 100 percent renewable energy with zero emissions, by using various energy efficient designs, as well as generating green power on site through solar panels integrated into the building’s facades, which will be a glass and steel exoskeleton tied to the structure. “What’s amazing about this project is there’s a very clear vision of what Atlassian wants to achieve,” says Titchkosky. “They maintain the courage of that conviction, even though at times there are difficult challenges. “Then again, that’s why I became an architect – I was always curious and good at solving quite complex problems.” This innovative design and Titchkosky’s other work has been recognised through numerous awards nationally and internationally including a RIBA International Award and a World Architecture Award commendation. Almost four kilometres of glazed platform edge screening has been installed across central London’s Elizabeth line stations, keeping passengers safe with the final segment of the landmark rail project now open. St Helens headquartered glass manufacturer Pilkington UK supplied 5,000 glass panels to Knorr-Bremse Rail Systems UK, which manufactured and installed floor-to-ceiling platform screen and door systems – creating a transparent safety barrier between the platform edge and the track. The glazed barriers feature on both the 240-metre-long eastbound and westbound platforms at the Paddington, Bond Street, Woolwich, Canary Wharf, Tottenham Court Road, Farringdon, Liverpool Street and Whitechapel stations. The glazing comprises two pieces of advanced toughened glass, based on the technology that underpins the Pilkington Pyroclear® range – addressing the current risk requirements including barrier safety and blast resistance. Kristian Chalmers, head of sales at Pilkington UK, said: “We’re proud to be one of the many suppliers from across the UK’s nations and regions that have helped Crossrail to become a reality.   “Naturally, a project like this commands the specification of high-performance materials that can withstand very high traffic while meeting critical safety requirements. “Knorr-Bremse chose to work with us on the project for the Elizabeth line due to the strength and quality of the Pilkington Pyroclear® product technology, and our ability to meet both a demanding technical brief and a complex programme. The glass is an ideal choice for projects with safety and security standards as high as this. This is reflected by the fact that we now have products listed in the London Underground approved product directory.” The Elizabeth line will serve 41 accessible stations, 31 of them upgraded, including all three terminal rail stations at Heathrow and services to Reading. It will boost central London’s rail capacity by 10 per cent, bringing an additional 1.5 million people within 45 minutes’ commute of central London. ICOM urges contractors to familiarise with mix of hydrogen labels

The Industrial and Commercial Heating Equipment Association (ICOM) has launched a campaign to clarify the different levels of ‘hydrogen-readiness’ of boilers and other combustion products entering the market. According to the trade body, three types of labels have been created which will signify different hydrogen products: hydrogen-blend; hydrogen-ready; and 100% hydrogen. Currently only hydrogen-blend is available on the market, however, with the UK’s first Hydrogen Champion recently calling on Government for a grid blending decision in 2023[1], ICOM is urging contractors to familiarise themselves now. ICOM Director, Steve McConnell explained: “Use of hydrogen as an alternative to natural gas is a vital step in ensuring we can decarbonise heat in the UK. As a result, there are a growing number of products entering the market which are able to use hydrogen, to a lesser or greater degree. These are labelled in different ways, so it’s important that specifiers and end users understand the different levels of hydrogen-preparedness.” Hydrogen-blend products are able to run on natural gas with up to 20% hydrogen added. Hydrogen-ready products are also able to use up to 20% blends now and, crucially, can be converted quickly and cheaply to 100% hydrogen in the future. 100% Hydrogen products sold in the future will be able to run on a 100% hydrogen gas network without any need for conversion. To explain in more detail, ICOM has launched a paper to establish the definition of hydrogen-ready non-domestic appliances that would be supplied with a 100% hydrogen gas concentration and includes boilers, water heaters, air & radiant heaters and burners. The INDICATE initiative will bring together governments, industry and academia to tackle one of the most common barriers to enacting policies which will ensure climate neutral construction: a lack of reliable and comprehensive emissions data for buildings. INDICATE seeks to accelerate policy development across Europe by generating critical baseline data for buildings, which can help guide policymakers to set carbon limits that cover the full lifecycle impact of buildings, from manufacture and construction, through to deconstruction and waste processing – the so-called ‘whole life carbon limits’.  Currently, almost all building regulations in Europe only address carbon emissions from the building operation, ignoring the emissions that are generated before a building comes into use and at the end of its life (1). These embodied carbon emissions – which together with operational CO2 are known as whole life carbon – can be more than half of a new building’s total carbon footprint and threaten to consume national construction carbon budgets well ahead of 2050 net zero goals. Certain leading markets like Denmark, Finland, France and the Netherlands have already enacted whole life carbon policies. The first crucial step in setting these was to establish baselines. Other European countries are held back from following this example due to a lack of necessary data (2). The coalition behind INDICATE is tackling this data gap. The innovative public-private approach of the project aims to secure broad support and investment for the results from industry and policy makers alike, helping to ensure the resulting data can be quickly put to use. This is just the beginning of what the coalition hopes will be a European-wide programme to finally quantify and drive a quick reduction in unregulated carbon emissions.  The EU recently took its own first steps towards whole life carbon regulation with proposals to introduce mandatory reporting in the revision of a key piece of European buildings policy, the Energy Performance of Buildings Directive (EPBD). By strengthening political support and industry capability amongst more countries INDICATE will help to overcome opposition seen from some Member States to the ambitious proposals EU lawmakers have put forward for the EPBD revision. Valid data is essential to move towards carbon neutrality in decarbonisation, which we should achieve by 2050 according to the Paris Agreement. A new partnership between Planning Portal and Barbour ABI will provide the construction industry with the quickest access to planning application data available. The new system is expected to speed up the release of this information by an average of 1 month compared to the current process, where people must wait for local authorities to publish the information. The deal benefits product manufacturers, main contractors and specialist contractors who can now access planning applications faster through Barbour ABI’s FastPlan service and feed this information into their work-winning process.
