Housebuilder Completes Land Purchase from Rolls-Royce

Keepmoat Homes has completed the purchase of a former factory land which built the iconic Spitfire planes used during World War II, from British heritage brand and automotive manufacturer, Rolls-Royce.  Permission was granted by Derby City Council in June of 2020 for the housebuilder to deliver 372 one-and two-bedroom apartments and two-, three- and four-bedroom homes that makes up part of the Council’s wider Osmaston Regeneration Area project and aims to reinvigorate the vacant land that was formerly occupied by Rolls-Royce for 100 years. In keeping with Keepmoat Homes’ commitment to providing high quality and affordable homes, the housebuilder is also working closely with Places for People in allocating a number of additional affordable homes alongside the delivery of 12 bungalows which will be available to rent with Derby Homes. “Our plans for 372 new homes and apartments align with Derby City Council’s objectives of regenerating the Osmaston area and contributing to growing housing market which remains their utmost priority. Keepmoat Homes is honoured to continue the legacy of this historic piece of land that played a vital role in Europe’s victory over 70 years ago, and we’re working hard to ensure that this history is remembered for generations to come,” commented Shaun Fielding, Regional Managing Director at Keepmoat Homes. The aptly named Marble Square development, which was inspired by suggestions from pupils of the local school, Ashwood Spencer Academy, will encompass the previously converted and historic Marble Hall which now houses office and commercial space. Plans also call for a central public square, designed specifically to align with the stained-glass window within the Marble Hall to honour the work Rolls-Royce carried out on the Spitfire fighter planes during WW2. “This is an exciting milestone in developing a site that has been vacant for around 15 years. The Council has been working in partnership with Keepmoat Homes and the local community for a number of years to bring regeneration of this site to fruition, and we’re delighted to see the transfer of land to enable the next stage of work,” said Councillor Steve Hassall, Cabinet Member for Regeneration. Work on the site began last year, after considerable remediation works have been completed, with the first homes due to be available for purchase this August. The completion of Marble Square is due in 2028/29. Building, Design and Construction Magazine | The Home of Construction and Property News

Smartroof Celebrates 20 Years in Business

Smartroof Celebrates 20 Years in Business

Smartroof, UK manufacturer of panelised roofing systems, is celebrating its 20th anniversary this year, a key milestone for a company that has revolutionised room-in-roof construction in the housing sector with its innovative panel system that can be installed in hours, not days. Established in 2002, Smartroof has grown considerably over the past 20 years from when it secured its first customer, housebuilder Barratt Homes. The company has gone from strength-to-strength and is now supplying over 300 roofs every month, aided in part by the recent £1.5 million investment in its Swadlincote production facility to meet the growing demand for modular roof systems. Throughout this journey, Smartroof has worked hard to forge a reputation for innovation which is at the heart of everything it creates. Research and development ensures its products are well-engineered, well-understood and ahead of the game when it comes to sustainability. The Keystone Group acquired Smartroof in 2012, recognising that the revolutionary Smartroof system complemented its brands and addressed many of the challenges facing housebuilders today; health and safety, speed of construction, skills shortage, cost certainty and product quality. Commenting, Sean Og Coyle, Commercial Director at Keystone Group said: “At the Keystone group we really believe Smartroof has revolutionised the room-in-roof sector. Being able to arrive on site with installers, a lorry with roof cassettes, dormers, roof windows, soffit and fascia, and then installing two plots per day provides our customers and builders with the important consistency of build programme and reliability. The system also improves health and safety, speed of construction and consistency of cost, which at the end of the day provides the builder with peace of mind that their product will be installed as required.” A complete roof solution, Smartroof is designed to offer housebuilders and developers a solution to maximising sellable space by creating rooms in roofs. Comprising a series of factory produced panels incorporating insulation, dormers, spandrels, roof windows and roofline, it is delivered to site and craned into place. Once in place, the roofs simply require tiling. The system has many benefits – less waste, better control of quality, safer to install – and meets the industry’s demand for solutions that allow us to build better quality homes more efficiently. Along with its proven room-in-roof solution, Smartroof’s longstanding success is also as a result of the support it receives from its customers and suppliers who rely on its products. Furthermore, Smartroof has the measures in place with its operations team, site team, and contract managers who go the extra mile to ensure customers get that exceptional level of communication from their first enquiry right through to installation and post-handover support. With a pipeline of projects in the mix for 2022 and beyond, Smartroof has clear ambition and an exciting outlook for the future. Thanks to the unwavering support of its staff, customers and suppliers, Smartroof looks forward to the next 20 years! Bouygues UK Welcomes Schoolchildren to Kingsway Site

Bouygues UK Welcomes Schoolchildren to Kingsway Site

Bouygues UK has welcomed a group of pupils from Pentrehafod School to the 71/72 Kingsway site in Swansea city centre. The pupils were invited to view two new murals they helped to create that are displayed on the hoarding of the construction site, which Swansea Council is developing into a new office building that will provide space for 600 jobs. The colourful murals were produced by Fresh Creative Co in a joint initiative between Bouygues UK – the council’s main contractor for the project – and the local community,  through the Art In The City project. They were designed following discussions with a group of 60 young people as part of an engagement programme called ‘School Swap’, a regional project to explore cultural and social differences between young people across Swansea, Neath Port Talbot, and Bridgend. The inspiration for the murals came directly from these workshops and the visit allowed the pupils to have their say on the final artwork, the location, and the possible impact of the art on the local community. Located at the former Oceana nightclub site, 71/72 Kingsway will be operationally carbon zero and worth £32.6 million a year to Swansea’s economy. Due for completion in the summer of 2023, the scheme will include 114,000 square feet of commercial floor space with flexible co-working and office opportunities for businesses in sectors like tech, digital and the creative industries. Other features of the new development include a roof terrace, a new link between The Kingsway and Oxford Street, and balconies overlooking the city centre and Swansea Bay. The scheme is being part-funded by the £1.3bn Swansea Bay City Deal and supported by the European Regional Development Fund through the Welsh Government. Bouygues UK’s Nick Toulson and Hadley Hands gave the pupils a site tour, allowing them a chance to see the construction in progress and look at the murals, which respond to issues the children feel strongly about like racism and hate crime, on the board hoardings. Bouygues UK Social Value Advisor Nick said: ‘’It was fantastic to welcome the Pentrehafod pupils to the Kingsway site. During the tour, we explained the process and the proposed use of the building as a communal office and agile working space. The children were eager to listen and learn and they were big fans of the murals that we have on the hoardings. We also discussed ideas for more artworks that tie in with Bouygues UK’s Diversity and Inclusion programme and we look forward to seeing more creations soon.’’ Cllr Robert Francis-Davies, Swansea Council’s Cabinet Member for Investment, Regeneration and Tourism, said: “The pupils thoroughly enjoyed the visit and loved the artwork, which form part of a construction scheme that will create space for 600 jobs and further boost Swansea’s economy, following on from our Copy Bay district that includes Swansea Arena. “These artworks aim to celebrate diversity and encourage people to be respectful in our communities. It’s hoped that people will see these murals and feel connected to their local area as the messages promote peaceful and integrated communities.” Building, Design and Construction Magazine | The Home of Construction and Property News

Leeds College of Building gears up as Yorkshire host for SkillBuild regional heats

Leeds College of Building Is Yorkshire’s Host for SkillBuild

Leeds College of Building is set to be the only Yorkshire host for the 2022 SkillBuild Regional Qualifying Heats on 9 June. SkillBuild is the largest and longest running multi-trade skills competition in the UK for construction trainees and apprentices. Delivered by the Construction Industry Training Board (CITB), SkillBuild forms part of WorldSkills UK and is often dubbed the ‘skills Olympics’ for some of the most in-demand construction trades. The competition will showcase some of the region’s most talented learners and apprentices. The event kicked off in April with 16 regional heats now happening at various colleges across the UK until the end of June. Leeds College of Building will welcome 83 competitors (including students from the College) for the regional heats of Bricklaying, Carpentry, Joinery, Painting & Decorating, Plastering, Plastering & Drywall systems, Wall & Floor Tiling, and Roof Slating & Tiling. The College last hosted a Regional Qualifier in 2019 when it was the Roof Slating & Tiling competition venue. This is the first time the College has acted as the host for the whole of the Yorkshire region. Top scoring competitors will move onto the second stage in the competition, qualifying for the 2022 SkillBuild UK National Competition Final being held at six venues, including Edinburgh College, from Monday 14 November. Due to restrictions around Covid-19 last year, qualifying rounds were held remotely at competitors’ colleges. The competition takes place at a time when there is a skills shortage and demand for more workers in the construction industry is high. CITB’s recent Rethinking Recruitment report highlights the need to attract more individuals into construction, and encompassing a variety of trades, SkillBuild presents a fantastic opportunity to alter perceptions and promote the diverse range of roles available. “Taking part in a WorldSkills UK competition can be a life-changing experience, and I would like to wish all the construction competitors the very best of luck in their heats. WorldSkills UK’s competition-based development programmes offer students and apprentices the chance to pit their skills against the best of the best in the UK and potentially on the international stage at Lyon in the 2024 WorldSkills global competition,” said WorldSkills UK Deputy CEO Ben Blackledge. “We are delighted to host the SkillBuild Yorkshire heats and see some of our own students representing the College at a regional level. It’s a real testament to the work that they have been doing, and we foresee a bright future ahead for them. The College has a great track record in the competition, and we hope 2022 will be no exception. It’s fantastic to see the competition opening up again, and we look forward to welcoming competitors from across the region to our campus,” added Mark Sims, Leeds College of Building Lecturer and Competition Coordinator. Leeds College of Building was established in 1960 and is the only specialist general further education construction college in the UK. The College teaches around 5,500 students and is currently recruiting to a comprehensive range of courses related to construction and the built environment commencing in September 2022. In total, the College trains nearly 2,800 Apprentices across all areas of the College’s provision. Building, Design and Construction Magazine | The Home of Construction and Property News

Continuing Growth in Rental Market Set to Continue

Continuing Growth in Rental Market Set to Continue

Two and a half times more households are renting private accommodation in England than they were 20 years ago, say new figures about the rental market. Experts at storage and removals specialists LOVESPACE believe the trend is only likely to increase amid the cost of living crisis currently gripping the UK. In 2000, Statista.com shows there were two million households in private rented accommodation in England and by last year this figure had reached 4.43m – in statistics published just weeks ago. The number of social renter households is just under four million. Marriage and relationship breakdown, the appeal of maintenance-free rental contracts and the need for flexible accommodation continue to fuel the demand for private rented flats and homes, alongside an increasing population. A spokesperson for LOVESPACE said: “Although we are seen as a nation of people striving to own their own home, the number of people opting to rent privately is rising, and has been doing so for the last two decades. There is nothing to say this upward trend is going to do anything other than increase further over the next five years. “Factors to account for include the continued rise in housing costs amid the cost of living crisis, plus a trend to more remote working which accelerated during the pandemic. Many employers are looking to move North from the South or expand and the quality of rental homes and available amenities mean renting holds increasingly huge appeal.” LOVESPACE says the costs of stamp duty and raising funds for a deposit also deter people from buying a house, along with rising house prices making it harder for people to get onto the property ladder. But it also says many people just enjoy the flexibility of renting through a landlord too – being able to move between or across cities and towns with ease, without being anchored to a specific postcode, and not having to pay if the boiler breaks down suddenly. LOVESPACE has been operating for ten years and has seen demand increase across a full range of age, genders and ethnicity, reflecting the buoyant rental marketplace in all sectors. It recently launched new drive-up secure self storage units at a number of car parks in London, alongside a new UK-wide removals service. This is alongside its storage with collection and delivery service which can help renters move or make the most of their space at home. Did the pandemic have a marked impact on the private rental market? LOVESPACE says yes – people now place more importance on having quality living space, including outdoor and green space, which is fuelling extra demand for a storage service, to free up more space at home. LOVESPACE predicts privately rented properties that continue to offer compelling ‘baked in’ amenities such as a gym, concierge and appliances will remain hugely sought after, although it recognises many people still strive for the long term investment and security of owning their own home. SMARTPLY Manufacturing Facility Upgrade Is Complete

SMARTPLY Manufacturing Facility Upgrade Is Complete

After over a year of transformative investment, the upgrade of MEDITE SMARTPLY OSB facility in County Waterford has been completed. This new world class drying, energy and screening system will enhance resource efficiency and asset reliability for SMARTPLY OSB. For over 25 years, SMARTPLY has been supplying OSB to the construction industry, steadily building the brand over time. Investment and product innovation being at the heart of the company’s success.  From 2016 MEDITE SMARTPLY has been focusing on investment and product innovation. An initial investment of €59 million was made to the SMARTPLY facility which saw the creation of a new forming and finishing lines with a new state-of the art continuous press. This was the beginning of the next generation of SMARTPLY OSB, the panels were smoother, flatter and underpinned by the brands strong environmental ethos. €44 million was invested for this latest significant upgrade to the drying, energy and screening facility. The completion of the upgrade is a very exciting stage of development for SMARTPLY OSB. The construction of the biomass energy plant ensures that SMARTPLY will operate on 100% renewable biomass material for process drying and heating. The crucial upgrade means that SMARTPLY OSB will have an improved output, at a time when demand is high, and is predicted to grow further throughout 2022. The UK’s built environment is responsible for almost half of the UK’s carbon emissions, with the initial embodied carbon accounting for approximately 30% of this. This is a challenge as the industry is aiming to reach Net Zero. However, using renewable timber products is a solution.  “We are extremely delighted with the completion of this project,” commented Chris King, Managing Director – Commercial at MEDITE SMARTPLY. “Not only will this upgrade allow us to deliver more sustainable best in class timber panel products, but the increased output of SMARTPLY OSB will enable us to support existing customer positions and develop new market sectors and opportunities as part of our strategy and growth plan.” The completed upgrade follows the successful launch of SMARTPLY SURE STEP, a T&G structural OSB/3 panel with improved slip resistance and durability. This joins a range of sustainably produced speciality and technical products, from moisture resistance to flame retardance, demonstrating MEDITE SMARTPLY’s consistent innovation and contribution to the future of sustainable building.  Wood is the most effective carbon stores in comparison to other building materials. Wood’s carbon performance is key to manufacturing, therefore there is an increasing demand to use sustainable timber in construction, as wood absorbs carbon dioxide from the atmosphere, this has been backed by numerous reports including the Climate Change Commission in the UK Housing: Fit for the future report 2. SMARTPLY products are made from sustainable, fast-growing timber, only using forest thinnings of new-growth pine and spruce, including the tops which are not used to make any other wood-based product. OSB panels are manufactured by compressing precisely engineered strands of woods with exterior resins at high temperature to create an outstandingly robust, and environmentally friendly structural panel suitable for numerous applications such as roofing, flooring, and timber frame construction. The MEDITE SMARTPLY product ranges are supplied carbon negative to the facility gate and are used in applications that lock in the carbon within the lifetime of their use. ABB state-of-the-art manufacturing hub supports Asia Pacific's economic growth

ABB Manufacturing Hub Supports Asia Pacific’s Economic Growth

ABB new $6 million manufacturing hub for electrical distribution solutions in BacNinh province, 25km from Hanoi, Vietnam in Asia, is set to bolster the country’s rapid industrial growth. One of Asia’s fastest growing energy markets, the government expects power consumption to grow 10-12 percent annually until 2030. At the same time, Industrial production in Vietnam continues to grow year on year, rising by 9.4 percent in April 2022. This, coupled with a 7 percent growth in urbanization means that smart and efficient power distribution solutions, such as medium voltage switchgear panels and the modular systems manufactured by ABB, will be crucial to ensure the next phase of Vietnam’s economic growth also achieves its sustainability goals. At 15,700 sqm, ABB’s new factory is double the footprint of the 10-year-old facility it is replacing, with significantly enhanced environmental credentials. The building blocks are in place for future LEED certification, including the use of roofing material with optimal thermal conductivity and rainwater collection, the highest standards of air quality management and the scope to install solar panels. In addition, the ABB Ability™ Building Management System connects assets across the facility to allow remote monitoring and ensure energy efficient operations. The manufacturing hub will produce 2,000 panels of ABB’s UniGear Medium Voltage Switchgear and 700 units of plug-and-play modular systems for power distribution per year, with production lines designed and set up on the successful lean manufacturing methods used in ABB’s European facilities. Commenting on the investment, Matteo Caiti Division Hub Manager Asia for ABB’s Distribution Solutions, said: “Our new high-tech, low-impact facility will bolster Vietnam’s economic growth and lay the foundations for a successful future for ABB in the region. It is purpose designed to provide our employees with the best working conditions and ensure that we reduce our impact on the environment. More importantly, it will produce solutions designed to help our customers to reduce their emissions and energy wastage. As Asia Pacific’s industrial growth continues to accelerate, this hub will position Vietnam as a hub for sustainable power distribution in the region.” Despite restricted travel, customers across the world will now be able to keep track on the manufacture and assembly of their systems via state-of-the-art remote monitoring technology. This involves testing engineers wearing a pair of Augmented Reality Microsoft HoloLens glasses and relaying what they see to the customer, allowing them to be virtually present in the factory and see their products being manufactured and tested without being on site. With a current valuation of more than US$850 million and a predicted annual growth rate of nearly 15 percent, Vietnam is amongst the top ten emerging data centre markets in the world. In 2021, data centre capacity in Southeast Asia grew faster than in Europe. ABB systems not only facilitate the reliable supply of power needed to keep these running but also distribute it evenly throughout the facility. The facility will also serve several export markets including Japan and Australia. Bouygues UK’s Leigh Hughes Highly Commended at IoD Wales Awards

Bouygues UK’s Leigh Hughes Highly Commended at IoD Wales Awards

Bouygues UK’s Business Growth and Social Value Director Leigh Hughes has been awarded Highly Commended at the IoD Wales’ Director of the Year Awards. The awards, which were held at the International Conference Centre at the Celtic Manor Resort, celebrate leadership talent, success, and highlights business excellence and significant contributions leaders can make to the social and economic prosperity in the community. Leigh achieved recognition for his work in helping Bouygues UK achieve its mission to deliver a sustainable built environment and demonstrate its social, economic and environmental commitment to support the communities it works in. Social value is a major strategic priority for Bouygues Construction UK and Leigh, who is also the Welsh chair of the Construction Industry Training Board (CITB) and the Chair of the Employment and Skills Board and a member of the Economic Growth Partnership at the Cardiff Capital Region, has helped implement many social value initiatives around the UK. Bouygues UK has introduced many education construction initiatives, such as GoConstruct Education – a collaboration between industry and education partners to include construction resources into the Welsh school curriculum in a bid to get more youngsters considering a future career in construction. Bouygues UK also imbeds social value into every project it works on, such as Cardiff University’s Cardiff Innovation Campus which has so far provided nearly 190 weeks of work experience for local people, supported 3,099 apprenticeship weeks, created 545 local jobs and spent more than £74million in the local economy from the project. Leigh also spearheaded Bouygues UK’s sponsorship of the Wizard’s League in schools in Port Talbot to increase sports participation and health and wellbeing in students – a partnership which has now been going for six years. During the pandemic, Bouygues UK shifted its CSR and ESG focus to focus on people, particularly its student and community ambassador schemes around the UK, as well as supporting those most in need to deliver maximum benefit. It also targeted its social value activities around social groups who were disproportionately affected by the pandemic, this included donating PPE to health care workers and the vulnerable and working with young people with little or no qualifications to help them into work, such as gifting laptops and desktop computers. Leigh, who has worked at Bouygues UK for 11 years, said of the award: “It’s an honour to be Highly Commended for Corporate Social Responsibility at the IoD Wales awards. Social value is in the DNA of Bouygues UK and is a major driver and priority for us as a business and an integral part of what we do. To be even named a finalist, never mind be highly commended in this category was such an honour. It is great to be able to fly the flag for construction in Wales in this area and show how innovative and committed we as an industry are to social value. “Bouygues UK has a highly skilled workforce, working on some of the most exciting building projects in the country, but we never stop in trying to increase the social and economic benefits we make on these projects and these communities we work in, as well as imparting the knowledge, excellence and skills we have to others.” Building, Design and Construction Magazine | The Home of Construction and Property News
