The Tall Building Working Group publishes a report on impact of building movement on drylining

Finishes and Interiors Sector (FIS) and the Tall Building Working Group (TBWG) have published a report which investigates the causes of noise emanating through the fabric of some tall buildings, identifies methods of remediation and provides guidance for affected buildings. The Tall Building Working Group (TBWG) was formed in 2018 to address a global phenomenon where creaking can be heard in tall residential towers in high wind conditions. The group was established under the umbrella of trade body Finishes and Interiors Sector (FIS) and set about bringing together the entire supply chain, namely developers, tier 1 contractors, manufacturers, architects, specialist drylining contractors and engineers who are involved in the specification and construction of buildings where noise issues have been reported. The starting point was to investigate the root cause of this phenomenon and then look at how occurrence can be reduced or better managed in new towers by providing better guidance for architects, engineers, designers and developers. The group engaged with individuals and organisations from across the globe and absorbed the findings of all available secondary research before embarking on a structured research programme of their own, funded by members of the TBWG. Further research was carried out by structural engineers WSP to present, in a graphical format, the inter-storey differential movement in vertical and horizontal directions affecting partitions and other elements of fit out. This document explains to the project fit out designer how a high-rise tower reacts to external loads. The key to reducing the phenomenon occurring in future tall towers is sharing the information contained in the structural engineer’s movement and tolerance reports early with the system owners of the drylining, and providing movement joints to allow the elements of the internal fit out to move independently. Manufacturers have been exploring different solutions and methods of mitigation. At this stage none have been able to completely eliminate the sound. Commenting on the work, FIS CEO Iain McIlwee said: “I think this is a first. I cannot think of a single time when the construction supply chain has attacked a problem in this way. Rather than battening down the risk hatches, reaching for the contract and starting the blame game, this was a genuine attempt to work together to understand and collaborate to solve it. This is a body of work all involved can be proud of, not just because it will help unravel some potentially complex issues or maybe help people sleep more soundly, but because it is an example of how we can collaborate and be better as an industry.” The TBWG is planning to hold another conference to share the report outcomes with the delivery teams, meanwhile a summary report is available here. RESEARCH by the British Property Federation and Savills, predicting a huge expected growth of build-to-rent (BTR) homes in the UK over the course of the next decade – from 76,800 to more than 380,000 – is a product of a changing Britain says Paul Staley, director at Wise Living. Paul said: “With the ongoing housing crisis, interest rate hikes on mortgages and an increased pressure on raising housing standards that are squeezing private landlords, professionally managed BTR homes are becoming more essential in the UK as the buy-to-let industry struggles to keep up with demand as home ownership becomes more unattainable. “People need a place to call home and it looks increasingly like BTR homes are poised to fill the gap within the housing market and will take a leading role. So, while the origins of BTR were student accommodation and city centre apartment schemes, this will expand into the rise of BTR single family homes (SFH). “Therefore, the predictions that SFH are expected to grow to 18% of all BTR stock from its 12% today is not a surprise. More people, right across the UK – not just in cities – want to rent a family home.” This change in the UK housing landscape is also influencing the behaviours of property stakeholders who are responding to these trends, according to Paul. Paul said: “For investors and housing developers, this has meant a shift in the types of portfolios they are creating. It makes sense to diversify and spread both the risk and opportunity. They are doing this by looking outside of the more established BTR markets and into SFH in suburban towns. “In fact, as the UK follows European trends and continues to change from a buying generation into a renting culture, it is highly likely that SFH will outpace other types of BTR housing eventually. At Wise Living we have seen this demand in-action, with over 15 schemes delivered in the past few years and a healthy pipeline of single family BTR developments.” As the industry grows this will inevitably increase the number of BTR specialists who will enter the market too, however this needs to be approached with caution, explained Paul. Paul said: “The industry has grown considerably over the last decade, but its success is dependent on the knowledge of the BTR specialists who need to guide investors, developers and local authorities in making the best decisions. Scott Brownrigg masterplan for home of production (Hop) film and television studio submitted for planning

Scott Brownrigg’s masterplan for a new film and television studio campus in central Bedfordshire near Stewartby has been submitted for planning. The scheme redevelops a 143-acre site and former clay mineral quarry to provide over 1.75m sq ft flexible studio space together with on-site accommodation, amenities and a re-wilded water body and canal for developer VERB and film studio operator Quartermaster. Home of Production (HOP) Bedfordshire will set a new benchmark for sustainable studio facilities in the UK and will be the first facility designed by producers, for producers – also incorporating premium facilities aimed at squarely addressing the need for production crews to achieve better balance in their work environment. The former quarry, known as Quest Pit, opened in 1983 and was the last active brick pit in Bedfordshire when it closed in 2008, leaving a series of redundant brownfield sites with access tracks and flooded extraction bowls, and parts of the site up to 12 metres below natural ground level. The masterplan addresses this by placing four separate 430,500 sq ft production units on a 70-acre platform, four metres above the water level. These units centre around a restaurant and activity zone, visually linked to two large lakes that have formed over time due to the natural flooding of extraction pits. Workshops envelop studio space, while an outer loop road provides access to supporting facilities. Importantly, the land has already been purchased and realisation of the masterplan is fully- financed – meaning that a planning decision can move rapidly to commencement of the construction programme. Head of Masterplanning at Scott Brownrigg, Bruce Calton said of the project: “This complex brief, across an intriguing site, combines landscape, water and a highly-functional film and television campus masterplan. It has been a rewarding experience creating such a unique setting for the Home of Production (HOP) within the UK.” An accomplished and multi-disciplinary group was formed to drive the project forward and encompassing the broad range of skills and experience required for an ambitious project of this type. Quartermaster delivered the vision and extensive studio experience, in partnership with the real estate developer VERB to make that an operational reality. Scott Brownrigg and SWECO offered complementary input through the planning process to make the overall masterplan achieve as much as possible from the site, whilst accommodating each of the ambitious performance targets self- imposed by the group. The landscaping strategy developed by Macfarlane Associates includes the introduction of ecological corridors across the site and new wetland and floating reed beds to create habitats for future and existing wildlife species. Planting tall trees around the site perimeter and positioning large-scale buildings into the valley base will significantly reduce the visual impact of the development to the surrounding flat landscape across Bedfordshire. This deliberately-unobtrusive approach is allied to strong commitments to a sustainable future for the site – targeting BREEAM Excellent for the build whilst also installing PV panels across the site to supply somewhere between 50-85% dependent on occupation levels at a given time. A transport hub will connect the site to the local bus network with an arrival point for cyclists, pedestrians and coaches. New pedestrian links and walking routes will line the site’s parameter, with widened pavements to enhance usability and safety provided throughout. The Home of Production (HOP) development is anticipated to bring 1,400 jobs to the local area if approved. Submission for planning follows a series of public consultations where the scheme received significant public support, and with exciting plans in place to continue working hard with Central Bedfordshire Council plus a range local education bodies to return real, measurable benefits for the community in the coming years. HS2 construction in London gathers pace as second tunnelling machine sets off underneath the capital

Hot on the heels of HS2’s first London TBM, ‘Sushila’, who set off earlier this month, the 2,000 tonnes TBM, ‘Caroline’ has today begun the 5-mile journey towards Greenford from West Ruislip in West London TBM named after ‘first professional’ female astronomer Caroline Herschel HS2 Ltd has just launched the fifth Tunnel Boring Machine (TBM), ‘Caroline’, that will be constructing tunnels for the HS2 railway through London. The second launched in the capital, the 2,000 tonnes machine joins ‘Sushila’, that was switched on earlier this month on the same West London site. Named after 18th century astronomer Caroline Herschel, the giant machine will now dig for 22 months, non-stop except for Christmas Day, towards Greenpark way in Greenford – boring five miles of the twin-bore Northolt Tunnel. ‘Caroline’ will be operated by a crew of 15 people, working in shifts. An additional 25 people will directly support each tunnel drive on the surface. Travelling at an average of 14m per day, ‘Caroline’ will dig the five-mile tunnel and install 4,207 tunnel segment rings to create the tunnel. Each ring of the tunnel is made up of seven concrete segments which have been manufactured in the UK by Pacadar based in Kent. The machine was switched on by HS2’s Civils Delivery Director, Mike Lyons, who said: “HS2’s construction continues to gather pace, and the launch of the fifth Tunnel Boring Machine on HS2 is another significant moment for Britain’s number one levelling-up project. “Creating jobs and contracts for businesses today, HS2 is an investment in Britain’s economic growth now and for generations of rail passengers to come.” The machine was given the name ‘Caroline’ after it was put forward by pupils at Brentside Primary Academy in Ealing, who were inspired by her contribution to astronomy whilst learning about earth and space in their science lessons.  German-born British astronomer Caroline Herschel was considered the first professional female astronomer. In her career she discovered three new nebulae (hazy clouds where stars form) and was the first woman to ever discover a comet in 1786. She compiled a catalogue of 2500 nebulae and, in 1828, the Royal Astronomical Society awarded her its gold medal for this work. ‘Caroline’ will be operated by Skanska Costain STRABAG JV (SCS JV), HS2’s Main Works Civils Contractor constructing the HS2 tunnels in London.  She joins ‘Sushila’ who has already travelled over 70m in the three weeks since launch. James Richardson, Managing Director of Skanska Costain STRABAG JV said:   “We’re delighted to have begun our tunnelling journey towards Euston, travelling under one of the busiest cities in the world. Getting to this point has been a huge team effort and the scale of this programme has enabled many new people to join the industry and work on this crucial national infrastructure project.” Once ‘Caroline’ and ‘Sushila’ reach their destination at Greenpark Way, they will be dismantled and extracted from a 40m deep shaft. Separately, two other equally massive tunnel boring machines will set off towards Greenpark Way from HS2’s Victoria Road site in 2023 to build a further 3.4mile twin-bore tunnel. Combined, the quartet of TBMs will build 8.4miles of twin bored tunnels between West Ruislip and the new high speed rail super hub station at Old Oak Common.    Further facts about the TBMS:  Each machine is 140 metres in length, one and a quarter times the length of a football pitch Each has a cutter head that is 9.84m in diameter, almost as tall as two giraffes standing on top of each other They each weigh approximately 2,050 tonnes, roughly the weight of 10 blue whales 2 million cubic metres of excavated material will be removed, weighing 2.46 million tonnes A single tunnel segment ring weighs 8.5 tonnes Another tunnel 4.5 mile twin-bore tunnel extending from Old Oak Common to Euston will complete HS2’s journey to its London terminus. Spoil from the tunnels at West Ruislip will not travel far as it will be used for sustainable placement to the North, creating embankments for the new railway, as well as new environmental habitats. It will also be used to remodel the West Ruislip golf course which is closed during HS2 construction.

GRAHAM begins work on M25 junction 28 upgrade

Civil engineering specialist GRAHAM has commenced work on an upgrade of the M25 junction 28 for National Highways. Junction 28 plays a major role in connecting the A12 and the M25, as well as providing access to Brentwood via the A1023. Up to 7,500 vehicles currently travel through the junction roundabout every hour at peak times, which is already operating at capacity, with motorists regularly experiencing congestion and delays. GRAHAM’s work involves the creation of a two-lane loop road with a hard shoulder for traffic travelling from the M25 northbound carriageway anti-clockwise onto the A12 eastbound carriageway towards Essex. This will include the construction of new bridges to take the loop road over or under the other road links and the Weald Brook, along with new signage and changes to the landscape. GRAHAM’s project team will also change the position of the A12’s eastbound exit slip road and the M25’s anti-clockwise entry slip road to allow for the new loop road. In addition, work will involve widening the M25 anti-clockwise carriageway to provide more space for traffic leaving the A12 heading eastbound. The majority of the construction work will take place off the road network, with the new loop road and links being almost fully completed before any work takes place that will impact drivers.  Work on the scheme is expected to take 36 months, with an anticipated completion date of summer 2025. Discussing the scheme, GRAHAM Highways Director, Dave Brown, said: “We are pleased to have begun work on the upgrade of the M25’s junction 28. “National Highways is a valued and longstanding client for GRAHAM, and this scheme will play a major role in improving journey times for those travelling on one of the country’s busiest junctions. Dave added: “We’ll be delivering the project with a collaborative and safety-led approach, working as part of an integrated team with National Highways to ensure the upgrade is completed with disruption to motorists minimised as much as possible.” National Highways project manager Zach Pepper said: “These improvements will provide safer journeys for thousands of drivers, cyclists and walkers who use this route every day as part of our wider investment to enhance capacity at this vital junction. “Improving the flow of traffic and allowing more capacity on the exit slip roads will provide a safer and more integrated network for everyone. There will also be less likelihood of traffic queuing back onto the M25 once this upgrade and reconfiguration of the junction is complete.”

Property maintenance company shortlisted in top industry awards

Two employees at a Midlands housing association have been announced as finalists in a top awards scheme.  Joe Henshaw and Andy Hibbert – colleagues at Platform Property Care, a subsidiary of one of the UK’s largest housing associations, Platform Housing Group – have been shortlisted in The Team of the Year category in The 2022 Direct Works Award.  The winners will be unveiled at a ceremony in Manchester on Monday 14 November.  Lee Duty, Head of Programme at Platform Property Care said : “Following our merger, there was a huge amount of work to do and staff to recruit in order to create one accredited and compliant team.  It was at this time that Joe and Andy both stepped forward to – not only continue carry out their roles as qualifying supervisors – but support those in our other localities which were not as well served.”  Their dedication and commitment has resulted in achieving the following in the short timescale of three months:  Consistent inspection of all electricians;  Introduction of relevant software across the board to ensure consistency and remove the paper trail;  Provide relevant recommendations and improvements for all electricians;  Develop a performance database for all electrical work;  Compliance with NICEIC criteria, which confirms competence when undertaking electrical work.  Lee concluded : “We are so proud of both Joe and Andy and how they have gone above and beyond in their roles, ensuring that we are now moving forward as one robust and compliant organisation.  Well done both!
