Early interest in architecture inspires a successful career in building industry

Early interest in architecture inspires a successful career in building industry

James Hammond knew he wanted to pursue a career in construction after developing an interest in architecture at 12-years-old. Now, 21 years later, after working his way up within the housebuilding industry, James has been appointed as regional technical manager for Vistry Thames Valley, which has its headquarters in Reading and is part of Vistry Group, Britain’s biggest housebuilder. ‘The 33-year-old, who lives in Puttenham, near Guildford, said: “I’ve always been inspired by Architecture and buildings and with Salisbury Cathedral adjacent to my school, there was inspiration to be taken from at an early age. This fed through to the subjects I learned in school and ultimately, I knew that I wanted to work in the building industry.’ Following on from his early inspiration, James completed school, gained a degree in construction management from university and then joined the building industry as a graduate trainee in the technical department at a housebuilding company. He worked his way up to senior technical co-ordinator before joining Bovis Homes – now part of Vistry Group – in that role in 2018, then gaining promotion to technical manager and senior technical manager in quick succession. As regional technical manager, the father-of-two now manages a team of seven in the technical department at Vistry Thames Valley, which is building new homes across Oxfordshire, Berkshire, Hampshire, Surrey and Buckinghamshire across its Bovis Homes, Linden Homes and Countryside Homes brands. He said: “My role is to look after the operational side of the technical team. Basically, we aim to keep things going on site by co-ordinating all the information from our architects, civil and structural engineers, landscape architects and other third parties. This ensures a smooth handover of information to other departments which, in turn, enables them to carry out their roles in working towards completing great homes for our customers.” James is also directly overseeing the technical operations at two sites – Buckler’s Park in Crowthorne, in Berkshire, and at Beckley Place in Barton Park, Oxford. He said: “I have to ensure that all the relevant drawings and technical information is provided so that the commercial department can price accurately and the build team can get on and build the properties to meet Vistry’s exacting standards. What I like about this part of the job is that it gives me the opportunity to be in the office and also get out on site to see the projects come to life.” “My personal professional ambition is to become a technical director and head up the whole team. The reason I love this job so much is that it is not only challenging but also that two days are never the same. That variety keeps things fresh and exciting. I feel lucky that I love my job and that Vistry has a positive promotion pathway.” Trevor Wicks, managing director of Vistry Thames Valley, said: “In the six years that James has been with us, his enthusiasm and positive can-do attitude has rightly seen him go from promotion to promotion within the technical department and now sees him occupy a senior role in that team. “James is a great leader within a great team. His proven ability to problem solve and create an environment where operations run incredibly smoothly means that he has very bright future with us here at Vistry.” For more information about careers with Vistry Group, visit vistrygroup.co.uk. Vistry Group partners with Bromford to deliver 695 sustainable homes in Longbridge

Vistry Group partners with Bromford to deliver 695 sustainable homes in Longbridge

Vistry, Britain’s biggest housebuilder, has joined forces with Bromford to build up to 695 sustainable homes in Longbridge, south-west Birmingham, formerly home to the MG works. Vistry has joined forces with Bromford, one of the UK’s largest housing associations, which will own and manage the affordable homes. Bromford is acquiring 250 of the proposed homes, ensuring that more than 35% of the homes on this development will be affordable, against a 20% requirement. The housing association will make 132 homes, 19% of the total number being proposed, available for social rent, against a 4% requirement as part of the planning consent. An additional 118 homes will be available to part-buy, part-rent through Bromford’s shared ownership scheme. A further 209 units will be destined for the private rental sector and the remaining 236 properties will be available on the open market for private ownership, ensuring the development will offer something for everyone. The scheme will also stimulate economic growth through on-site employment, as well as providing further benefits for the local community with designated spaces for community uses and public open space. The new homes will be a mix of one- and two-bedroom apartments, and larger two-, three- and four-bedroom family houses. With a focus on sustainability, they will include air source heat pumps rather than gas boilers; PV panels will provide renewable electricity; and wastewater recovery will minimise water usage. The houses will be built using modern methods of construction (MMC), reducing the carbon footprint of every property. The homes will be manufactured off site using open panel timber frames from the Vistry Works East Midlands factory in Leicestershire. Each home built using these panels emits 14,460kg CO2e less than a traditional brick-and-block house. Phil McHugh, Managing Director of Vistry North West Midlands, said: “We are thrilled to have acquired this site and to be working with Bromford on this exciting project that will contribute to Birmingham’s economic growth by providing new jobs and high-quality places to live. “Like many major cities, Birmingham has a severe shortage of affordable homes; that’s something we’re aiming to address by going the extra mile to deliver affordable and social rent homes over and above what is required of us, and delivering them at pace. We’re also hugely proud of the sustainability of the homes we’ll be providing, with features and construction methods that reduce their impact on the environment and will lower energy bills for future residents. “We’re excited to be a part of Birmingham’s growth and to be entrusted with the build of these much-needed new homes which will contribute to the character of the area and create a thriving and sustainable community.” Alice Phillips, Regional Development Manager at Bromford, said: “Working with Vistry to bring new affordable homes to Birmingham as part of the Longbridge redevelopment is a perfect opportunity for us. With the work that’s already taken place at Longbridge and everything that’s planned over the years ahead, our future customers will have great prospects to live, work and thrive in these new homes and community. “Providing 132 homes for social rent as part of this partnership will make a real difference to the lives of families who are currently waiting for affordable housing in Birmingham. And they’ll be living in some of the most energy efficient homes we’ve ever built in the West Midlands thanks to all of the sustainability measures that will be installed.” Simon Vick, Head of Development at Bromford, added: “We are absolutely delighted to be working in partnership again with Vistry to deliver this project. It’s one of our largest ever partnerships in the West Midlands and will help meet the acute shortage of high quality, affordable homes in Birmingham.” Professional services group Gateley supported on the purchase from St. Modwen, as well as the development agreement and sale to Bromford. Lauren Jeffrey, Residential Development Senior Associate at Gateley Legal, added: “The Longbridge site was previously brownfield land and holds significant historical importance as the former home to the MG Rover factory, as well as links to war activity. So, it’s brilliant to see the iconic location being given a new lease of life and developed into a community with much-needed housing, shops and offices. “The success of this scheme is the result of the great working partnership between all parties, as well as the collaborative effort from Gateley’s residential development, planning, tax, litigation and built environment consultancy teams, and I look forward to seeing the development continue to take shape.” A reserved matters planning application has been submitted with a decision notice due shortly. Cameron Homes and Keon Homes make ‘Best Workplaces in Construction’ list in major boost for Tara Group

Investment in people, encouraging more females into the sector and putting in proactive wellbeing support have all played a role in helping two Tara Group companies make the 2024 UK’s Best Workplaces in Construction, Engineering & Property™ list. Cameron Homes and Keon Homes have both made the prestigious rankings, reaffirming the group-wide commitment to its industry-leading ‘Tara Academy’ and how it strives to creates a positive working environment for its 300 plus staff. The list is created using anonymous feedback from employees and covers flexible working environments and how company culture aligns with trust, pride and camaraderie. Julie Caudle, People and Performance Director at the Tara Group, commented: “While bricks and mortar tend to be our main tools, people will always remain the heartbeat of what we do and that’s why we invest so much in their development and in creating the right conditions for them to grow and prosper. “That’s why we are pleased to see Cameron and Keon both feature in the Best Workplaces ranking, scoring highly in pretty much every category. Sutton Grammar School and Newport Girls High School are the first two to take part, in order to help their pupils explore potential courses and qualifications that can be used to pursue a career in the industry. Working with Instep, the group has also launched its first ever female leadership programme, a programme designed by women from a female perspective. It combines group workshops, peer learning, personalised coaching and guest speakers to harness strengths and equip rising stars with the essential skills and capability they will need to lead in the future. Castlemere Developments secures London location

Castlemere Developments has secured a prime location in London for its latest residential project. The company plans to construct five one-bedroom airspace apartments at Nicholas Court, Burnt Ash Hill, in Grove Park. The £1.35 million development will follow Castlemere’s signature approach, utilising offsite construction methods. Once completed, the prefabricated units will be lifted into place to finalise the project, in line with the company’s other airspace schemes. This innovative construction method allows for efficient use of space and minimal disruption to the surrounding area, contributing to London’s growing need for residential housing. Nicholas Court, which is a three-story apartment block, will deliver aspirational and affordable modular penthouse living. The project is expected to be completed by early 2025, with the apartments expected to be on the market for around £260,000 – £270,000 each. Kris Collett, managing director of Castlemere Developments, said: “We have exchanged contracts on securing Nicholas Court and will be delivering properties that are focused on being starter homes and that appeal to first time buyers. “The price of these one-bedroom apartments is going to be very reasonable based on the London property market. “There is a huge demand for residential properties and we will continue to source suitable locations that we can develop to help meet this need.” Nicholas Court will be built off-site as Castlemere Developments purposely choses off-site MMC so that it can deliver projects much quicker than onsite developments, reduce the disruption to current residents, and ensure its developments are as environmentally friendly as possible. Casa by Moda expands into the North West to deliver next generation renting in Wigan with Northstone

Deal with Northstone at the housing developer’s Tulach development will see Casa by Moda operate 93 modern and energy efficient rental homes for the long term Casa by Moda is set to open its first family homes neighbourhood in the North West, having contracted to buy 93 homes from Northstone at its Wigan development, Tulach. Once complete, Casa at Tulach will consist of 93 two-, three- and four-bedroom rental houses operated by Casa for the long term. Located in the Pemberton area of Wigan, the homes form part of Northstone’s wider 268-home scheme in the town, which now nears completion with this deal. With views over Tulach’s generous green spaces and contemporary house designs, Casa’s fourth neighbourhood will be a suburban oasis for renters on the doorstep of the region’s major cities and travel hubs. The neighbourhood is located a stone’s throw from Pemberton Train Station, with fast travel links to both Manchester and Liverpool, as well as Manchester Airport. A new pedestrian link from Tulach directly to the station platform is scheduled for completion later this year. The development also benefits from communal outdoor areas including a children’s play area, as well as close proximity to local amenities including schools, retail, leisure and medical facilities. As at all Casa by Moda neighbourhoods, Casa at Tulach will offer deposit-alternative, pet-friendly living which places service, technology, wellbeing, and sustainability at the heart of its rental communities. Each of the homes comes equipped with solar panels and are all EPC B rated. Rental packages also include superfast broadband, and smart technology such as home security systems, smart doorbells and environmental sensors from Casa by Moda’s technology partner Utopi. The smart home sensors enable renters to monitor everything from room temperature to air quality, assisting in cultivating a higher quality of life for tenants and creating energy efficiency through real-time data on energy usage. Residents will have access to the bespoke MyCasa app, which allows residents to communicate 24/7 with resident maintenance services. The app also supports the wider resident community, allowing residents to connect with their neighbours, form chats and clubs and engage with seasonal events run by Casa. Single Family Housing (SFH) is a significant driver for institutional flow of capital to the private rented sector. Recent research by Knight Frank reported that institutional investors spent a record £1.9 billion acquiring or funding SFH in the UK in 2023[1]. Matt Townson, Director of Development and Projects at Casa by Moda, said: “The success of our existing Casa by Moda neighbourhoods has shown there is a demand for high quality rental homes which offer more than just bricks and mortar. Given the outstanding homes, transport links and beautiful outdoor spaces at this location, we are confident Casa at Tulach is going to transform the way people rent in Wigan.” Joanna Allen, Land and Partnerships Director at Northstone added: “We are pleased to meet our plan to deliver mixed tenure developments and communities that give greater access and choice to customers with our new energy efficient homes. We believe that we provide something new to the new build homes market at our Tulach development which has been a great success. “At Northstone we are incredibly committed to setting a new standard for new builds – in every possible way – from the quality and leading eco innovations in our homes, to the exacting standards in overall design with our Scandi principles and style and industry leading sustainability initiatives and this is all evident at our Wigan scheme which we are fiercely proud of.” The first phase of the new Casa at Tulach homes will be available from early 2025. Barratt and Redrow Seal £2.5 Billion Merger: A New Powerhouse in UK Housing

Barratt and Redrow Seal £2.5 Billion Merger: A New Powerhouse in UK Housing

In a landmark move for the UK housing market, Barratt Developments and Redrow have completed their highly anticipated £2.5 billion merger, forming a new giant in the industry: Barratt Redrow. The union, which has been in the works for over a year, received final approval from the UK’s Competition and Markets Authority (CMA), marking the beginning of an exciting new chapter for both companies. This merger brings together two of the nation’s leading housebuilders, with the new entity expected to deliver around 23,000 homes annually and generate over £7 billion in revenue. Barratt Redrow will now play a pivotal role in addressing the UK’s housing shortage, offering a diverse range of homes at different price points. The CMA had raised concerns about a potential overlap in local competition, particularly around developments in Whitchurch, Shropshire, and Redrow’s 324-home site in Nantwich, Cheshire. To resolve this, both firms worked closely with the regulator, appointing Savills as an independent agent to oversee the sale of unsold properties at the Nantwich site, ensuring a fair market competition. David Thomas, CEO of Barratt and now head of the combined entity, described the merger as a “significant milestone,” highlighting the potential to accelerate housing delivery. “Together, we offer a broader range of homes and price points, while maintaining our commitment to quality and customer satisfaction,” he said. The integration process, expected to take 18 months, will see the two companies work together to streamline operations. Barratt Redrow aims to save £90 million annually through cost efficiencies, though this will result in the reduction of around 10% of jobs across both organisations. Despite these challenges, both firms are working closely with employees to ensure a smooth transition. With the merger officially approved and the integration process underway, Barratt Redrow is set to make a lasting impact on the UK housing sector. By combining their strengths and expertise, the newly-formed company is well-positioned to shape the future of the housing market and continue to meet the country’s growing demand for homes. Trading under the name Barratt Redrow is expected to begin soon, with the new company’s shares listed on the London Stock Exchange. The merger has been hailed as a pivotal moment for both companies, laying the foundation for future growth and innovation in UK housing.
