Glenbrook Unveils Iconic 44-Storey Residential Development in Manchester City Centre

Glenbrook Unveils Iconic 44-Storey Residential Development in Manchester City Centre

Glenbrook has launched a public consultation for a striking 44-storey residential development in the heart of Manchester city centre, near Deansgate Train Station on Whitworth Street West. The proposed development will feature 364 apartments spread across 44 storeys, along with over 7,750 square feet of active space on the ground, first, and second floors. Designed to respect the city’s architectural heritage, the building will incorporate a three-storey arched terracotta colonnade, creating a visually dynamic streetscape. In addition to the residential space, the landscaping plans include new green areas, improved pedestrian routes, and better connections to surrounding communities. Proposed avenues along Cameron and Bugle Streets will provide much-needed public spaces, with well-lit, thoughtfully designed landscaping for both residents and the local community. Commenting on the project, Daniel Roberts, Development Director at Glenbrook, said: “As a Manchester-based developer, we’re thrilled to be embarking on this landmark project in the heart of our city. The site on Whitworth Street West is a highly sustainable location, close to the cultural and leisure attractions that make Manchester so vibrant. With Whitworth Street West undergoing a transformation, Glenbrook is proud to play a key role in its revitalisation.” Tony O’Brien, Partner at Sheppard Robson, added: “This project offers an opportunity to create high-quality homes that harmonise with the character of Whitworth Street. Our design opens up the site, introducing a new public realm at the centre of the development, helping to animate the streets and enhance connections between the city, Knott Mill, and First Street. The building’s design takes inspiration from the area’s rich history, using a local palette of materials to link the scheme with the listed railway viaduct to the south and Deansgate Station to the west.” The public consultation is open from 9th October to 28th October, with a live event scheduled for 15th October at Home on First Street from 3:30pm to 7:30pm. The event will provide residents, businesses, and other stakeholders with an opportunity to view the plans in detail and share their thoughts. Representatives from Glenbrook and the design team will be available to answer questions and gather feedback to ensure the development meets the needs of the community. Input from the consultation will be crucial in shaping the final planning application, which will be submitted to Manchester City Council in the coming months. The public consultation is also accessible online at www.whitworthstreetwest.co.uk, and any enquiries during the consultation period can be directed to info@whitworthstreetwest.co.uk. Castlemere Developments secures London location

Castlemere Developments has secured a prime location in London for its latest residential project. The company plans to construct five one-bedroom airspace apartments at Nicholas Court, Burnt Ash Hill, in Grove Park. The £1.35 million development will follow Castlemere’s signature approach, utilising offsite construction methods. Once completed, the prefabricated units will be lifted into place to finalise the project, in line with the company’s other airspace schemes. This innovative construction method allows for efficient use of space and minimal disruption to the surrounding area, contributing to London’s growing need for residential housing. Nicholas Court, which is a three-story apartment block, will deliver aspirational and affordable modular penthouse living. The project is expected to be completed by early 2025, with the apartments expected to be on the market for around £260,000 – £270,000 each. Kris Collett, managing director of Castlemere Developments, said: “We have exchanged contracts on securing Nicholas Court and will be delivering properties that are focused on being starter homes and that appeal to first time buyers. “The price of these one-bedroom apartments is going to be very reasonable based on the London property market. “There is a huge demand for residential properties and we will continue to source suitable locations that we can develop to help meet this need.” Nicholas Court will be built off-site as Castlemere Developments purposely choses off-site MMC so that it can deliver projects much quicker than onsite developments, reduce the disruption to current residents, and ensure its developments are as environmentally friendly as possible. Casa by Moda expands into the North West to deliver next generation renting in Wigan with Northstone

Deal with Northstone at the housing developer’s Tulach development will see Casa by Moda operate 93 modern and energy efficient rental homes for the long term Casa by Moda is set to open its first family homes neighbourhood in the North West, having contracted to buy 93 homes from Northstone at its Wigan development, Tulach. Once complete, Casa at Tulach will consist of 93 two-, three- and four-bedroom rental houses operated by Casa for the long term. Located in the Pemberton area of Wigan, the homes form part of Northstone’s wider 268-home scheme in the town, which now nears completion with this deal. With views over Tulach’s generous green spaces and contemporary house designs, Casa’s fourth neighbourhood will be a suburban oasis for renters on the doorstep of the region’s major cities and travel hubs. The neighbourhood is located a stone’s throw from Pemberton Train Station, with fast travel links to both Manchester and Liverpool, as well as Manchester Airport. A new pedestrian link from Tulach directly to the station platform is scheduled for completion later this year. The development also benefits from communal outdoor areas including a children’s play area, as well as close proximity to local amenities including schools, retail, leisure and medical facilities. As at all Casa by Moda neighbourhoods, Casa at Tulach will offer deposit-alternative, pet-friendly living which places service, technology, wellbeing, and sustainability at the heart of its rental communities. Each of the homes comes equipped with solar panels and are all EPC B rated. Rental packages also include superfast broadband, and smart technology such as home security systems, smart doorbells and environmental sensors from Casa by Moda’s technology partner Utopi. The smart home sensors enable renters to monitor everything from room temperature to air quality, assisting in cultivating a higher quality of life for tenants and creating energy efficiency through real-time data on energy usage. Residents will have access to the bespoke MyCasa app, which allows residents to communicate 24/7 with resident maintenance services. The app also supports the wider resident community, allowing residents to connect with their neighbours, form chats and clubs and engage with seasonal events run by Casa. Single Family Housing (SFH) is a significant driver for institutional flow of capital to the private rented sector. Recent research by Knight Frank reported that institutional investors spent a record £1.9 billion acquiring or funding SFH in the UK in 2023[1]. Matt Townson, Director of Development and Projects at Casa by Moda, said: “The success of our existing Casa by Moda neighbourhoods has shown there is a demand for high quality rental homes which offer more than just bricks and mortar. Given the outstanding homes, transport links and beautiful outdoor spaces at this location, we are confident Casa at Tulach is going to transform the way people rent in Wigan.” Joanna Allen, Land and Partnerships Director at Northstone added: “We are pleased to meet our plan to deliver mixed tenure developments and communities that give greater access and choice to customers with our new energy efficient homes. We believe that we provide something new to the new build homes market at our Tulach development which has been a great success. “At Northstone we are incredibly committed to setting a new standard for new builds – in every possible way – from the quality and leading eco innovations in our homes, to the exacting standards in overall design with our Scandi principles and style and industry leading sustainability initiatives and this is all evident at our Wigan scheme which we are fiercely proud of.” The first phase of the new Casa at Tulach homes will be available from early 2025. Pre-registrations of interest now being taken, ahead of reservations becoming available towards the end of this year. JLL advised Casa by Moda on the deal. Barratt and Redrow Seal £2.5 Billion Merger: A New Powerhouse in UK Housing

Barratt and Redrow Seal £2.5 Billion Merger: A New Powerhouse in UK Housing

In a landmark move for the UK housing market, Barratt Developments and Redrow have completed their highly anticipated £2.5 billion merger, forming a new giant in the industry: Barratt Redrow. The union, which has been in the works for over a year, received final approval from the UK’s Competition and Markets Authority (CMA), marking the beginning of an exciting new chapter for both companies. This merger brings together two of the nation’s leading housebuilders, with the new entity expected to deliver around 23,000 homes annually and generate over £7 billion in revenue. Barratt Redrow will now play a pivotal role in addressing the UK’s housing shortage, offering a diverse range of homes at different price points. The CMA had raised concerns about a potential overlap in local competition, particularly around developments in Whitchurch, Shropshire, and Redrow’s 324-home site in Nantwich, Cheshire. To resolve this, both firms worked closely with the regulator, appointing Savills as an independent agent to oversee the sale of unsold properties at the Nantwich site, ensuring a fair market competition. David Thomas, CEO of Barratt and now head of the combined entity, described the merger as a “significant milestone,” highlighting the potential to accelerate housing delivery. “Together, we offer a broader range of homes and price points, while maintaining our commitment to quality and customer satisfaction,” he said. The integration process, expected to take 18 months, will see the two companies work together to streamline operations. Barratt Redrow aims to save £90 million annually through cost efficiencies, though this will result in the reduction of around 10% of jobs across both organisations. Despite these challenges, both firms are working closely with employees to ensure a smooth transition. With the merger officially approved and the integration process underway, Barratt Redrow is set to make a lasting impact on the UK housing sector. By combining their strengths and expertise, the newly-formed company is well-positioned to shape the future of the housing market and continue to meet the country’s growing demand for homes. Trading under the name Barratt Redrow is expected to begin soon, with the new company’s shares listed on the London Stock Exchange. The merger has been hailed as a pivotal moment for both companies, laying the foundation for future growth and innovation in UK housing. Bellway wins coveted award for sustainable family home at Fallow Wood View in Burgess Hill

Bellway wins coveted award for sustainable family home at Fallow Wood View in Burgess Hill

Bellway South London is celebrating after winning a prestigious award for a house which sets the standard for what a modern sustainable home of the future could look like. The four-bedroom Reedmaker at Fallow Wood View, in the West Sussex town of Burgess Hill, has won the ‘Best House’ category in the Evening Standard New Homes Awards 2024. The four-bedroom detached home, which is part of the company’s flagship Artisan Collection, has been adapted to incorporate low-carbon features including an air source heat pump, PV panels and a sustainable FSC-certified timber frame instead of traditional blockwork. A team from Bellway South London accepted the award at a ceremony held at the Dorchester Hotel in London’s Park Lane on Friday (27 September). Daniel Williamson, Sales Director at Bellway South London, said: “We are absolutely thrilled to have won this award at this prestigious event in the UK’s property calendar. Our team put a great deal of thought and effort into the design of the Reedmaker at Fallow Wood View and it is very satisfying to see their work recognised by this coveted accolade. “The Reedmaker is not a bespoke eco-home but an attainable low-carbon property for ordinary families which can be rolled out at scale, helping to provide a possible template for how the industry as a whole can meet the challenge of moving towards net zero. “As part of our Better with Bellway sustainability strategy we have used timber, a renewable material, in place of carbon-intensive block construction methods, and included technologies such as an air source heat pump, solar PV panels and wastewater heat recovery to help further reduce carbon emissions.”  The Evening Standard New Homes Awards, which were set up more than 30 years ago, recognise, celebrate and commend innovation and excellence in the construction industry. An independent team of industry experts carried out the judging over four stages, from initial assessments and site visits to shortlisting and deciding on a category winner. In choosing the winners, the judges were looking for homes and developments that reflect, or exceed, current best practice in the housebuilding industry in a number of areas including quality of design, value for money, energy-efficiency and innovation. The Best House category states that homes should be in a well-located, attractive setting, offer an impressive sense of arrival and have imaginatively designed yet functional interiors for modern living. Daniel said: “The Reedmaker is an energy-efficient home with enviable green credentials yet offers the flexible space that is demanded by modern family life. The layout downstairs offers an open-plan kitchen and dining room across the rear of the property, with French doors out to the back garden, plus a utility room and a light-filled front-facing living room. Upstairs, there are two double bedrooms which benefit from en suite facilities while the other two bedrooms are big enough for space for play or study as well as storage. “Fallow Wood View has a wonderful location close to both the South Downs National Park and the High Weald, and the exterior of the Reedmaker has also been carefully designed to complement the architecture found in this attractive part of Sussex. “What is particularly pleasing is that the Reedmaker is part of our Artisan Collection – a range of homes designed after decades of customer feedback, which combine traditional craftsmanship with contemporary methods of construction. We have opened a Reedmaker showhome at Fallow Wood View so people can come along see inside this award-winning family home.” Fallow Wood View features a range of one and two-bedroom apartments and two, three and four-bedroom houses. Work underway on 189 low-energy homes at Deptford Landings

Work underway on 189 low-energy homes at Deptford Landings

Construction is now underway on 189 low-energy affordable homes for local people at Deptford Landings in southeast London.   The fully affordable development will include 130 homes for social rent and 59 homes for shared ownership, providing housing opportunities for local people, including those on the council’s waiting list.   Residents will enjoy high-quality living spaces across three eight-storey buildings, complete with private balconies, a central landscaped courtyard, and large roof terraces on two of the blocks.  The development, led by Peabody with Higgins Partnerships, will not only help to address the urgent need for affordable housing but also be built to Passivhaus standards.   The energy needed to heat and cool Passivhaus buildings can be 90 percent lower than that of other buildings, and more than 75 percent lower than typical new buildings. This will provide energy-efficient homes for residents, with drastically reduced energy bills, improved comfort, and enhanced air quality.  The project is part of the ongoing regeneration of the former industrial site at Deptford Landings, led by Lendlease. The plan includes 1,500 new homes, 382 student beds, commercial spaces, and public areas, creating a lively community for living, working, and leisure. The first phase of the project was completed in 2020. On Wednesday 18 September, representatives from Peabody, Higgins and their partners gathered to officially mark the start of construction of this latest phase, following the completion of initial preparation works on site.  Simon Barry, Managing Director, Development at Peabody, said: “This project represents a significant investment of more than £75 million, including grant funding from the Greater London Authority, at a time when building affordable homes in London is increasingly difficult. These new homes will not only be fully affordable but also built to Passivhaus standards, benefiting both residents and the environment. We’re excited to see this development come to life and we very much look forward to welcoming new residents.”   Dominic Higgins, Chief Operating Officer at Higgins Group, said: “This ground-breaking marks a significant milestone in the delivery of 189 much needed Passivhaus homes. Our commitment goes beyond building new homes. We are focused to making a lasting, positive impact within the local community by offering apprenticeships, work placements and nurturing future talent through our work with local schools, ensuring the development contributes to the area’s long-term growth and success.”   Tom Copley, the Deputy Mayor of Housing and Residential Development, said: “I’m delighted by the progress at Deptford Landings, using funding from the Mayor of London to bring 189 genuinely affordable and low-energy homes to the local area. We are proud to have delivered millions of pounds in City Hall funding to help drive this regeneration, as part of plans which will ultimately deliver 1,500 new, high-quality homes as well as new student accommodation, offices and public spaces, in line with our mission to build a better and fairer London for everyone.” Colin Murphy, Lendlease Project Lead at Deptford Landings, said: “This affordable housing development is a cornerstone of the Deptford Landings masterplan, and in partnership with Peabody, will provide affordable, sustainable housing for the local Deptford community. The delivery of 189 high-quality, energy-efficient homes makes a significant contribution to this vision and the development’s long-term plan to create a vibrant community hub for living, working, and leisure.”  Laura Stephenson, Director at Allford Hall Monaghan Morris (AHMM), the architects who designed the development, said: “We are very pleased that work has started on site at Deptford Landings, which is AHMM’s first residential Passivhaus project. Working with Peabody and Higgins Partnerships, we look forward to delivering much needed high quality affordable homes for Lewisham and for London.”  Andrew Leiper, MEP (mechanical, electrical and plumbing) Engineering Director and Managing Partner at Max Fordham LLP, said: “Over the last decade at Max Fordham we have delivered many exemplar Passivhaus projects in the UK, including several pioneering schemes. Working with our long-term clients, Peabody, on their first major Passivhaus project makes us very proud.  It’s great to be part of their move into the ultra-low energy standard for homes.”   Jeremy Spill, Partner at RLB, added: “Being involved in a sustainable project that adds social value to its community is always a privilege and pleasure, but it was particularly great for the RLB team to be involved in the new Deptford Landing project with Peabody, as employer’s agent, principal designer, and cost managers. Delivering nearly 200 affordable, low energy homes in southeast London to Passivhaus certification, will not only help reduce running costs for the residents but also support our industry’s drive for net zero.” Building, Design & Construction Magazine | The Choice of Industry Professionals
