Nearly 2,000 New Homes Approved in Major East London Regeneration Scheme

Green light given to transform Teviot Estate in Poplar with new housing, open spaces and community facilities Plans to deliver nearly 2,000 new homes as part of one of East London’s largest estate regeneration schemes have been approved by Tower Hamlets Council. The project will see the complete transformation of the Teviot Estate in Poplar, replacing outdated housing with up to 1,928 new homes, 35% of which will be affordable, alongside new green spaces, commercial space, a purpose-built mosque and a new community centre. National planning and development consultancy Lichfields advised on the scheme, which is being delivered by a joint venture between local housing association Poplar HARCA and The Hill Group, one of the UK’s leading housebuilders. The proposals were approved by the borough’s Strategic Development Committee last week. The project is one of several that Lichfields has advised on from the earliest stages, drawing on its extensive experience in estate renewal and planning policy. Clare Catherall, Associate Director at Lichfields, said: “This is a flagship regeneration project for London and an important milestone for the Teviot community. The scale and complexity of the plans, along with the level of resident engagement, make it a clear example of estate regeneration done properly. It tackles serious housing need while improving quality of life for existing residents. We’ve worked closely with Poplar HARCA and The Hill Group to help shape a scheme that reflects local priorities and makes the best use of this part of east London.” The project follows extensive consultation with residents and secures the right for all existing tenants and leaseholders to return. As well as modern, energy-efficient homes, the masterplan includes the transformation of Langdon Park, as well as over 6,000 sqm of new public open spaces, over 7,000sqm of dedicated play spaces within the estate, and improved links across the A12 and DLR line to better connect the area with the wider neighbourhood and improve public safety. Poplar HARCA’s Director of Regeneration and Development, Paul Dooley, said: “This is a real win for residents who gave their time and efforts to make sure this masterplan delivers the things that are important for local people. The plans focus on family-sized housing to tackle overcrowding in Tower Hamlets, as well as investment in community facilities and projects that will benefit the neighbourhood for years to come. We’re excited to get started on delivering these plans and working in partnership with Hill to build a brighter future for Teviot.” Designed to address long-standing issues of overcrowding and poor-quality housing, the new homes will be built to modern space and sustainability standards. Tower Hamlets Approves £800m Regeneration of Poplar’s Teviot Estate

A major step forward has been taken in one of London’s most ambitious regeneration schemes, as the London Borough of Tower Hamlets grants planning approval for the £800 million transformation of the Teviot Estate in Poplar, East London. The Hill Group, in partnership with housing association Poplar HARCA, has received a resolution to grant planning permission for the large-scale redevelopment, which will deliver 1,928 new homes—508 of which will be affordable. The scheme will also introduce a range of community assets, retail units, and public spaces, including a reimagined Langdon Park. The regeneration will be delivered in four phases, with the first due to commence in 2026. Phase one will provide 475 new homes, of which 44%—comprising 140 homes for social rent and 24 for shared ownership—are classified as affordable. The first completions are anticipated by 2028. Designed by architecture practice BPTW, the eight-hectare masterplan includes a diverse mix of studios, apartments, and family homes. The development will also feature five new public squares, green corridors, enhanced access to Langdon Park station, upgrades to Fawe Street Bridge and Limehouse Cut, and a more accessible pedestrian tunnel under the A12. Additional investment in lighting and CCTV aims to boost safety and reduce anti-social behaviour. Teviot residents have played an integral role in shaping the vision and design of the masterplan through a sustained consultation process. Existing social rent tenants within the regeneration zone have been assured the right to remain at social rent levels in newly built homes—a key factor in securing strong community backing for the scheme. AEW secures inaugural Gateway 2 approvals for 312-home Manchester scheme

AEW Architects has successfully secured four Gateway 2 approvals under the Building Safety Act for a housing estate in Newton Heath, north east Manchester. Comprising 312 homes across four high-rise towers and two low-rise terraced blocks, the scheme will be its largest retrofit project to-date. AEW is both the architect and retrofit designer on the development and worked collaboratively with Manchester City Council (client), Casey (principal contractor) and several specialist sub-contractors to develop a robust set of proposals for the regulator. AEW’s proposals will help Croydon Drive become a 21st Century, model social housing estate. Each block will undergo a PAS2035 compliant Retrofit under the Social Housing Decarbonisation Fund (SHDF) route to dramatically improve its energy efficiency and safety. Proposed works include installation of new insulation, upgrades to existing insulation, new windows and doors, introduction of new passive fire measures and creation of winter gardens. In addition to performance improvements, another key element of the project is enhancements to building and estate aesthetics to make them more contemporary. The development, comprising three mid-rise blocks, will deliver 492 build-to-rent homes, alongside 1,218 sqm of shared residential amenities and 1,652 sqm of commercial space. “This development marks a major step forward in the regeneration of Basildon town centre and provides exactly the kind of high-quality, future-focused housing we want to see in our borough,” said Councillor Gavin Callaghan, Leader of Basildon Council.“Our ambition has always been to create a modern, vibrant town centre that works for everyone — from young professionals and families to local businesses. Green Light for 52 New Eco-Homes on Former Brownfield Site in Daventry

A HIGHLY sustainable housing project in Daventry has officially broken ground, as Midlands based housebuilder Morro Partnerships begins work on delivering 52 new eco-conscious homes.  Appointed by emh group and funded by Homes England, the £12.6 million development is set to regenerate a former brownfield site on London Road, which was previously occupied by a car wash and nursery.  Each plot, ranging from one-bedroom apartments to four-bedroom family homes, will come equipped with photovoltaic (PV) solar panels and electric vehicle (EV) charging points as standard. Designed with sustainability at the core, the development also features timber frame construction to reduce carbon emissions and lower both environmental impact and future energy bills for residents.   Abdul Mozzamdar, head of social purpose at Morro Partnerships, said: “Prioritising ESG within our developments is something we will always commit to, and this project is no different. We’ve pledged to deliver more than £1 million in social value during the course of this build, which includes hiring five direct employees, offering eight work placements, and 50 hours of volunteering.  “We are also ensuring that our construction methods remain environmentally conscious. So far, 90% of site waste has been recycled, with 15 tonnes diverted from landfill. Beal Submits Plans for Over 400 New Homes as Contribution to Hull’s Housing Targets

Family-owned housebuilder Beal Homes has submitted plans for a £120m development which would bring much-needed new homes to a popular community in Hull.  Beal has submitted an application for full planning approval for more than 400 new homes on a 38-acre site in Sutton-on-Hull.  The proposed development would provide a significant contribution to Hull City Council’s required quota of new homes.  The Government has set a national target to build 1.5 million new homes during the current Parliament to meet growing housing demand. Responding to the Government’s targets, Hull City Council has adopted its own Housing Growth Strategy for 2025-2031, which sets out plans to add almost 6,000 new homes to the city’s housing stock from 2025-31.  If approved, the Beal development will bring up to 418 new, high-quality homes to a site which is allocated for residential development in Hull’s Local Plan. House types will include two-bedroom starter homes, three-bedroom homes for growing families, and four-bedroom detached properties, reflecting local demand and catering for a wide range of homebuyers. The plans include areas of public open space, including the creation of a green corridor along the southern boundary of the site, to create a scenic walking route and act as a natural buffer between the development and adjacent housing.  A thoughtfully-designed attenuation pond will also provide a practical drainage function, while enhancing the landscape as an attractive natural focal point.  Beal’s plans include the retention of existing hedgerows and trees, as well as the planting of additional trees to deliver a net gain in biodiversity of at least 10 per cent.  To promote accessibility, and ease pressure on the local road network, the plans include the creation of two access points to the development off Danby Close and East Carr Road, with Beal also proposing to facilitate the extension of the existing local bus route to enhance public transport in the area.  Beal Land Director, Chris Murphy, said: “This proposed development has been designed to create a seamless blend between urban, city living and the natural surroundings on a site allocated for housing in the Hull Local Plan. “Everything from the mix of house types, to the positioning of green spaces and public footpaths, aims to create a well-balanced development which creates a sense of community and connection, and integrates naturally into the existing residential area.” Sutton-on-Hull is a close-knit village-style community within the city boundary, located three miles north of Hull city centre. Thames Valley has received unanimous approval from Adur District Council’s planning committee for Phase 2 of the Malthouse Meadows development in West Sompting. Alongside the residential development, the plans feature a 9-acre community orchard and several areas of public open space designed to promote wellbeing and biodiversity. Malthouse Meadows has been created with an emphasis on green infrastructure. The orchard will be planted with approximately 2,000 trees and hedges, including more than 120 fruit trees. Once completed, the orchard will be managed long-term by The Sompting Estate. The development will also include a pocket park at the entrance and pedestrian access to further surrounding green areas. Homes will range from one-bedroom maisonettes to four-bedroom detached family houses. Several properties will be designed for adaptability, allowing them to meet residents’ changing needs over time. Each home will be equipped with electric vehicle charging points and will use air source heat pumps for low-carbon heating. In addition to new housing and green space, the development includes significant investment in local infrastructure through a Section 106 agreement. This includes £595,000 for improvements to pedestrian, cycling and bridleway routes, £90,000 for traffic calming measures along West Street, and £431,708 towards upgrades to the A27 corridor and A259/A283 junction.
