Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy, the nationwide property development and funding company, has acquired the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester.  With a £195 million GDV, the mixed-use scheme will split across five buildings, including a 26-storey tower, all of which will comprise 556 new homes for sale and rent, 31,000 sq ft of commercial and retail space, and residents’ amenities that include rooftop terraces and landscaped gardens.  The scheme, which will be named in due course, forms a major part of Manchester City council’s long-planned, residential-led regeneration of the site that was home to the Boddingtons Brewery until 2005. The Council first published its strategic regeneration framework of this site in 2015.  Located adjacent to the site of Manchester College’s new £100 million city centre campus, and in short walking distance of the city’s vibrant Northern Quarter, the scheme is expected to attract students and young people among whom demand for good quality accommodation in central Manchester has never been higher. A recent report by JLL* confirmed Manchester’s status as the fastest growing city among the UK’s ‘Big Six’ cities outside London, recording 34% growth in the last ten years and the largest employment and population growth in that time too. Bellway starts work on 98 new apartments at Gateshead Quayside

Work has started on transforming part of a former railway goods yard in Gateshead into a modern development of 98 apartments. Bellway North East is to deliver the one and two-bedroom apartments across three, four-storey blocks at its Modello development, at Gateshead Quayside. The housebuilder bought the 2.2-acre parcel of land off Fletcher Road in July after Gateshead Council granted full planning permission for the scheme in May. The developer is to build 83 new properties for private sale and 15 affordable homes for local people through low-cost rent or shared ownership. The site will feature 87 two-bedroom apartments and 11 one-bedroom apartments. David McCrindle, Regional Director of Bellway North East, said: “There is much to do to help prepare the site as we have to first demolish a number of derelict industrial buildings before construction work can start. Some of the vacant buildings were in such a poor state of repair that they were propped up to prevent them from collapsing. “Once the demolition is complete, we will forge ahead with the build programme and hope to release the initial selection of new homes onto the market this winter. We anticipate that the first homes will be completed and ready for their new owners to move into by the autumn or winter of 2023.” Modello is part of the regeneration of the former Greenesfield Railway Works which has taken place over the past 15 years. Located off Old Barnstaple Road, the land with spectacular views across the Bristol Channel sea and stunning open countryside, has a Reserved Matters Planning Consent for 309 open market homes and 38 affordable homes. The homes comprise a full range of properties, from one and two bedroom apartments and two, three and four bedroom houses.    The new Ilfracombe scheme is the fourth site acquired under the joint venture arrangements between the Tiverton-headquartered house builder and HGP in the last six years. Designed as a nine-storey building by JM Architects, the development takes inspiration from the town’s rich heritage and will integrate with the Council’s wider Cow Green highway improvements through attractive landscape features and public realm.
