Two new Land Directors appointment to drive regional developer to the next level

Two new Land Directors appointment to drive regional developer to the next level

Hertfordshire-based developer Griggs Homes is on course for a major expansion – and to spearhead growth and seek out fresh development opportunities it has appointed two new Land Directors, Matt Green and Ollie Myrants-Wilson. Griggs Homes is a third-generation family business, based in Borehamwood, which is currently best known for its small, boutique developments and bespoke homes in the surrounding area. Griggs already has an exciting pipeline of land, controlling a number of large scale strategic residential and commercial sites either in planning or with the benefit of planning permission. The appointment of Green, 33, as Land Director, and Myrants-Wilson, also 33, as Land and Planning Director, marks a commitment to crystalising their existing assets and gearing up in scale, as they will concentrate on bringing forward new land to facilitate development across all sectors. Matt Green explained: “Griggs is a very strong company locally, with an unrivalled reputation within Hertsmere and the surrounding areas for delivering complex planning permissions and premium homes. We have the opportunity to take the group from being strong locally to expanding both in terms of the geographical area and the size of projects.” Previously a Chartered Surveyor at Lambert Smith Hampton, Green is determined to steer the company towards growth and to be seen as more than just a premium housebuilder : “Griggs is not only known for the quality of its product but also its drive and creativity. We want to take these qualities and apply them to larger projects including urban sites and investment properties with long term redevelopment potential for a variety of end uses.” Ollie Myrants-Wilson spent the last three years as Land Director on the Board at Troy Homes, and nearly 12 years at Housebuilder Linden Homes, so he has the experience to lead the company into larger-scale projects – but, he said, Griggs intends to do things differently from most mid-sized developers. “Griggs is a growing business and very entrepreneurial, so we are looking at taking more planning risk, and buying and promoting sites without planning permission,” he explained. “It’s a challenge – but with greater risk comes greater reward. There is an opportunity in the land market to go about things differently and we want to be a trusted and dynamic partner for landowners, other developers, local authorities and key stakeholders. We have an expert team with an established track record in delivery and we want to bring a positive and refreshing approach to development.” Griggs’ new Land Directors intend to use their combined expertise to engage with a wide range of landowners with development sites that could be unlocked. One of their strengths will be their ability to make quick, informed decisions and provide certainty to all stakeholders. “We have a short chain of command here and decisions can be made extremely quickly” stressed Myrants-Wilson. “We are an ambitious company, we have a brand-new purpose-built office where landowners, agents and partners can visit, and they can see first-hand the quality of the finished product on our sites. Griggs has the appetite, drive and ambition to grow, whereas other companies this size are more risk averse.” Green added: “Griggs’ strength is in our creativity and our skillset will add to that. Our strategy is straightforward – we want to buy sites where we can add value through planning for residential, commercial or mixed use development. We are a company that can act swiftly and between Ollie and myself we have built up a significant and varied number of contacts and relationships across the industry which we will be putting to good use in the months ahead.” Green and Myrants-Wilson are already hard at work with the company’s expansion plans and are ready to meet with interested agents and landowners to discuss any sites that might be suitable for the next premium development of Griggs Homes. Citu sets out its ‘stall’ in Leeds, furthering the sustainable developer’s mission to accelerate the transition to low carbon cities

Citu sets out its ‘stall’ in Leeds, furthering the sustainable developer’s mission to accelerate the transition to low carbon cities

Citu has started on-site at ‘Stall’; a new community of 51 low carbon, high performance, low energy homes which will transform a forgotten brownfield land in the historic area of Kirkstall in Leeds, with a pioneering approach to placemaking that puts people and the climate first. Designed and manufactured locally by Citu, the UK’s leading sustainable developer, ‘Stall’ is a further evolution of the company’s acclaimed methodology and expertise cultivated from almost 20 years of creating sustainable communities and enabling change in cities across the North of England. Located on the Leeds-Liverpool Canal, ‘Stall’ will be a new sustainable place designed to support the fabric, urban grain and context of the site, encouraging nature to flourish within an urban setting. The canal-side location includes a precious green corridor that passes Kirkstall Valley Nature Reserve and the famous Kirkstall Abbey, an easy route for cycling (13 minutes) and walking (40 minutes) straight into the heart of central Leeds. ‘Stall’ will feature 4-bed ‘Canal Houses’, 1 and 2-bed ‘Loft Apartments’ and 2-bed Gatehouse Apartments. Citu has established a strong reputation at the forefront of placemaking, anticipating people’s needs, identifying and accelerating changes in design and construction, for the benefit of the planet. ‘Stall’ will build on Citu’s multi-award-winning treatment of previously vacant or derelict brownfield land at the Climate Innovation District to the south of Leeds city centre and Sheffield’s Kelham Island.  Jonathan Wilson, Managing Director of Citu, said: “We’re continuing to rip up the rule books which make outdated assumptions about how to design for the ways people enjoy living. It’s a bold statement but we want to change the world and with our design team, factory and community of residents located on one site in Leeds at the Climate Innovation District, we’re constantly observing, listening, learning and evolving our designs. ‘Stall’ is an exciting extension of the principles we’ve developed on our journey to challenge the norms, enabling residents to live more sustainably, in healthy and inspiring places that they can call home.” The name ‘Stall’ is a nod to the origins of Kirkstall which is formed from ‘stall’ meaning ‘place’ and ‘Kirk’ the historic word for ‘church’ – a reference to the area’s 800-year-old Kirkstall Abbey, one of the most complete examples of a medieval Cistercian abbey in Britain, now the stunning architectural centrepiece of a beautiful public park. The high-performance homes will be built using passive house standards, combining bold architecture with flexible designs, exceptional spaces and sustainable, low carbon materials. Customers are encouraged to see their homes in the design and manufacturing stages, to learn about the materials and processes involved at CITU’s offices, The Place, in Leeds.  Citu’s timber-framed housing system is manufactured by the developer in its onsite factory in the city. This vastly reduces the carbon footprint in the construction process and provides the developer with certainty in quality and operational energy performance resulting in significantly lower operational costs. Post-pandemic, Citu’s approach to creating places that support health and wellbeing is attracting a new generation of homeowners unwilling to compromise on the need for ‘live/work balance.’ Adds Jonathan: “How people live changed hugely over the pandemic and the way we use our homes is changing too. We want room to work, study, play, create and relax, almost as much as we need space to sleep and cook. Citu homes make it easy for residents to choose low-carbon living and at ‘Stall’ residents can step out of the front door and be amongst the trees and beside the water.” “Set apart from – and at the heart of – city living, these homes are designed to capture the surrounding natural views, alongside striking architectural details such as decks cantilevering over the canal. I urge anyone looking for a home with purpose that gives equal priority to people, nature and modern, high-performance, to come and see what we’re creating with ‘Stall’, a sustainable place for long-term living in one of Leeds’s most significant heritage settings”  Work on the scheme has now begun with the first homes ready to move into early 2023. Demand for Citu’s homes is already high and the 51 properties at ‘Stall’ will be limited to those who register for further details, on a first come first served basis. Prices and plans for the homes will soon be revealed and the first homes will be available to buy off plan in the winter. Catalyst and Hill to build new homes in Tottenham

Catalyst and Hill to build new homes in Tottenham

Catalyst, part of the Peabody Group, and development partners The Hill Group have been given the go-ahead by Haringey Council for the redevelopment of a site adjacent to St Ann’s Hospital, South Tottenham into new homes. The redevelopment will provide up to 995 new homes, 60% of which will be affordable, delivering much-needed housing in the area. The approved application comprises a mix of different tenures including private sale, London Affordable Rent, London Living Rent, and Shared Ownership homes. The scheme will bring significant benefits to the area including new and enhanced green spaces. The central Peace Garden will be retained and extended to three times its current size. The plans also include new safe and accessible cycle routes through the site towards Harringay Green Lanes station, as well as shops, amenities, community-led housing, and affordable workspaces. Catalyst and Hill’s plans also retain seven historical hospital buildings, including the iconic water tower, which will be repurposed for a variety of non-residential uses. “Haringey Council’s decision to approve the plans for St Ann’s New Neighbourhood is fantastic news for Catalyst, Hill, and local people. The new neighbourhood will not only provide new homes for hundreds of people, the majority of those homes affordable, but will ensure those living and working there have access to outstanding outdoor facilities. Creating great places and sustainable neighbourhoods is at the heart of what we do, and we look forward to welcoming new residents in in the coming years,” said Philip Jenkins, Executive Director of Development at the Peabody Group, of which Catalyst is a subsidiary. The Catalyst development will provide 239 homes within the first phase, with outline plans for an additional 756 homes over future phases. Catalyst was selected by the Mayor of London to develop the former St Ann’s Hospital site in late 2020, with a shared goal of delivering more affordable homes for Londoners. A hybrid planning application was submitted in July this year following extensive community involvement. Several pop-up events and workshops were held with the local community and a Peace and Wellness Festival that was attended by more than 300 local people. “The approval of the planning application by Haringey Council is a significant step forward in the provision of much-needed affordable housing for the borough. We look forward to working with Catalyst to create this landmark project that will bring long-term benefits to the area, whilst working closely with the local community to ensure the delivery of their vision,” concluded Andy Hill, Chief Executive at Hill. Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy acquires Boddingtons Brewery site to bring 560 new homes to Manchester city centre

Salboy, the nationwide property development and funding company, has acquired the former site of the Boddingtons Brewery, a renowned 52,700 sq ft site on the northern edge of central Manchester.  With a £195 million GDV, the mixed-use scheme will split across five buildings, including a 26-storey tower, all of which will comprise 556 new homes for sale and rent, 31,000 sq ft of commercial and retail space, and residents’ amenities that include rooftop terraces and landscaped gardens.  The scheme, which will be named in due course, forms a major part of Manchester City council’s long-planned, residential-led regeneration of the site that was home to the Boddingtons Brewery until 2005. The Council first published its strategic regeneration framework of this site in 2015.  Located adjacent to the site of Manchester College’s new £100 million city centre campus, and in short walking distance of the city’s vibrant Northern Quarter, the scheme is expected to attract students and young people among whom demand for good quality accommodation in central Manchester has never been higher. A recent report by JLL* confirmed Manchester’s status as the fastest growing city among the UK’s ‘Big Six’ cities outside London, recording 34% growth in the last ten years and the largest employment and population growth in that time too. Data from urbanbubble shows that available rental properties hit record lows in the third quarter of 2022 while achieved rents rose above asking rents for the first time.**  Simon Ismail, Co-Founder & Managing Director of Salboy, comments: “We are delighted to be the new owners of the Boddingtons site – an ideal location for urgently needed regeneration thanks to its close proximity to city centre leisure, business, higher education and transport links. The future of this site has been the subject of local speculation for too long and we are excited to mobilise construction as soon as early 2023 to bring more sought-after homes to people who want to work, live and study in Manchester.”  The scheme will be built by Salboy’s dedicated construction partner, DOMIS with construction with mobilisation due on site early 2023. To date Salboy has delivered over 2,750 new homes to Manchester and neighbouring Salford. The group has £1 billion across 11 schemes of property currently in development or planning in the North West, London and Cornwall, all of which are due to add more than 2,000 more homes to regions most impacted by the national housing shortage. Construction at Salboy’s mixed-use Viadux scheme continues and in June 2022, the Salboy team entered a joint venture agreement with Relentless, the property development company owned by Gary Neville, to deliver Manchester’s long-anticipated St Michael’s development, a scheme comprising a 5* hotel, 180 residences and leisure spaces.  Building, Design and Construction Magazine | The Choice of Industry Professionals

Bellway releases first homes onto the market at Whitehouse Park

The first homes at Bellway’s latest development in Milton Keynes have now gone on sale, following the start of construction work on site this summer. The housebuilder is delivering 175 properties in the first phase of Bellway at Whitehouse Park, including 53 affordable homes for low-cost rent or shared ownership. A further 277 homes will follow in subsequent phases, bringing Bellway’s total contribution to the wider regeneration of the Western Expansion Area of Milton Keynes to 452 properties. Phase one at Bellway at Whitehouse Park will feature a mix of two-bedroom apartments and two, three and four-bedroom houses for sale on land off Watling Street. The first residents at this development are expected to move into their completed properties early next year. Luke Southgate, Sales Director at Bellway Northern Home Counties, said: ““Bellway at Whitehouse Park will form a major part of Milton Keynes’ future development. It will provide a range of modern new-build properties in an attractive semi-rural location just a few miles from the city centre and Milton Keynes Central railway station. “With construction work underway and first homes now released for sale, we are on schedule to finish the first properties on site in February 2023. “This is the fourth successive year that Milton Keynes Council has met its housing supply target and we have made a significant contribution towards that. “We are currently building at two developments in Wavendon, one at Tattenhoe Park, and are hoping to start construction work on a new site in Greenleys next summer. We have strong ties to Milton Keynes as our divisional office is based in the city and are committed to helping to provide the new homes which are needed for the city to continue to grow and thrive.” For more information about Bellway at Whitehouse Park, visit https://www.bellway.co.uk/new-homes/northern-home-counties/bellway-at-whitehouse-park.         Building, Design & Construction Magazine | The Choice of Industry Professionals

Bellway starts work on 98 new apartments at Gateshead Quayside

Bellway starts work on 98 new apartments at Gateshead Quayside

Work has started on transforming part of a former railway goods yard in Gateshead into a modern development of 98 apartments. Bellway North East is to deliver the one and two-bedroom apartments across three, four-storey blocks at its Modello development, at Gateshead Quayside. The housebuilder bought the 2.2-acre parcel of land off Fletcher Road in July after Gateshead Council granted full planning permission for the scheme in May. The developer is to build 83 new properties for private sale and 15 affordable homes for local people through low-cost rent or shared ownership. The site will feature 87 two-bedroom apartments and 11 one-bedroom apartments. David McCrindle, Regional Director of Bellway North East, said: “There is much to do to help prepare the site as we have to first demolish a number of derelict industrial buildings before construction work can start. Some of the vacant buildings were in such a poor state of repair that they were propped up to prevent them from collapsing. “Once the demolition is complete, we will forge ahead with the build programme and hope to release the initial selection of new homes onto the market this winter. We anticipate that the first homes will be completed and ready for their new owners to move into by the autumn or winter of 2023.” Modello is part of the regeneration of the former Greenesfield Railway Works which has taken place over the past 15 years. Bellway has previously delivered new homes within this wider neighbourhood. David said: “Modello forms a key part of the ongoing transformation of this former railway goods yard into a collection of stylish and modern apartments. Bellway North East has already delivered new homes here and Modello is testament to our ongoing commitment to providing more housing locally and helping improve the area by turning a former brownfield site into a vibrant new community. “These apartments will appeal to a range of buyers as the development is in a fabulous location which is a short walk from the River Tyne with footpaths leading into Newcastle city centre. Gateshead high street is a mile from the site and the Metrocentre is only a 13-minute car journey away. “Commuters will well-served with the Gateshead Metro Station within half a mile and Junction 69 of the A1, which connects to Sunderland, Newcastle and Northumberland, just a ten-minute drive away.” For more information about the new homes at Modello, call 01916 222339 or visit https://www.bellway.co.uk/new-homes/north-east/modello. Bellway starts work on 91 homes at Integra 61 site

Bellway starts work on 91 homes at Integra 61 site

Bellway has broken ground on a new housing development which forms part of a major residential and commercial scheme in Bowburn. The housebuilder has started construction work at Clarence Gate, where it is to deliver 91 homes on an eight-acre parcel of land off Rosalind Franklin Way. Planning permission for the homes was granted by Durham County Council earlier this year. Clarence Gate will feature a mix of three and four-bedroom detached and semi-detached houses, totalling 91 homes for private sale. Located just off Junction 61 of the A1 (M), the development is part of the wider Integra 61 project, a mixed-used scheme which is set to create 270 new homes, 4,000 jobs and a £2 billion boost to the regional economy over the next decade. Oliver Wray, Sales Manager from Bellway Durham, said: “The ground-breaking at Clarence Gate paves the way for us to deliver 91 new homes at this strategically important site just off the A1(M). Our development represents one third of the residential element of the Integra 61 scheme and will therefore make a significant contribution to meeting the housing needs of the area. “The mix of three and four-bedroom properties that we are building are intended to suit growing families looking for extra space. The location is well-suited to buyers with children as it is close to local schools such as Bowburn Primary School which is only a mile from Clarence Gate. “The easy access to the A1(M) and A177 also makes this a convenient location for people commuting to Newcastle, Darlington and Durham. “We are planning to release the first homes at Clarence Gate onto the market early next year and anticipate handing over the keys to the first completed properties in Spring 2023.” For more information about the development, call 0191 313 0557 or visit https://www.bellway.co.uk/new-homes/durham/clarence-gate.

Placefirst submits plans for Halifax apartments

Placefirst submits plans for Halifax apartments

Placefirst, one of the UK’s leading build-to-rent providers, has submitted plans to develop over 120 apartments in Halifax town centre. The plans for the £16 million development at Cow Green will see the former multi-storey car park site transformed into high-quality homes for rent and, if approved, it will deliver a mix of one and two-bedroom apartments with bike storage and electric car charging points. Designed as a nine-storey building by JM Architects, the development takes inspiration from the town’s rich heritage and will integrate with the Council’s wider Cow Green highway improvements through attractive landscape features and public realm. Placefirst is working collaboratively with West Yorkshire Combined Authority on the delivery of the scheme, while pre-application advice has been sought from Calderdale Council and a public consultation. “We are excited to submit our plans to regenerate this area in the centre of Halifax with our most sustainable scheme to date. We have worked closely with the Combined Authority and Calderdale Council to ensure the scheme delivers the shared objectives of all partners and sets the standard for high quality build-to-rent in Halifax. We hope that the proposals are well received and look forward to starting work next summer to create new homes for residents,” said James Litherland, planning and development manager at Placefirst. Plans for Cow Green represent Placefirst’s most sustainable project to date as it transitions towards ‘net zero’. A fabric first approach has been taken to maximise the thermal performance of the building in addition to renewable and efficient technologies including photovoltaic panels, air source heat pumps, mechanical ventilation with heat recovery, and wastewater heat recovery. This will deliver a superior EPC rating which will limit energy consumption and allow for lower bills for residents. The proposal links closely to Calderdale’s vision for Halifax as a vibrant place to live, work and visit, and plans dovetail with current and future ‘Calderdale The Next Chapter’ proposals for the town centre such as the refurbishment of the bus station and the train station gateway. Placefirst is well known for creating quality, well-maintained rental neighbourhoods in multiple regions across the UK, and this scheme in Halifax would follow in the footsteps of its other successful developments including ‘Elevate’, 53 high-spec apartments near Manchester city centre, and ‘Skye Edge’, a thriving family community of 113 new build homes with incredible hilltop views across Sheffield. Once each neighbourhood is complete, Placefirst also maintain a presence on site and manage their neighbourhoods with skilled, friendly in-house teams, and dedicated resident services managers. If approved, work is expected to start in mid-2023 and would be completed by 2025. Building, Design and Construction Magazine | The Choice of Industry Professionals
