Fast-growing developer, Urban Group (York) boosts its senior team

Urban Group (York) Ltd has recruited a new Managing Quantity Surveyor and Project Manager to its fast-growing team. Nicholas Bryant brings 15 years of project management experience, having previously worked at Esh and Mace, he specialises in the delivery of student, residential, care and education development. His previous projects have included a 58-home retirement living scheme for Housing 21 Doncaster and the £250 million Climate Innovation District development for CITU. He was also the project manager delivering the renovation of the Grade II Lady IDA Lodge at Cookridge Hospital which recently secured the Constructing Excellence award for Conservation and Regeneration project of the year. Jamie Wilkinson also joins the Construction Division as the new Managing Quantity Surveyor. He previously worked in commercial management and quantity surveying roles at Fortem (part of the Wilmott Dixon Group) and Kier Group, where he managed multi-million-pound contracts, handling traditional tendered contracts to long-term framework agreements for a variety of local authority clients and social housing providers. Jamie and Nicholas will both work on the high-profile Aire Straits boutique student accommodation scheme which Urban Group is delivering on Merrion Street in Leeds. The nine-storey high specification development will provide 88 en-suite studios with on-site cinema, gym, lounge, dining and study space. Nicholas explains: “Urban Group specialises in residential schemes, from new-build, buy-to-let and student accommodation, to housing association frameworks, an area where both Jamie and I have extensive experience. “It is a fast-growing team, working with a strong team of sub-contractors and supply-chain partners. M&Y Maintenance and Construction to build £7.9m extra care development

Wigan Council appoints St Helens based company to build 32 unit extra care scheme  M&Y Maintenance and Construction has been awarded a £7.9m contract by Wigan Council to build a 32-unit extra care housing scheme.   Built on the former site of Shevington Community Primary School on Miles Lane, the development will include 1 Bedroom, 2 Person and 2 Bedroom, 3 Person apartments and bespoke communal areas that will provide plenty of space for socialising in a welcoming and friendly environment. The contract includes demolition of existing buildings and the construction of a new shared access road.   Speaking about the appointment, Chris Mellor, Construction Director at M&Y, said: “This is a fantastic win for M&Y, and we’re absolutely delighted to be working with Wigan Council again. It speaks to the strength of our knowledgeable construction team, who bring experience from multiple sectors including healthcare and education, that we’ve been selected to deliver this exciting new extra care scheme. We are really looking forwards to the project and strengthening our relationship with Wigan council.”  This will be M&Y’s second development with Wigan Council, having completed their Brackley House development in early 2022. The company stepped in to finish 17, two, three and four bedroom houses, following the collapse of Crudens in 2021.   During completion of Brackley House, M&Y generated more than £37,000 of social value activity for the borough, supporting apprentices, businesses and local causes. The Aluprof systems facade finishes and proportions have been designed to complement the neighbouring buildings. Back on the south bank of the River Liffey, Sir John Rogerson’s Quay was one of the first projects to be supplied by Aluprof in Ireland. It is a six storey office building complete with basement which offers modern office accommodation. Adjoining the Ferryman and Tropical Fruit Store the glass facade of the building is designed to maximise the spectacular views from the development. Designed by HKR Architects, the completed development now offers 6,500 square metres of office space. Market Insite 2023: East Mids property market shocked from ‘Trussonomics’ in 2022

INVESTMENT in East Midlands commercial real estate is set to bounce back in 2023 after transaction volumes dropped at the end of last year amid the UK’s economic uncertainty. Total investment volume in the region was £1.356 billion in 2022 – significantly down and nearly half (44%) of the previous year’s record-breaking volume, according to the annual market review by leading commercial property agents Innes England. However, the figure was only slightly down (11.5%) on the five-year rolling average and just 6.75% down on the ten-year rolling average, said Ben Robinson, head of the company’s investment consultancy. Ben said 2022 had been ‘a year of two halves’ but added: “As we begin 2023 we are cautiously optimistic that despite the re-rating of commercial property yields at the end of last year, transaction activity will return as investors quickly become acclimatised to the new norm.” The figures were revealed in Innes England’s 16th Market Insite report – presented virtually to an audience of hundreds of industry professionals – which monitors trends in the regional property market, focusing on Nottingham, Leicester and Derby, as well as Birmingham for the first time this year. The webinar featured specially filmed interviews with the senior team on location and included a live Q&A. Across the East Midlands in 2022, the report highlighted: Transaction activity across the region in the first half of 2022 continued at much the same level as the previous year, when volumes ended at record highs, said Ben. “However, this strong investor momentum started to fade in the second half of the year as the market began to absorb the effects of the first significant rises in interest rates since the financial crisis, before falling away sharply following the further shock of ‘Trussonomics’,” said Ben.  “As the era of cheap money came to a rather abrupt end towards the latter part of the year many investors adopted a wait-and-see approach whilst commercial property yields re-rated across all sectors.” That was reflected in the drop in transaction volumes in the second half, with only £239 million pounds worth of deals transacted across the whole East Midlands market. “However, we expect the market to recover following a quiet start to the year as investors look to take the opportunities of a thinner market while it lasts,” said Ben. In the logistics market, record levels of take-up in the first half of last year gave way to a decline in the second half, said director Peter Doleman. Whilst the political instability was clearly a factor, there was no crisis in the East Midlands industrial sector performance. Leicester’s increased take-up of 39% was primarily due to its location and greater exposure to the national distribution market, with notable sites including Magna Park and the Leicester Distribution Park. Derbyshire saw a substantial increase, from 891,000 to over 1.2 million sq ft. “Whilst the distribution sector is obviously an increasingly important part of both the local and national property market, there are many other sectors that drive our market locally, and the feel-good factor here in the East Midlands is better than some pundits have forecast,” said Peter. “Rental values and prices continued to rise last year, off the back of the speculative market, where prices have had to rise in view of increased costs. This has had a knock-on effect within the second-hand market, as occupiers look for suitable and cheaper alternatives. Prime rents are in the region of £8.50 per sq ft.” Director Craig Straw, head of Innes England’s business space agency team, said office take-up transactions were down across the region by about 25% but this followed a bumper post-pandemic 2021. Nottingham’s office take-up was the most robust with a strong focus on the city centre. Activity in Leicester and Derby was high in the edge of city and out of town market but overall the region had a lack of larger transactions. One emerging trend was occupiers upgrading at lease events while also downsizing their requirements. In some sectors this upgrading led to rental inflation, said Craig. New ways of working will continue to impact space requirements, with growing indications that some employers are starting to push for a more office-focused base. “It will be interesting to see how things develop as in many sectors there is still a labour shortage with employers looking to secure those scarce resources on terms which suit the employee,” said Craig. “No doubt the best approach is to create a workplace which employees wish to visit and spend time in out of choice.” In the retail sector, landlords and tenants had needed to adjust to the economic climate and the challenge of inflation, said Innes England managing director Matt Hannah, who highlighted the UK’s 17,000 shop closures in 2022 – the highest in the past five years. “A third of all closures came from a reduction in branch networks by the nationals and a further third, unfortunately, from the independent sector,” said Matt. “The East Midlands had the third lowest net decline in these numbers which reflect a 50% increase across the country over 2021. The reduction of government support and removal of the rent moratorium played significant roles.” Despite the closures, city centre landlords and stakeholders are repurposing spaces at pace, such as Marks and Spencer’s plan for 20 new stores over the next two years, creating 3,400 jobs, and the future of the region’s former Debenhams stores. The most significant boost to city centres is the much-awaited rating reassessment which impacts this April and is an immediate reduction of retailers’ occupancy costs, said Matt. “Some units we are marketing are showing a 65% drop in the rates payable or, for example, a reduction on one unit from £70,000 a year to £25,000,” he added. The retail warehouse market has made a swifter recovery, with investment yields between five and six per cent, and discount food operators continue on an aggressive expansion. Works commence on new £1.5m gatehouse and access road at Westway, Glasgow Airport

New entrance will provide direct access to the M8 and Glasgow Airport  Construction has started on a brand new state-of-the-art gatehouse and HGV-grade access road at Westway, Glasgow Airport. The £1.5m investment will boost connectivity by providing quick and direct access from Westway to Junction 28 of the M8, via the recently opened Barnwell Street Bridge, as well as to Glasgow Airport and the Advanced Manufacturing Innovation District Scotland (AMIDS).  Planning consent was granted for the project by Renfrewshire Council in November, with completion scheduled for May this year. The works are being undertaken by Luddon Construction.  The new gatehouse on the south side of the park will feature enhanced security measures. It will become the primary entrance for HGVs, vastly improving safety and local amenity, by limiting the HGV traffic through Paisley Road and Porterfield Road in Renfrew, as well as reducing journey times and miles from the M8 motorway.  Rob Large, Director of Canmoor said:  “This is a key milestone in the ongoing evolution of Westway, which will greatly improve our accessibility through enhanced links with Glasgow Airport and the M8, which is now only two minutes away, via the new bridge.   “Westway continues to go from strength to strength with the new road and access enabling the next phase of our speculative development plans, due on site this year, for a range of new warehouses and industrial buildings, which will help satisfy market demand for quality and sustainable product in the west of Scotland.  “It is fantastic to see Luddon Construction start works on this project. It will make Westway one of the best connected industrial and logistics parks in Scotland, with 24-hour security, and we forecast exciting times ahead, as we continue to invest further.”  Graeme Young, Contract Manager of Luddon Construction added: “It is great to be awarded this contract to deliver the new access road at Westway Industrial Park. Westway are making the most of the new road bridge we’ve built over the White Cart river and it’s one example of a wide ranging programme of infrastructure improvements taking place right across Renfrewshire, helping business growth and better connecting communities.” Westway is Scotland’s largest fully enclosed industrial park and currently offers over 1,700,000 sq ft of multi-let space, set on a 135-acre self-contained site. It is home to a range of local, national and international businesses including Altrad Babcock, Malin Group, Renewable Parts, DSV Logistics, AMG Group, Steder Group, Star Refrigeration, Kintetsu World Express, The National Manufacturing Institute Scotland, Boeing and Bullet Express. Successful new development launches for Story Homes

Story Homes has recently launched two brand new developments in the North East, and both have received an overwhelming response from customers hoping to be the first to secure their dream Story home. Robinson Fields, located in the desirable area of North Tyneside, near Whitley Bay and Tynemouth, launched on Saturday 4 February. Demand for the development was so strong that some customers camped outside the marketing suite the night before the launch so they could be the first in line to secure a high specification home. Initially, Story Homes planned to release just five homes for its sales launch. However, due to high demand, additional homes were released to avoid disappointment for its customers. Riverbrook Gardens, which is in a prestigious position within walking distance of both Alnwick town centre and Castle Gardens, launched on 14 January. The development also received a fantastic response from customers wanting to secure a high quality home designed for modern living.
