Vistry starts work on latest phases of major 1,050-home project in Bexhill-on-Sea

Work has started on the next two phases of construction at Vistry The Gateway location in Bexhill-on-Sea, which will provide a range of housing options for local people. The homebuilder is already building 200 homes on the outskirts of the seaside town under its Bovis Homes brand, in the first phase of the scheme. Now it is starting work on another 447 properties across two new phases under its Linden Homes and Countryside Homes brands, which were approved by Rother District Council in November 2023, with 300 of these available as affordable homes, shared ownership homes or for private rent. They will be part of a much wider neighbourhood which has outline planning permission for up to 1,050 homes, a new primary school and nursery, community and sports facilities, public open space, and landscaping. Mary McHutchison, regional sales and marketing director for Vistry Kent, said: “This project is a landmark development for the area, providing high-quality homes in a well-designed new neighbourhood. To be starting work on the next two phases is an important milestone. “Hundreds of these new homes will be accessible to people who might not have the budget to buy a full price new-build property because we have various rental and shared ownership opportunities here. “These include homes above and beyond the affordable housing provision set out in the planning agreement for the development, and this is very much in line with our values at Vistry. We are pleased to be making high-quality homes available to all, and to be working with investment firm CBRE, Sage Homes and Leaf Living on this.” The first of the next two phases was launched under the Linden Homes brand on Saturday 15 June and includes 92 homes. Vistry is due to release the first homes under its Countryside Homes brand at the development – comprising 264 homes in autumn. Across the two new phases, there will be 153 affordable homes which Vistry committed to as part of the planning agreement for the development. These have been purchased by CBRE and will be managed by Pinnacle Spaces. In addition to this, there will be 73 shared ownership properties built for Sage Homes by Countryside Homes within its part of the development, while a further 74 homes will be available to rent through Leaf Living. There’s a mix of three, four and five-bedroom Bovis Homes properties currently available to reserve at The Gateway, with prices starting from £389,995. Bristol: Key milestone reached for ‘glasshouse square’ development of 468 new city centre build-to-rent homes

BRISTOL: The redevelopment of a 2.5-acre site in the heart of Bristol has reached a key milestone after main contractor Winvic Construction Ltd celebrated topping out at the mixed-used Redcliff Quarter scheme. Grainger plc, the UK’s largest listed residential landlord, announced in 2022 that it had exchanged conditional contracts to forward fund and acquire the build-to-rent (BtR) element of the second phase of Redcliff Quarter in Bristol. Known as Glasshouse Square, the development comprises 374 build-to-rent homes, as well as 94 affordable homes and four commercial units. Upon practical completion, Grainger will own and operate the scheme, delivering much needed new homes in the centre of Bristol. Developer Madison Cairn – working in partnership with global alternative asset manager ICG Real Estate – secured planning permission for 468 new build to rent homes in 2021, along with an adjacent PBSA development of 367 rooms. The site has a much longer history, though. It had been vacant for more than 20 years when, in 2017, planning permission was granted to regenerate the site. However, after completing the first phase of the scheme – 118 new homes at the north of the site – the development stalled, leaving the rest of the scheme undeveloped. Madison Cairn took over as developer, successfully unlocking the scheme. In addition to the 374 BtR homes and 94 affordable homes, Glasshouse Square includes a total of c.5,900 sq. ft of internal residents’ amenity space; c.21,200 sq. ft of external amenity space and c.8,500 sq. ft of commercial space. The site is a short, nine-minute walk from Bristol Temple Meads Station, which sits at the heart of Europe’s largest regeneration, Temple Quarter. Glasshouse Square builds on Grainger’s existing Bristol portfolio, which includes Hawkins & George, comprising 194 build-to-rent homes, and Millwrights Place which provides 231 build-to-rent homes. Michael Keaveney, Director of Land and Development from Grainger plc said: “This is an exciting milestone for Glasshouse Square, our third Bristol-based development, providing 468 high-quality, professionally managed and well-connected homes for renters, bringing our total portfolio in the city to 900 homes. Citra appointed Rund to undertake Technical Due Diligence followed by being the Project Monitor, where Rund will see the project through to completion. Located in the Canal Conservation Area, the six-storey former warehouse dates back to 1919 and was originally built to help move goods along the Nottingham and Beeston Canal. The building will be converted to provide 95 residential units including 12 studios, 42 one-bedroom apartments and 41 two-bedroom flats, this includes a rooftop extension housing eight apartments. Ground floor amenity space for residents will also be included. Designed by Franklin Ellis Architects, it is being constructed by Jessops Construction Limited and completion is due in March 2025.  Tom French, Associate Director at Rund, said, “This redevelopment project draws on our specialism in managing build-to-rent projects through to successful completion, while also benefitting from our expertise in dealing with sensitive Listed building conversions, safeguarding heritage for future generations. Peabody and Crest Nicholson have formed a new joint venture to deliver hundreds of much-needed new homes in Brackley, Northamptonshire. The partnership between not-for-profit housing association Peabody and housebuilder Crest Nicholson will provide circa 405 high quality, energy efficient homes off Turweston Road. The 34-acre site will include one- and two- bedroom apartments and two-, three- and four-bedroom houses across a range of tenures, including affordable rent, shared ownership and open market homes. The development will be sustainable, with each of the homes benefitting from an air source heat pump and an electric vehicle charging point. Proposed open spaces will include three new play areas and more than seven acres of green spaces for the community to enjoy, including a wildflower meadow, plus new ponds. Peabody and Crest Nicholson are expecting to submit a detailed planning application later this year. The homes will be delivered in phases, with construction due to begin in 2025. Cumberland Council’s Planning Committee met on Wednesday 5 June to consider Story Homes’ proposals for a new residential development, subsequently approving the scheme, which includes a range of high-quality two to five-bedroom properties that suit the needs of a variety of prospective buyers. 33 of the new homes will be classed as affordable and will address the different requirements of eligible occupants with a connection to the Scotby area. The new development will complement the local area and include biodiversity enhancements and the delivery of new public open space which can be enjoyed by new and existing residents. As part of this new development in Scotby, Story Homes will make a number of significant community contributions totalling over £358k in line with the Section 106 Agreement requirements for the scheme. This includes contributions towards open space, sports and recreation, new primary school places, highways and travel improvements. David Hayward, Land Manager for Story Homes in Cumbria & Scotland, said: “We are delighted to have been granted planning permission to deliver 112 new homes in Scotby. Merchant City Regeneration Site Continues to Take Shape with Second Major Completion The £300 million transformation of Candleriggs Square in Glasgow’s Merchant City is continuing apace following the completion of the second major building on the site – a 346-homes build-to-rent scheme, forward funded by Legal & General (L&G). Main contractor Graham Construction has delivered the practical completion of the £81.5 million scheme, allowing L&G to progress with the internal fit-out of the building before the first residents move in later this summer. Developed by a joint venture between Drum Property Group and Stamford Investments, the 3.6-acre Candleriggs Square site is regarded by many as the last and most important piece of Glasgow’s Merchant City regeneration jigsaw. The square welcomed the opening of Scotland’s largest hotel by room numbers, the 494-room Social Hub Glasgow, in April this year.   Designed to meet the increasing demand for high-quality city centre rental accommodation in Scotland, the 325,000 sq. ft L&G scheme provides 346 apartments together with a range of retail and commercial units at ground floor level creating an attractive and accessible public realm. An entrance lobby opens onto Glasgow’s Trongate, providing direct access to a communal landscaped courtyard at the first-floor level, while a range of roof terraces provide spectacular views across the city. The building’s completion was marked by the release of drone footage showing how the finished homes form a spectacular cornerstone of the Candleriggs Square regeneration. Caddick to take forward Horwich affordable homes development

Caddick Construction has been appointed to deliver Rivington Chase, working on behalf of development partners, Bolton at Home and Irwell Valley Homes, to build 116 new homes in Horwich. Work at the former Loco Works will see Caddick resume work to regenerate the former railway works, where construction was previously being delivered by Lane End Developments, which went into administration in April 2023. Construction work will see Caddick build 38 family homes across eight terraces of four and five-bedroom homes, and two four-storey developments totalling 78 apartments. All homes will be available for affordable rent and shared ownership. Rivington Chase forms part of a £262m regeneration scheme for which outline planning permission was granted in 2015 for 1,700 homes and additional heritage, educational, retail, leisure, health and well-being services. This includes the expansion of Chorley New Road School to serve the new homes.  Caddick’s presence in Horwich also includes the construction of a new health and wellbeing hub on behalf of United Healthcare Developments, which will provide a range of medical services for the local community. Caddick’s appointment to Rivington Chase marks the second project to be delivered on behalf of Bolton at Home following the completion of a new extra care development in Little Lever, including 62 one and two-bedroom apartments and six bungalows for those aged over 55 years.
