Caddick Construction completes phase 2 of SOYO in Leeds

Caddick Construction has completed work on SOYO neighbourhood’s two newest residential blocks in Leeds city centre on behalf of Hestia, the residential platform of Federated Hermes Real Estate. Located south of York Road in Leeds, SOYO comprises two new residential buildings, known as Madison East and Mercer West, featuring 331 built-to-rent apartments, two commercial retail units, car parking facilities and sustainable public spaces for the local community. The project, focused on delivering quality modern living, has been developed by Caddick Construction through close collaboration with Hestia and joint enterprise partner Caddick Developments. The £57.4m project follows the completion of an earlier phase at SOYO, New York Square, where Caddick Construction delivered two 16 and 17-storey, build-to-rent apartment developments, housing 515 unique one-, two- and three-bedroom apartments for Moda Living. SOYO is the newest multi-use neighbourhood in Leeds city centre and once complete the state-of-the-art quarter will offer over 1m sq ft of space to live, work and enjoy. The new development includes some of the largest green public spaces within the city, high-quality residential buildings and a hub for local artistic exhibitions, enhanced by its location at the heart of the city’s cultural district. Hestia is focused on delivering affordable residential assets that will have a positive impact on the environment and communities in which they reside. Since its inception, Hestia has embodied Federated Hermes’ Responsible Property Investment agenda by sourcing and developing homes in neighbourhoods people want to live in, to a specification enhanced by an eight-year operational track record and all aligned to the Hestia Net Zero Carbon Pathway. The project’s contribution towards creating vibrant and authentic communities has been emphasised by the recent appointment of local artist EV Hardaker (Emma) as SOYO’s ‘Artist in Residence’. The Mayor and Mayoress of Coventry have been to visit a site where nearly 200 affordable homes are being built. The development at Sphinx Drive by the Sphinx Sports and Social club is managed by Platform Housing Group who are the largest social landlord in the Midlands. Constructors Countryside Partnerships, part of Vistry group, have begun work to deliver 196 affordable homes over the next few years which will be available for both social rent and through shared ownership. Councillor Jaswant Singh Birdi and Krishna Birdi joined members of Platform’s development team alongside people from Countryside to look at plans for the land and see how building work was progressing. Platform’s Executive Director of Growth and Development Gerraint Oakley said, “This site is a great testament to our commitment to keep building homes and comes off the back of a successful period for our development team, achieving starts on over 1500 homes last year. Arco has pledged to donate a share of profits from its hard hat sales to the Mental Health Foundation, as part of a new partnership to “protect heads inside and out”.   From next month, the UK’s leading safety experts will donate 10% of all profits from sales of own-brand hard hats to the UK’s leading charity for mental health.  Arco announced the partnership today as part of Mental Health Awareness Week (13-19 May), underlining the company’s commitment to keeping people safe at work, and its preventative approach to physical and mental well-being.  Guy Bruce, chief executive of Arco, said: “Everything we do is focused on protecting people. Historic moment for Manchester as time capsule is buried at brand-new mental health unit construction site

A time capsule has been buried at the construction site of Manchester’s brand-new adult mental health inpatient unit, North View. North View is the £105.9 million state-of-the-art unit, run by Greater Manchester Mental Health NHS Foundation Trust (GMMH), that will replace the current Park House adult mental health inpatient unit on the North Manchester General Hospital site. The time capsule was created to preserve the history of Park House, and memories of the North Manchester area, before North View opens later this year. It contains contributions and memorabilia from Park House patients, staff, local schools and contractors, including:  The time capsule was officially buried at a special ceremony on 07th May 2024 and was attended by:  After the ceremony, attendees were given a site tour of the North View building site, to see progress of the construction and ask any questions about the exciting new unit. Momina, 10, from Abraham Moss Community School said: “I made a poster for the time capsule. I drew a book because I love reading books; it is my passion and my hobby. I also drew a doctor because I want to be a doctor when I grow up. “Burying the time capsule today has been very fun and interesting because we are going to be a part of history. Finding this time capsule in 100 years’ time will hopefully make people very happy. “I really enjoyed the tour around North View – it looks more like a mansion than a hospital!” Tony Warne, Chair at Greater Manchester Mental Health NHS Foundation Trust said: “This really is a historic moment for North Manchester, as we preserve information and relics about and from our wonderful, diverse community. With everything from poems to artwork, photographs, videos and day-to-day items, our time capsule portrays a snapshot in time which captures the spirit of our people, mental health services, history and aspirations, for future generations to one day look back on. Who knows how different their lives may be.” Simon Corben, Director and Head of Profession for NHS Estates and Facilities at NHS England, said: “It was a real privilege to be part of this event. It’s important to celebrate these new developments, which will make such a difference for people needing inpatient mental health services across the country, and the creation of a time capsule is a really great way to do that. “It was impressive to see the progress on the North View site and the pace by which this project has been delivered to replace outdated and unsuitable dormitory accommodation with a new unit containing single en suite rooms in Manchester. “There’s been great collaboration between GMMH, the contractor, architects and service users, which has been absolutely critical and demonstrates the true partnership approach of the Procure programme – one I’m very proud to be part of.” Gary Bowker, Regional Managing Director at VINCI Building said: “It’s been wonderful to see all the brilliant contributions to the time capsule event, meet members of the community and tell them all about the exciting work we are doing at North View. “Social value is a huge part of what we do. As part of this, we have set up a community skills centre to support local 16-24 year olds through training and accredited qualifications. The aim of the centre is to support those furthest from the labour market into employment and help close the future construction skills gap for North Manchester. So far we have provided 7,200 training hours and 965 hours of work experience. Everyone who takes part also has the opportunity to move into paid employment, and we have already seen a number of learners progress to this.” Work on North View, a 150-bedroom specialist mental health inpatient unit, started in August 2022 with the new unit anticipated to be built and operational by 2024. The unit will help improve the region’s mental health services and make sure patients can access the care they need in an environment designed to enhance and aid therapeutic recovery. This forms part of the government’s commitment to deliver over 70 major hospital upgrades, helping improve patient care and ultimately save more lives. Once completed, the upgrade will see improvements to patient experience, with spacious single bedrooms, each with a private en-suite shower room, as well as a variety of indoor activity areas, meeting rooms for family visiting, multiple gardens, spaces for therapeutic artwork and a café. It will house a purpose-built Psychiatric Intensive Care Unit (PICU), an older adults ward, seven adult acute wards, and a treatment suite. North View will be the first all-electric mental health unit in the country, which supports the NHS goal of becoming net zero; and will use energy efficient heat pump technology to provide heating, cooling and the generation of hot water. The building will also incorporate thermally efficient materials throughout, and solar panels to self-generate electricity. This new development is part of an exciting vision for North Manchester General Hospital to improve health and wellbeing for local people over the next 10 to 15 years. Regeneration Area Starts to Take Shape with the Opening of the ‘The Social Hub’ in UK First  A significant milestone has been reached in the £300 million regeneration of Candleriggs Square in Glasgow’s Merchant City, one of Scotland’s most high-profile city centre development sites. Developed by a joint venture bringing together Drum Property Group and Stamford Investments, the site has marked its first completed building following the highly awaited opening of the UK’s first The Social Hub – a four-star hybrid hospitality location combining hotel, student & extended stay accommodation, co-working space and leisure facilities. The 3.6-acre Candleriggs Square site – bound by Wilson Street, Hutcheson Street, Candleriggs and Trongate – is regarded by many as the last and most important piece of Glasgow’s Merchant City regeneration jigsaw. Originally home to Glasgow’s flourishing fruit and vegetable market for most of the 20th century the square played host to a department store before remaining unoccupied and derelict for more than two decades, following the closure of the last operator there in 1999. The regeneration of the area is now starting to quickly take shape, with the next building to complete on site – the 346-apartment build-to-rent scheme delivered on behalf of Legal & General – forecast for practical completion this summer.  Graeme Bone, Group Managing Director of Drum Property Group, welcomed the completion of The Social Hub Glasgow as heralding an exciting future for Candleriggs Square. “The development vision we outlined when we first took ownership of the site in 2019 is now starting to come to fruition,” he said. “Despite many construction and delivery challenges, we are now seeing this vital part of the city centre, which had lain dormant for more than 20 years, beginning to take shape. It’s great to see these spectacular buildings coming out of the ground, bringing people, investment and excitement back into the heart of Glasgow city centre. The opening of The Social Hub Glasgow marks the return of Candleriggs Square to what it once was as part of the city’s rich commercial history – a bustling market-place full of life, vitality and interest, intrinsically linked to the rest of the city centre.” He added: “We can now look forward to more high-quality housing, local amenities and open spaces combining with new pedestrian and access links creating a new sense of place, and making the whole Merchant City more accessible, welcoming and exciting for people living, working and visiting the area.” The Social Hub Glasgow spans some 20,000 sq. metres is the result of a £90 million investment, and has space for up to 222 co-workers along with 20 private offices and eight flexible meeting and event spaces totalling 1,500sq metres. There are 494 rooms including dedicated four-star hotel rooms for leisure and business travellers, as well as those for students and extended-stay guests, making it Scotland’s largest hotel by room numbers.  The Social Hub concept is the brainchild of Edinburgh native Charlie MacGregor, who set up the first of what has grown into a portfolio of 23 hubs across Europe, in 2012 in Rotterdam – 18 of which are now open. Driven by its purpose of creating a better society, The Social Hub is now a pan-European investor, developer, owner and operator of a ‘hybrid’ hospitality model combining hotel accommodation, co-living and co-working spaces with restaurants, bars, conference rooms and fitness facilities, all coupled by pioneering community-centric experiences and social-impact focused programmes. Glasgow City Council initially approved plans for The Social Hub Glasgow in May 2020, as well as granting approval for ‘Planning Application in Principle’ for the entire 3.6-acre site. Drum and Stamford’s proposals include a high-quality mixed-use scheme combining homes, offices, hotels, restaurants and local amenities together with landscaped open spaces and accessible walkways – with a new public square at the heart of the development. Plans for Candleriggs Square match Glasgow City Council’s stated desire to bring more people back into the city centre to live, work and visit.  Council Leader, Councillor Susan Aitken, attended the hotel’s groundbreaking ceremony in September 2021, and said at the time: “Glasgow needs a city centre that is an attractive place to live, work, study, visit and invest – and the regeneration of Candleriggs Square can play an important role in delivering on all of those aims. New life for Monkwearmouth Hospital as redevelopment handed over

Located within the grounds of the existing hospital, the new modern fit for purpose building provides a welcoming, level and accessible front entrance to the main outpatient facilities. In addition to the new entrance and reception area, the new accommodation includes meeting rooms, flexible open-plan workspaces and breakout areas, and consultants’ offices on upper floors along with areas for their support teams to work in. The new building has created the perfect office environment for employees at the site and encourages collaborative working and support; all of which service users should benefit from. The building also houses a Changing Places facility, and the new ‘Café Bede’ community café is open to the general public, visitors, staff and service users across the Hospital. The new café includes areas for inside and outside dining and is home to a time capsule that was placed in the ground during the construction works; telling the story of the build, the history of the site and the previous building for people to read in years to come. Sir Robert McAlpine completed the construction of the 3,287 sq. m, three-storey building for MDL over 19 months with the facility achieving a Design stage BREEAM Excellent standard. In addition to a replacement tree lined staff car park, the development delivers level access and a beautifully landscaped piazza area including seating and extensive planting, along with a memorial garden. The external works have transformed the previous parking area that fronts onto Newcastle Road and creates better connectivity within the estate for hospital users, staff and visitors. MDL worked with NTW Solutions Limited, a limited company established by Cumbria, Northumberland, Tyne and Wear NHS Foundation Trust, to provide premises that will enable NTW Solutions to deliver improved facilities and a range of important services to the Trust. Cumbria Northumberland Tyne and Wear NHS Foundation Trust is one of the largest mental health and disability Trusts in England. Monkwearmouth Development Ltd is a Joint Venture between Sir Robert McAlpine Capital Ventures Limited and Argon Property Development Solutions Limited. It was appointed to this work through SRMCV’s place on the Pagabo Developer Led Framework, a nationwide procurement framework available for public sector organisations that focuses on delivering social value for each development. Sheffield Property Association announces the appointment of new director

The Sheffield Property Association, which is the City’s collective voice for property, has announced the appointment of a new director, Rebecca Knight, who has joined the board of the organisation. Rebecca, who is managing director at OVO Spaces has 32 years of experience in the property industry. She joins The Sheffield Property Association’s (S-PA) passionate and committed team of four directors who all share a vision of improving Sheffield’s built environment, driving investment, and fostering strong relationships with stakeholders and partners. Having grown up locally and now living within the city region, Rebecca presents a passion for all aspects of property, having worked in residential, commercial, leisure, and industry sectors. Rebecca said: “I am looking forward to bringing something a little bit different to the S-PA. This is a new challenge for me, and I’m excited to add value where I can utilise my industry experience. “Working in Sheffield is so different to other cities. People are the heart of everything we do, and the shared collaborative spirit is what makes us unique. I believe the city is in the early beginnings of something bigger, and I want to be part of this resurgence. “My goal is to help make Sheffield an even better place and to bring a different energy to the role.
