Bromwich Hardy launches new barometer and calls for new development vital for economic future of region

Bromwich Hardy launches new barometer and calls for new development vital for economic future of region

Award-winning commercial real estate agency Bromwich Hardy has called for more development land to be urgently identified across the West Midlands to help drive economic growth. The Coventry-based firm says a long-standing lack of land supply is stifling the ambitions of companies to grow across the region. The firm’s founding partner Tom Bromwich was speaking as he launched the 2022 Bromwich Hardy Barometer – containing a wealth of facts and figures about the office and industrial market across Coventry and Warwickshire. He told an audience of 70 leading property, construction and development experts at the event at the Telegraph Hotel in Coventry that 2022 had been a year of growth for the agency. Highlights included: ·         Commercial sales of more than £35million ·         Land sales of £57.6million ·         Lease deals worth £4.3million ·         Bromwich Hardy again the biggest dealmaker across Coventry and Warwickshire Tom said that the 2023 market remained positive, despite the challenging economic background, and that there were good reasons for optimism across the commercial property sector. “The last 12 months has seen Coventry and Warwickshire continue to do well. The region’s location, in the Golden Triangle at the heart of the nation’s motorway network, insulates it from some of the more chilling effects of the current economic difficulties and has enabled it to remain competitive. “The warehousing sector has been particularly strong, with excellent demand for high-quality units whenever they have become available. Occupier demand has also held up well across the region over the last 12 months – and shows all the signs of continuing to do so. The strength of interest is reflected in rising rental values, with a unit at Tachbrook Park in Leamington Spa achieving £13 per square foot earlier this summer – thought to be a new record rent for industrial warehousing in the town. “And the office market has shrugged off suggestions that it would be hard-hit by the pandemic.  We have seen the level of deals continue to improve as employers have recognised the need to offer high-quality, sustainable and employee-focussed work spaces as a way of attracting staff back from their home offices. Developments such as Bourn in Coventry are a perfect example of this trend.” But Tom said the lack of new land for development was a serious concern and one which needed addressing urgently. “There is a significant lack of employment land on offer and the pipeline for the future is nothing like as strong as we would like to see. Very few new schemes are coming through and demand is being consistently frustrated by supply. “This is a hugely serious issue for the region. Our location means we are an attractive destination of choice for developers, but they will simply start to look elsewhere if the regional and national authorities do not take urgent steps to open up more of the new opportunities for employment land we so urgently need.” Bromwich Hardy partner David Penn and Lisa Dean from industry data experts CoStar gave guests an update in the state of the markets, whilst Brian Harrabin, from Complex Development Projects spoke about the scheme to transform the former Coventry Telegraph offices into the new Telegraph Hotel. HS2 completes foundation work for UK’s longest railway bridge

HS2 completes foundation work for UK’s longest railway bridge

The last of 292 concrete piles that will form the foundations for the UK’s longest railway bridge were installed this week at the site of HS2’s Colne Valley Viaduct, marking a successful end to the first phase of the record-breaking project. Once complete, the 2.1 miles (3.4km) bridge will carry the new high-speed rail line across a series of lakes and waterways near Hillingdon on the north-west outskirts of London. The construction of the foundations, the 56 huge piers and the deck on top, have all been happening in parallel – with separate teams working from north to south. Deck assembly began last year, with more than 500 meters of the viaduct structure now complete. In order to deliver the 66 piles in the lakebed, the team first had to construct over a kilometer of temporary jetties, with cofferdams to hold back the water around each set of foundations. The jetties are also used to transport materials and equipment during the construction of the piers and viaduct deck, keeping vehicles off local roads. Construction of the HS2 project – which is designed to improve rail links between London, Birmingham and North, help level-up the economy and provide a low carbon alternative to car and air travel – is ramping up across the UK with almost 30,000 jobs now supported by the project. HS2 Ltd’s Project Client, David Emms said: “Once complete, HS2 will transform journeys across the UK, help to boost the economy and support the UK’s transition to net zero. “The completion of the piling for the Colne Valley Viaduct is a major achievement for our whole team and marks the end of almost two years of hard work. With pier construction and deck assembly also well underway, the viaduct is fast becoming one of the most impressive and recognisable parts of the project.” The viaduct is being built by HS2 Ltd’s main works contractor Align JV – a team made up of Bouygues Travaux Publics, Sir Robert McAlpine, and VolkerFitzpatrick, working with its contractor KVJV– who spent almost two years on the piling. KVJV is a team made up of Keller Group and VSL International. On top of each group of piles – some of which are to a depth of 60m into the ground – a concrete pile cap will support the pier which will in turn support the weight of the bridge structure above. Instead of hammering the piles into the ground, holes were bored before being backfilled to create the piles. The main deck of the viaduct is being built in 1,000 separate segments at a temporary factory nearby and assembled using a bridge-building machine which lifts each piece into position before shifting itself forward to the next pier.  Align’s Surface Operations Director, Derek van Rensburg said: “Completing the piling is a great achievement for both Align and the team at KVJV, working over the lakes and waterways across the Colne Valley. We were able to complete the piling with no significant impact on the environment, a great result for the whole team.” Set low into the landscape, the widest spans reserved for where the viaduct crosses the lakes, and narrower spans for the approaches. This design was chosen to enable views across the landscape, minimise the viaduct’s footprint on the lakes and help complement the natural surroundings. The design was inspired by the flight of a stone skipping across the water, with a series of elegant spans, some up to 80m long, carrying the railway around 10m above the surface of the lakes, River Colne and Grand Union Canal. HS2 worked closely with Affinity Water and the Environment Agency to monitor water quality and agree working methods. These were monitored by a team of specialist engineers during construction in order to protect the natural environment. Before work began, an extensive programme of test piling was completed with engineers sinking 12 piles at two locations with geological and structural data from these tests fed back into the design of the viaduct. This resulted in a 10-15% reduction in the depth of the piles and associated time and cost savings. Building, Design & Construction Magazine | The Choice of Industry Professionals

New website and rebrand for the ISSE to reinforce changes within the Built Environment

New website and rebrand for the ISSE to reinforce changes within the Built Environment

Every day more and more people are realising the extent to which personal health and well-being can be affected by the quality of the environments we use and occupy. These can be indoors, such as in our homes and workplaces; or outdoors for travelling to and from work and for recreation; as well as in the countryside and farmland beyond the urban fringes. Perhaps you are looking for on authoritative source of technical guidance and expertise. Or, maybe, you would like to acquire, verify, or improve your own level of technical expertise through the Institute of Specialist Surveyors and Engineers (ISSE) industry-leading Gold Standard Register™ ‘All-Life’ qualification and competence assessment programme? Then again, if you are a manufacturer-approved installer (or are planning to use one) you need to know that it will soon be a legal requirement for competence validation through a professional institute. Participation in the ISSE qualification and competence assessment programme can help to ensure that this industry-wide requirement is met. The ISSE can now support its members and the general public well beyond the limitations of traditional ‘built environment’ thinking to include a more expansive ‘holistic’ approach to what we now describe as ‘Managed Environments’. This provides for full-spectrum consideration of all aspects of a problem or situation, from multiple inter-related Planet, Personal, Property and Project perspectives. The launch of our new website has been designed to coincide with this and we look forward to welcoming you there: www.isse.org.uk In the wake of the Grenfell Tower disaster 5 years ago it was determined that UK construction was “not fit for purpose”. Consistent with its mission to raise standards in the pursuit of excellence across the full range of construction and built environment activities, ISSE has developed and will shortly launch its ground-breaking ‘All-Life’ qualification and competence assessment programme that can take you from “Basic to Boffin”, all the way up to Level 7+. Whether you are a tradesperson, professional or even a more forensically inclined ‘Building Pathologist’, ISSE’s tiered ‘All-Life’ Certification, Diploma and Competence model is an industry first. Even as a DIYer or enthusiastic amateur (or helpful partner), entry-level awareness training can provide valuable insights to what you should expect from others you may choose to pay for their product and service provision. Anything less than a holistic approach is almost guaranteed to end in tears. Choosing to work with people who have a limited ‘silo’ perspective serves no-one’s best interests. Afterall, who knew that the Health and Safety Executive (HSE) has advised that all painted material should be assumed to contain lead and that, when disturbed, women and children are most vulnerable to its many (invisible) toxic effects? This is essential knowledge that certainly seems to have escaped the majority, if not all building trades and related service providers, including asbestos-related contractors and even health and safety advisors. As they say, “You don’t know what you don’t know” – but we probably do and, if not, we’ll find a specialist who does! Puma Property Finance inks £50m loan to Scape Living for co-living space in East London

Puma Property Finance inks £50m loan to Scape Living for co-living space in East London

Puma Property Finance (Puma) today announces it has provided a facility of approximately £50m for a transformational co-living, commercial and events development in Walthamstow, East London. The development, directly opposite Blackhorse Lane station, will see the creation of 273 residential living units as well as new commercial co-working areas and a flexible performing arts events space.  The scheme is being developed by a joint venture between Scape Living, one of the UK’s largest providers of ‘Living’ units, and Dutch pension giant APG.  As of December 2022, Scape Living received consent for the enhanced scheme and construction is expected to commence no later than Q2 2023. Once built, the project will complete the latest phase of a £3bn+ regeneration of the local area, which will have provided more than 2,500 new residential living units (across BTR, Co-Living, PBSA and build-to-sell) to address the ongoing housing shortage in the capital, as well as delivering substantial new community provision including a flexible performing arts events space and extensive amenities for tenants.    The facility represents Puma’s third substantial loan into the London market in the last 9 months, following the funding of a £65m residential scheme in Stonebridge Park and a £52m new sustainable office development in Parsons Green.  Scape and APG have also made substantial investments in the London residential and commercial markets in recent months, in what should be seen as a clear vote of confidence for the ongoing appeal of the capital. Shane Ryan, Director, who led the deal for Puma Property Finance, comments: “We are delighted to be partnering with Scape Living and APG to turn this exciting development into a reality.  The transformation of the Blackhorse Lane area is not only helping to address the acute housing shortage in London but is creating a diverse and sustainable community. This is the largest loan that Puma Property Finance has provided to date, and it is telling that the funding will be used for a substantial co-living development, a sector in which we believe strongly and that looks set for significant growth in the coming years as it attracts further institutional capital support.  More and more people are discovering the benefits of the co-living model, which provides increased certainty of costs as well as providing a sense of community alongside state-of-the-art accommodation and amenities. We are excited by the vision of the Scape Living team and we look forward to partnering on other similar Living schemes across the UK in the near-future. Puma Property Finance remains excited for the prospects of further lending going forward despite recent challenging market conditions.” Adam Brockley, Founder & Global CDO of Scape Living, added: “We are delighted to partner with Puma Property Finance for the first time.  The Puma team have been a pleasure to work with throughout the process and have demonstrated a commercial approach, great flexibility in a tight timeline, and a deep knowledge of the co-living sector.  We very much look forward to working with them again in the fast-growing Living space.” Building, Design & Construction Magazine | The Choice of Industry Professionals

MAG announces plans to deliver £440m second phase of Transformation Programme

MAG (Manchester Airports Group) today revealed the green light for a £440m of investment in Manchester Airport, creating thousands of jobs and unlocking billions of pounds of economic value for the North over the next decade. The investment will transform the passenger experience at the UK’s third largest airport, with new spacious facilities, state-of-the-art technology and equipment, and an exciting array of shops, bars, restaurants and airport lounges. It is the final phase of the £1.3bn Manchester Airport Transformation Programme (MAN-TP), first announced in 2015 with a 10-year vision to revolutionise the customer experience at the Northern hub and unlock the potential of its two full-length runways. The first phase saw Terminal 2 more than double in size, with the new facility having received positive feedback from passengers and airlines since opening in July 2021. Phase two will double the size of the existing departure lounge, with a wider selection of shops and food and drink outlets, showcasing the best of what the North has to offer. It will also involve the construction of an additional security hall, fitted with next-generation security scanners. Mace has been appointed to support MAG with the overall Programme Integration, management and Construction Managers, for overseeing two key elements of the programme – the redevelopment of Terminal 2 and the construction of a new pier, matching the look and feel of the first pier that opened in 2019 and creating extra capacity for aircraft. Jacobs will be the Principle Designer for Airfield works, delivering a new dual taxiway system to improve airfield efficiency, with flexible aircraft stands. Vanderlande has been appointed as Principle Contractor for the Baggage systems. The terminal’s new hold baggage system will be able to handle over 5,000 bags per hour, more than doubling its current capacity, with two new teardrop check in islands. Other key appointments include; Paul Willis, Chief Development Officer, Manchester Airport Group, said: “The second phase of the Manchester Airport Transformation Programme represents the concluding chapter of the most ambitious expansion project in the history of the airport, and in turn signifies a huge milestone for our city, the North and also the wider recovery of the travel industry. “We are looking forward to working with Mace and all our partners to create a world-class facility that will provide not only regional connections, but also improved global connectivity. “Their skills and experience will align perfectly with the significant expertise we have within the MAG team, and we look forward to bringing this project to life for the benefit of all our colleagues, passengers and commercial partners.” The expanded Terminal 2 has already welcomed a number of new airlines to Manchester, and seen the launch or relaunch of a string of key routes. Examples include a brand-new service to Kuwait, a revived service to Beijing and a first UK Transatlantic base for AerLingus. This latest investment will complete the transformation of Terminal 2, delivering improvement to all stages of the passenger journey – from check-in to baggage reclaims – as well as upgrading its airfield to cater for next generation aircraft. More than 500 jobs will be created in the construction phase alone, while independent analysis shows around 16,400 extra jobs will be generated by 2040 as a result of the economic activity stimulated by the expansion of the airport and its route network. Mace will also engage 1,500 young people across Greater Manchester, aim to raise £70,000 for local charities and donate 500 hours of employee volunteering time. Mace and its supply chain partners are also targeting that at least 5% of the workforce should be apprentices for the duration of the project. Over £1.3m in social value has already been created to date. Jason Millett, Chief Executive Officer, Mace Consult, said: “It’s fantastic to be delivering a project which will have such a significant impact on levelling-up the UK through job creation and enhanced connectivity. Through our partnership with Manchester Airport and local stakeholders, we will create vital infrastructure for passengers. “Helping to deliver on our vision for growth, our experienced project and programme consultants will bring their extensive aviation expertise and regional knowledge to apply fresh thinking to our approach. In turn, we aim to continue supporting the aviation sector’s path to recovery post-pandemic.” Further information, images and CGIs of the transformation programme’s second phase will be released in the coming months. What are the Banking License Requirements

What are the Banking License Requirements

Banking is regulated at both the federal and state level. In order to obtain a bank charter, banks must meet certain requirements set forth by banking regulators. By understanding the banking license requirements, you can be sure that your bank meets all of the necessary standards. But when do you need a banking license, and what are the banking license requirements? Read on to find out! When Do You Need A Banking License? 1. Taking Deposits From The Public Companies that take deposits from the public are required to obtain a banking license. This includes banks, credit unions, and other financial institutions that accept customer deposits, such as money market funds and other investment companies. Therefore, if you plan to take deposits from the public, you’ll need to obtain a banking license. 2. Engaging In Lending Activities In addition to taking deposits from the public, financial institutions must also engage in the lending process. For example, companies that lend money must have a banking license. The licensing requirements for this type of financial institution include having the proper insurance coverage and complying with other legal requirements. 3. Buying, Selling, Or Exchanging Securities Financial institutions that buy and sell stocks, bonds, mutual funds, and other investments must have a banking license  When buying or selling an asset, a financial institution is called a broker-dealer or an investment bank. Broker-dealers need to be licensed by the Securities and Exchange Commission, while investment banks fall under the supervision of the Financial Industry Regulatory Authority (FINRA). 4. Creating New Financial Products Financial institutions can create financial products by creating and issuing mutual funds, stocks, and other financial instruments. Banks, broker-dealers, and securities firms can do this. Some financial institutions that create their products are called dealer-brokers because they work like stockbrokers, providing financial services to investors. 5. Exchanging Foreign Currency Businesses that exchange foreign currency for clients, either in person or online, are required to obtain a banking license. This includes banks, currency exchanges, money transmitters, and other businesses that exchange foreign currency.  What Are The Banking License Requirements? The specific requirements for obtaining a banking license vary by state and type of bank, but they typically include things like: 1. Having a certain amount of capital that meets the regulatory requirements; 2. Having a physical location in the state; 3. Meeting specific record-keeping standards; 4. Applying the relevant regulator; 5. Obtaining approval from shareholders and directors; and 6. Complying with all applicable laws and regulations. By meeting the banking license requirements, banks can be sure that they are operating in compliance with all of the necessary regulations. This helps ensure that banks are stable and able to serve their customers properly. Before applying for a bank charter, aspiring bankers must understand the banking license requirements.  It’s also important to note that obtaining a banking license can be lengthy and expensive. SEGRO Logistics Park Northampton leads the way on net-zero development

SEGRO Logistics Park Northampton leads the way on net-zero development

SEGRO Logistics Park Northampton (SLPN) will be the company’s first UK big-box logistics park to achieve net-zero carbon in the construction of all the units and delivery of the supporting infrastructure as a result of a pioneering partnership with primary contractor Winvic Construction Ltd. SLPN will deliver up to 5 million sq ft of modern distribution space and a new 35-acre rail freight terminal, and is adjacent to Junction 15 of the M1, close to Northampton. The development, which is expected to support over 7,000 jobs, also includes significant infrastructure improvement works, including a bypass of Roade village, improvements to the A45 and M1 Junction 15 and extensive landscaping including new cycle routes and footpaths. SEGRO and Winvic will deliver the entire project, including all infrastructure and enabling works, at net-zero carbon. This will be achieved through a number of innovations in the construction and procurement processes to reduce the amount of embodied carbon in the base build by approximately 40%, with any outstanding carbon being offset. Initiatives include:  Use of recycled and low-carbon materials Shift to green and renewable power Reduction of on-site waste In line with the company’s Responsible SEGRO commitment to be net-zero carbon by 2030, the scheme has been designed to reduce the amount of embodied carbon as far as practically possible. The carbon that can’t be removed will be offset through a variety of initiatives that will be focused around social value, ecology and renewable energy. These include peat bog restoration in the North East of the UK, a carbon farming project in Somerset and several tree planting schemes. An initial 165,000 Verified Carbon Standard carbon credits have been purchased. SEGRO’s current priority is to reduce carbon emissions, however the company is simultaneously developing its carbon offsetting strategy. The learnings from SEGRO Logistics Park Northampton will inform this strategy. Andrew Pilsworth, Managing Director, National Logistics at SEGRO said: “Rapid advances in construction techniques and building design are enabling developers to deliver warehouse units more sustainably, but SEGRO Logistics Park Northampton will be the first time net-zero is achieved across an entire vast industrial site, including the delivery of all on-site and off-site supporting infrastructure. “This is the result of a truly innovative approach from SEGRO and our partner Winvic to source recycled materials and embed the principles of the circular economy at all stages of the design and development process. Developments such as SEGRO Logistics Park Northampton are vital cogs in domestic and global supply chains, and it is critical we can deliver them to meet our customers’ requirements for net-zero carbon warehousing and help the UK transition to a greener economy.” Arun Thaneja, Winvic’s Technical Services and Sustainability Director, added: “Our combined vision for sustainable procurement and operations, has resulted in SEGRO Logistics Park Northampton being a perfect example of how we work in partnership to deliver innovative net zero developments. We hope the scheme becomes a source of inspiration for net-zero in the construction industry.” Building, Design & Construction Magazine | The Choice of Industry Professionals
