McLaren Construction surpasses Net Zero Targets at Landmark Leeds Logistics Hub

A pivotal logistics warehouse scheme now completed in Leeds has met and surpassed its net zero carbon construction targets, delivered by McLaren Midlands and North. Successfully achieving an embodied carbon target to practical completion lower than first proposed, ensuring a more sustainable build and reducing the carbon offset payment, McLaren Construction Midlands and North completed works on Sherburn42 – a 660,000 sq. ft. logistics warehousing space located in Sherburn-in-Elmet at the end of November, appointed by commercial real estate investor and developer, Firethorn Trust. The 37-acre Sherburn42 scheme sits adjacent to the Sherburn Enterprise Park in Leeds and comprises the construction of four Grade-A industrial units ranging from 57,750 to 280,000 sq. ft., with industrial warehouse and office space to support core building services. The design concentrated on helping occupiers reach operational sustainability targets and the project will be accredited net-zero carbon in construction by the UK Green Building Council. Set to achieve a BREEAM ‘Excellent’ rating, the logistical hub features EV charging, full PV coverage and LED office lighting, alongside 4MvApower. The Engineering Services Consultancy Ltd (ESC) was appointed by McLaren Construction Midlands and North to undertake a Whole Life Embodied Carbon assessment of the build at as-built RIBA Stage 5. The subsequent report showed that the contractor surpassed its project target of 550 kgCO2e/m2, achieving 458.32 kgCO2e/m2. Net Zero Carbon in construction is a term that refers to the energy used during the manufacturing of materials, combined with the emissions generated throughout the building’s construction, these are then offset through an internationally recognised carbon credit scheme. This was achieved following initial reductions in the embodied carbon, through a focus on material specification. At present, there is no mandatory requirement to report on Whole Life Carbon outside of London. However, the UK Government is committed to achieving Net Zero Carbon by 2050. Construction works to deliver the next phases at Lincoln Enterprise Park are progressing to schedule with 80% of space already reserved. Located on the A46 near Thorpe on the Hill, Lincoln Enterprise Park is progressing with phases 7 to 10, which will bring an additional 34,500 sq ft. to the park and could potentially create up to 100 new jobs. Following the continued demand for commercial property in and around Lincoln and a successful planning appeal in 2021, developer and site owner LEP Developments commenced works in October last year, acting as both developer and contractor. With groundworks done, steel frames ups and roofs complete, works to phases 7 and 8 – which are 6,500 sq ft. each – are on schedule. In total, phases 7 to 10 will bring 13 new mixed-use units ranging from 1,451 to 11,500 sq ft. to Lincoln Enterprise Park, offering in-demand expansion opportunities for current occupants and new commercial premises for other businesses. Current occupant and bespoke kitchen and furniture manufacturer, Krantz Designs, has been on Lincoln Enterprise Park since 2020. Midlands and North contractor completes first phase of Yorkshire logistics hub

McLaren Construction Midlands and North has delivered phase one of Konect 62 – a speculative industrial and logistics development located in Knottingley, West Yorkshire. Comprising three sustainable units across the 60-acre first phase which are now available to let, the contractor worked together with C4 architects to complete the first phase for joint venture partners, Henderson Park and Cole Waterhouse. With a capability of providing over 1,500 jobs, phase one units include 161,000, 151,000 and 61,000 sq. ft options alongside a 30-acre service plot, which was delivered with utilities and access to accommodate several Build-to-Suit options. The entire Konect 62 development, which will include multiple phases, will be adopting low carbon building design and technology to target a BREEAM ‘Excellent’ rating. McLaren Construction Midlands and North inducted 1,350 people during the delivery of the first phase, and a combined total of 138,200 work hours were required for the build. The Konect 62 site is located on the previous site of Kellingley Colliery, the last deep mine in the UK which opened in 1959 and closed in 2015. Cornish developer Treveth has agreed terms with its first commercial tenant at Dudnance Lane in Pool, the company’s first fully refurbished unit in Pool, West Cornwall.  The tenant, Rexel UK Ltd, a leading electrical distribution company, signed up for a 15 year lease and their strategic relocation to Dudnance Lane marks an exciting phase in Rexel UK Ltd’s expansion plans and underscores Treveth’s commitment to facilitating the growth of dynamic Cornwall-based businesses within its commercial properties. The 7,319 sq ft unit, located in a prominent, convenient warehouse location, close to the A30, stood vacant for some time before it was upgraded to modern standards in 2023 by Treveth. Brackley Property Developments gains approval for light industrial scheme in Leicester

Planners have granted consent for a new scheme in Leicester that will deliver c.30,400 sq ft of light industrial accommodation. Commercial developer, Brackley Property Developments (BPD), will redevelop a brownfield site off Blackbird Road near Leicester city centre, on behalf of Leicester City Council. The redevelopment of the Ian Marlow Centre, a former council depot, aims to meet local demand for commercial employment workspace by delivering 21 small units for start-ups and growing businesses. BPD has completed the clearance of vacant office, workshop and storage buildings on site, with construction of the new units set to begin this month. The developer won the remit from Leicester City Council to deliver the project following a competitive tendering process. The project is being supported by funding from the government’s Levelling Up Fund. Stephen Pedrick-Moyle, managing director of BPD, said: “We are very pleased to have gained planning consent to redevelop the vacant former Ian Marlow Centre. After a £20m investment, the new building will support the creation of over 150 skilled jobs. They already have offices in the UK, Europe, China, the US and Africa and the move will bring another industry-leading manufacturer to the region, across 2.3 acres on Longbridge Business Park. As St. Modwen continues the £300m regeneration of the former West Works site, the area is rapidly gaining recognition for being a specialist centre for science, technology, medicine, precision engineering and R&D.
