Glencar awarded contract to fit-out new 240,000 sq ft carbon neutral in operation warehouse development and office complex for PRL Logistics in Dublin

Glencar, a leading construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it been awarded a new contract to fit out a new 240,000 sq ft carbon neutral in operation warehouse and office complex in Dublin for leading logistics solutions, integrated freight and transportation specialists PRL Logistics. PRL provide clients with customised outsourced Logistics Solutions, Sales and Marketing services. The contract will see Glencar undertake full fit out works on the new warehouse development which was developed by Exeter Ireland and is situated at Aerodrome Business Park in Baldonell, Dublin (Unit R), close to other PRL facilities..  The scope of the works encompasses full-fit out, including racking, sprinklers, state of the art PV system, lighting, M&E plus associated civil engineering and enabling works. The project also includes fit out to the three story office space along with the provision of new welfare areas. Work is expected to commence on site in January and take 17 weeks to complete with PC expected early May. McLaren Construction completes units at Omega Business Park

Works have now completed for Units 2 and 3, Omega West, Omega Business Park in Warrington delivered by McLaren Construction Midlands and North. Unit 2, developed by Omega St Helens Limited and managed by Miller Developments with Barings as Funder, is currently being marketed to potential end users and comprises a portal steel frame building, with a single-storey office block and an extensive warehouse, the overall area of which is 300,000 sq. ft. Externally, a concrete service yard is situated to the north of the building and carparking for staff is located at the east elevation. Unit 3, funded by Aviva Life 7 Pensions UK Limited and now let to Iceland Foods Limited, is a large 510,000 sq. ft. cross dock distribution centre with 106No dock doors, two transport hubs, a Vehicle Maintenance Unit and extensive office space over two floors. The unit has provision for frozen, chilled and ambient storage within the building which will be installed as part of the upcoming Iceland fit out works. Starting in November 2022, construction works for Unit 2 (£22m) and Unit 3 (£40m), completed in October 2023. Both units have achieved a BREEAM rating of ‘Excellent,’ fitting in with net zero targets, and include EV charging, 10% roof lights to warehouse and a score of 45/45 in the most recent Considerate Constructor’s audit. The McLaren Construction Midlands and North team overcame challenges during the build of Unit 2, including being in close proximity to existing overhead Scottish Power lines, meaning the Northwest corner of the build was constructed under strict controls. Exclusion limits meant that the erection of the steel frame and delivery needed to be extensively planned before execution. The challenges faced on Unit 3 included combatting poor ground conditions, managing, and removing asbestos found in the ground and completing numerous variations to the contract to meet Iceland Foods requirements, all within the original programme period. Providing social value-added opportunities, the contractor invited work experience candidates to join the Omega team, including 3No local trainees, a 1No trainee administrator, a 1No trainee site manager, alongside employing locally with the appointment of document controller, Rebekah Morris, and community and supply chain coordinator, Sarah Caine. Community workshops were also carried out during the build, with the involvement of local councils and charities and alongside this, McLaren Construction sponsored Martin Murray’s ThinkFAST academy to provide support and development for young people through the discipline and ethos of boxing. Teaming up with Miller Developments, £30,000 was donated to the St Helens-based Martin Murray Academy to help hard-to-reach young people with high quality social support and development through the ThinkFAST programme. The highly sustainable “BREEAM Outstanding” certified development sets new standards for more environmentally and ecologically-friendly logistics, putting Rhenus at the forefront of the industry. Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, recently announced that it has completed construction of the final warehouse of 771,000 sq ft for leading pan-European and industrial development company Baytree Logistics Developments and its customer global logistics provider Rhenus Warehousing Solutions UK at its new 64-acre, 1 million sq ft logistics campus at a site in Nuneaton in the West Midlands. Baytree Nuneaton, known as the ‘Rhenus Campus’, comprises of two warehouses of 210,000 and 771,00 sq ft on 64 acres and sets new benchmarks in environmental and social responsibility within the logistics sector. The scheme, developed by Baytree, was designed by award winning architectural practice Chetwoods and has been developed to achieve significant reductions in whole life carbon, designed with reference to the UK Green Building Council (UKGBC) Framework Definition for Net Zero Carbon Buildings, ensuring that Rhenus can reduce their own carbon emissions but also potentially support its customers with reducing theirs. Renewable energy will be generated on-site, with solar panels. Included on the site is a three-storey 30,000 sq ft office headquarters with a structure constructed entirely from CLT and Glulam. This is pioneering because it’s one of the first cases in the UK of timber being used in the build of a large-scale structure within an industrial and logistics setting by a logistics developer. When compared to conventional materials, procuring timber structural elements can deliver significant embodied carbon savings, especially as timber also sequesters carbon in its creation. The value of timber is demonstrated by the estimate that there are around 1,000 metric tons of sequestered carbon in the timber frame of the office at Nuneaton – the equivalent of enough embodied carbon to power a 20w lightbulb for 21,853 years or to drive around the world approximately 208 times. The development also incorporates MUGA sports pitches, allotments, edible planting, wildflower grasslands, extensive networks of footpaths to encourage cardiovascular exercise and external break out areas for staff wellbeing. The site, which is bounded by the Coventry Canal, features landscaping with extensive native tree planting, and other works aimed at generating biodiversity such as log piles, locations for apiaries, bat and bird boxes, as well as an extensive balancing pond overlooked by a projecting terrace for staff relaxation. Internally the facilities will benefit from the latest in robotics, AI and warehouse management systems to provide flexible solutions and control of the supply chain.  When fully operational, the development will help Rhenus Warehousing Solutions UK achieve its goals of reducing direct carbon emissions.   Both state-of-the-art, sustainable warehouses will offer a wide range of warehousing and distribution services to a diverse customer base of Global retail brands, particularly those in the fashion, toy, FMCG, home and health & beauty sectors. Goold Estates reveals plans for £28m industrial/urban logistics scheme at Bilston Urban Village

Goold Estates has brought forward plans to regenerate a vacant brownfield site in Wolverhampton that could create up to 300 new jobs. The Oldbury-based property investment and development company has submitted a detailed planning application for the speculative development of a 12-acre plot at the Bilston Urban Village employment site, off Brook Street in Bilston. It proposes development of 166,500 sq ft of new industrial/distribution warehouse accommodation, comprising 15 units ranging in size from 2,500 – 60,000 sq ft to suit a variety of uses. The scheme will be built to BREEAM Excellent, including photovoltaic roof panels and electric vehicle charging. Works could commence on site as early as spring 2024, subject to planning approval. Goold Estates is the City of Wolverhampton Council’s chosen developer for the Bilston Urban Village employment site and recently completed purchase of the land from the council. Its plans represent the final phase of development on the site and have a gross development value of £28 million. Goold Estates already has experience of working in Wolverhampton after constructing six industrial and warehouse units at Steelpark Trading Estate in Wednesfield, which generated more than 150 jobs. Dominic Goold, managing director of Goold Estates, said that the planning application included a significant investment in remediating, decontaminating and stabilising the site, which will result in environmental benefits to the area. He said: “We are very pleased to bring forward plans for Bilston Urban Village, and are excited at the prospect of delivering our second speculative scheme in Wolverhampton in recent years. We’re based locally, we know the market well and we believe this multi-unit employment development will attract a high calibre of occupiers, creating as many as 300 new jobs. “There has been an intent to develop this site for some time but it has been vacant for more than 15 years, which gives an idea of its complexity. The industrial legacy of the site requires extensive remediation and we’ve put a lot of time and effort into planning that during the pre-application process with the City of Wolverhampton Council. “We look forward to working with the Council to take these proposals forward and commence development of the site in early 2024.” Councillor Stephen Simkins, City of Wolverhampton Council Leader, said: “We welcome this planning application for development of this wider site by Goold Estates. It is another milestone for Bilston Urban Village, where we have realised our vision of creating hundreds of new affordable homes for families. With that we need more good jobs. “The urban village offers extensive areas of open space to enjoy on the doorstep, new schools for kids to learn in, a top-class leisure centre nearby, a family pub/restaurant on tap and further investment planned for the town centre. “It is also a great location with purpose-built transport connectivity and the new commercial plot can provide hundreds of job opportunities.” The Bilston Urban Village employment site lies less than three miles from Wolverhampton city centre, south of the Black Country Route. Stoford chooses Glencar to build new industrial/warehouse development at Exeter Logistics Park in East Devon

Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has today confirmed that it has been appointed for the first time by leading commercial property developer Stoford to construct a new 42,500 sq ft industrial/warehouse development at their Exeter Logistics Park development in East Devon. Situated on a 3.30 acre plot, the development known as DC9 is being built on behalf of an end-user occupier and will reflect the scheme’s already extensive sustainability features. The development will target BREEAM ‘very good’ and an EPC ‘A’ rating, as well as net zero carbon in construction. Rula Developments has acquired a 10-acre site close to Junctions 33 and 34 of the M1 in Sheffield with plans to deliver up to 230,000 sq ft. of new, state-of-the-art industrial / logistics accommodation. The prime site is located just off Europa Way, adjacent to the well-established Sheffield Business Park, and in the heart of the Advanced Manufacturing Innovation District (AMID). Existing occupier, Tinsley Bridge Group (TBG) has completed a sale and leaseback of its 62,000 sq ft factory and headquarters building which has been sold to Moorfield. TBG plans to vacate its old factory and remainder of the site in 2025, making way for redevelopment. Rula will submit a planning application in the first quarter of 2024 but is yet to determine building plot sizes subject to demand. Stoford starts work on retailer’s new fulfilment centre at Exeter Logistics Park

Commercial property developer Stoford has begun work on a new high specification regional fulfilment centre (RFC) in East Devon on behalf of a leading UK retailer. The 42,500 sq ft building is being developed on a 2.98-acre plot at Exeter Logistics Park, Clyst Honiton, just two miles from Jct 29 of the M5 motorway. Stoford is lead developer for Exeter Logistics Park and has a long-term site wide agreement with the Church Commissioners for England to deliver c.500,000 sq ft of high quality industrial/logistics accommodation on the site. It has secured planning consent and private funding for the new RFC, which will contain several industry-leading sustainability features. They include water and daylight saving controls, PV panels, EV charging provision and a sustainable urban drainage system. Stoford will target BREEAM ‘very good’ and an EPC ‘A’ rating for the new building, as well as net zero carbon in operation. Glencar has been appointed as contractor and the unit is expected to be available for occupation from Q2 2024. It is sited near Exeter Airport, with Exeter city centre lying just six miles to the west of the site. Stoford has already delivered four new developments at Exeter Logistics Park, which include a new DHL parcel distribution service centre, and a 90,000 sq ft distribution unit and EV charging park for Amazon. More recently, adhesive manufacturer Forgeway signed a 15-year lease on a 28,500 sq ft building that was speculatively developed by Stoford and Urban Logistics REIT.
