HelloParks Páty PT1 was named Commercial Development of the Year at the Real Estate Awards. The prestigious Hungarian real estate competition recognises the year’s most notable developments and operators. The modern industrial hall, with the largest contiguous floor area in Budapest, is one of the most sustainable warehouses in Hungary today. Oliver Treiber, Chief Investment Officer and Partner of HelloParks, has been awarded the Rising Talent of the Year. HelloParks’ 58,000 sqm Big Box industrial building, inaugurated in the summer of 2023, is the company’s first development in the Paty megapark, West of Budapest. PT1 has been built to the highest Outstanding rating in the BREEAM New Construction category, which it has already obtained for Design Stage. The offices in the building will operate with zero primary energy consumption thanks to the solar panels to be installed on the roof. Even the rainwater falling on the roof of the hall will be used to irrigate the green space around the building. Smart-ready lights will be installed around the warehouse, and electric car chargers will be available in the car park. Only three per cent of buildings worldwide meet the Outstanding level, and only HelloParks is developing industrial buildings of this high quality, with all its current projects under construction aiming for this level. HelloParks’ proprietary mobile app also supports energy-efficient operation, providing tenants with valuable information by connecting to the hall’s intelligent building automation and monitoring system. The app provides remote access to the rented areas’ technical data, utility consumption monitoring, and the ability to adjust heating, ventilation, and lighting settings. Almost 90 per cent of the PT1 hall has already been leased. The industrial facility has already won two previous awards from the international industry, winning the prestigious European Property Awards 2023 for five-star investments, and in early 2024, it was awarded the title of Best Commercial and Manufacturing Development Europe at the International Property Awards Gala. Midlands and North contractor completes first phase of Yorkshire logistics hub

McLaren Construction Midlands and North has delivered phase one of Konect 62 – a speculative industrial and logistics development located in Knottingley, West Yorkshire. Comprising three sustainable units across the 60-acre first phase which are now available to let, the contractor worked together with C4 architects to complete the first phase for joint venture partners, Henderson Park and Cole Waterhouse. With a capability of providing over 1,500 jobs, phase one units include 161,000, 151,000 and 61,000 sq. ft options alongside a 30-acre service plot, which was delivered with utilities and access to accommodate several Build-to-Suit options. The entire Konect 62 development, which will include multiple phases, will be adopting low carbon building design and technology to target a BREEAM ‘Excellent’ rating. McLaren Construction Midlands and North inducted 1,350 people during the delivery of the first phase, and a combined total of 138,200 work hours were required for the build. The Konect 62 site is located on the previous site of Kellingley Colliery, the last deep mine in the UK which opened in 1959 and closed in 2015. Successfully achieving an embodied carbon target to practical completion lower than first proposed, ensuring a more sustainable build and reducing the carbon offset payment, McLaren Construction Midlands and North completed works on Sherburn42 – a 660,000 sq. ft. logistics warehousing space located in Sherburn-in-Elmet at the end of November, appointed by commercial real estate investor and developer, Firethorn Trust. The 37-acre Sherburn42 scheme sits adjacent to the Sherburn Enterprise Park in Leeds and comprises the construction of four Grade-A industrial units ranging from 57,750 to 280,000 sq. ft., with industrial warehouse and office space to support core building services. The design concentrated on helping occupiers reach operational sustainability targets and the project will be accredited net-zero carbon in construction by the UK Green Building Council. Set to achieve a BREEAM ‘Excellent’ rating, the logistical hub features EV charging, full PV coverage and LED office lighting, alongside 4MvApower. The Engineering Services Consultancy Ltd (ESC) was appointed by McLaren Construction Midlands and North to undertake a Whole Life Embodied Carbon assessment of the build at as-built RIBA Stage 5. The subsequent report showed that the contractor surpassed its project target of 550 kgCO2e/m2, achieving 458.32 kgCO2e/m2. Net Zero Carbon in construction is a term that refers to the energy used during the manufacturing of materials, combined with the emissions generated throughout the building’s construction, these are then offset through an internationally recognised carbon credit scheme. This was achieved following initial reductions in the embodied carbon, through a focus on material specification. At present, there is no mandatory requirement to report on Whole Life Carbon outside of London. However, the UK Government is committed to achieving Net Zero Carbon by 2050. Cornish developer Treveth has agreed terms with its first commercial tenant at Dudnance Lane in Pool, the company’s first fully refurbished unit in Pool, West Cornwall.  The tenant, Rexel UK Ltd, a leading electrical distribution company, signed up for a 15 year lease and their strategic relocation to Dudnance Lane marks an exciting phase in Rexel UK Ltd’s expansion plans and underscores Treveth’s commitment to facilitating the growth of dynamic Cornwall-based businesses within its commercial properties. The 7,319 sq ft unit, located in a prominent, convenient warehouse location, close to the A30, stood vacant for some time before it was upgraded to modern standards in 2023 by Treveth. Brackley Property Developments gains approval for light industrial scheme in Leicester

Planners have granted consent for a new scheme in Leicester that will deliver c.30,400 sq ft of light industrial accommodation. Commercial developer, Brackley Property Developments (BPD), will redevelop a brownfield site off Blackbird Road near Leicester city centre, on behalf of Leicester City Council. The redevelopment of the Ian Marlow Centre, a former council depot, aims to meet local demand for commercial employment workspace by delivering 21 small units for start-ups and growing businesses. BPD has completed the clearance of vacant office, workshop and storage buildings on site, with construction of the new units set to begin this month. The developer won the remit from Leicester City Council to deliver the project following a competitive tendering process. The project is being supported by funding from the government’s Levelling Up Fund. Stephen Pedrick-Moyle, managing director of BPD, said: “We are very pleased to have gained planning consent to redevelop the vacant former Ian Marlow Centre. Phase 1B, involved the construction of units 4 and 5, alongside all subsequent mechanical and electrical works, office fit outs and external works to ongoing conference laboratory car parks. The contractor also delivered earthworks, CMC and VSC piling, concrete foundations, steel framing, lift shaft and stair installations, nets for roofing works and office elevation cladding.
