Hockley Croft development proof of flexible living

Hockley Croft, Harron Homes’ development of stunning four and five-bedroom houses in Boroughbridge, has proven popular with buyers, with less than a quarter of the homes left to buy. Among the home styles remaining is the Lumsdale, a stylish and spacious four-bedroom property which offers versatile living over three floors. The Lumsdale offers plenty of family space with bedrooms spread across two floors. Three of the bedrooms are found on the first floor, along with the family bathroom which benefits from both a bath and shower, as well as one of the bedrooms being equipped with a private en-suite ideal for guests. The main bedroom, with the luxury of its own private en-suite, spans the entire second floor and comes with Hammonds wardrobes, its own dressing area, and has room for seating, a real luxury retreat away from busy life. The arrangement of bedrooms on the first floor provides families with plenty of options of how to use the rooms whether to be used as guest rooms or to fit individual needs. The added living space could be transformed into an office for comfortable home working or a space to use as a crafts room for creativity to flourish. Another function for more social gatherings could be using the space as a games room or extra living room. On the ground floor at the front of the house is the spacious living room, ideal for entertaining. The modern fitted kitchen and dining area makes the most of its position at the rear, with French doors that open out onto the garden ideal for those family gatherings. There is also a downstairs cloakroom accessed from the hallway, and a detached single garage on a block paved driveway which can be used for extra storage. Hockley Croft is set in a friendly, historic market town, home to independent shops and Georgian buildings. The river Ure is nearby for tranquil morning walks along its banks. Alternatively, there are hiking trails in the Yorkshire Dales and North Yorkshire Moors, both less than 30 miles away. With the A1 on Boroughbridge’s doorstep the town is ideal for commuters. Wates secures planning for 320 homes in Windsor

Wates secures planning for 320 homes in Windsor

Wates has secured planning for a second phase of land in Windsor to deliver an additional 320 new homes. Its Developments business has secured local planning approval for the new homes and a Special Educational Needs (SEN) school on a second phase of land west of Windsor. The sustainable development, which was previously green belt land, will provide a much-needed boost to family housing availability in the area. Our team received an approved Stakeholder Masterplan from the Royal Borough of Windsor and Maidenhead (RBWM) in 2021 as part of the adopted Borough Local Plan, following a lengthy process of detailed site assessments and public engagement. In combination with phase one, the whole allocation will include the SEN school and 455 homes, including 180 (40%) affordable homes, as well as a community centre, public open space, allotments, orchards, play spaces and an outdoor gym. It will also deliver significant highway improvements for vehicles, pedestrians and cyclists, boosting existing services and facilities in the local area. “It is great news for Windsor that the RBWM have locally approved the Southern portion of the site AL21, unlocking a total of 455 much-needed new family homes. We are grateful for the positive engagement from so many key stakeholders during the development of plans for the site, including from members of the local community and officers at the council. It’s meant we’ve been able to bring forward a fantastic scheme that will provide many wider community benefits and help contribute towards the Borough’s local housing need. This planning decision will give even more people the opportunity to live in their own home and will be a really great place to live,” commented Jordan Van Laun, Associate Land and Planning Director, Wates Developments. Sustainability has been at the core of our proposals, and all new homes will be equipped with electric vehicle charging points and rain gardens to harvest rainwater. We have focused on delivering housing solutions that benefit both homeowners and the environment, aiming to achieve significant biodiversity net gain by enhancing the existing habitats and veteran trees along with extensive habitat creation. TODD Architects wins approval for 12-storey residential scheme in Salford

TODD Architects wins approval for 12-storey residential scheme in Salford

Manchester-based property developer Generation’s plans for a 12-storey, 85-apartment scheme on Duncan Street in Salford, designed by TODD Architects, have been approved by Salford City Council. Targeted at aspirational young professionals, the new-build residential scheme showcases a mix of quality residential accommodation within a highly desirable environment that will include a residents’ lounge and a large communal roof terrace with enviable views across Manchester and Salford. Located in an area of the city undergoing major change due to increased demand for homes and residential investment, the proposed development maximises the potential of an underutilised brownfield site by incorporating the entire footprint of its boundary. The scheme has been carefully designed to encourage low-carbon living and provides the new residential community with a range of recreational spaces and amenity including two communal terraces and shared internal lounges. Shehzad Chaudhri from Generation said: “This site is highly accessible and well connected, being located on the mid-point between Manchester Town Hall and Media City Salford and on the new Bee Network cycleway. It is in an area that is undergoing substantial and transformative change, with a new mixed-use neighbourhood now emerging. “The scheme itself is designed to contribute significantly to that transformation by delivering high quality new homes with high levels of resident amenity space to support modern, post-Covid lifestyles, including residents’ lounges / home working space and communal outdoor terraces on the roof and fronting the street.” Seamus Lennon, Principal, TODD Architects Manchester Studio said: “Our proposal will create a flagship urban scheme that will contribute to the new sustainable community emerging in this area of Salford and will offer high-quality homes using a range of apartment typologies to suit local market demand. It has been designed very much with residents and the local community in mind and offers a true sense of place and community. Residents in the proposal will enjoy access to extremely high levels of shared amenity which will encourage social interaction and further reduce the need to travel for some leisure and recreation pursuits.” The residents’ lounge is a critical component of the design and a key differentiator from many comparable projects as it will support the wellness of residents by facilitating social gatherings and provide space for home working. The proposed development also holds a high level of outdoor space for its residents given the context and constraints of the site. Residents will also benefit from a large communal roof terrace with magnificent views across both Salford and Manchester. The space will allow residents to simply sit outside in good weather and can also be used to host events, including summer parties and external film screenings. TODD Architects’ design for the scheme introduces a pitched roof form to create a dynamic silhouette, referencing Salford’s industrial heritage and establishes a ‘crowning’ element. The massing and facade treatment is organised in a tri-partite manner with a base, middle and top to provide order and visual interest, whilst a primary grid of pale grey brick with green brick infills ensures the project has an appropriate level of diversity and richness. The ground and upper ground floor have been considered as a ‘piece’ to maximise the potential for an active frontage onto Duncan Street. The principles of sustainability will be incorporated into the design and construction process in a balanced way, with the aim to provide a development that considers the heritage of the development site, transport issues, waste management, reduced energy demand, CO2 emissions, water management. The architectural design takes a fabric-first approach and has considered reducing heat loss and solar gain while providing natural light to the apartments to help reduce CO2 emissions. Seamus Lennon, Principal, TODD Architects Manchester Studio, concludes: “This is an exemplar residential development in its approach to design, technology provision and sustainability strategy. Utilising our knowledge of the local market and experience on other residential-led schemes throughout the UK, our proposal not only respects the character of the area, but will provide a high-quality living environment and greatly assist the city in meeting its overall housing targets. The high-quality nature of our scheme is expected to encourage further investment in the surrounding area, creating employment opportunities for residents.” Building, Design & Construction Magazine | The Choice of Industry Professionals

The Hill Group to deliver sustainable homes in Buckinghamshire

The Hill Group to deliver sustainable homes in Buckinghamshire

The Hill Group has been chosen as delivery partner by Buckinghamshire Council to build two key housing developments, at Bellfield Road, High Wycombe and Ashwells Field, Tylers Green in an agreement which will deliver over 177 high-quality sustainable new homes for the area. Hill will redevelop land on Bellfield Road which will transform the site of a disused storage facility into a collection of 68 one, two, and three-bedroom apartments. All available through affordable rent, Hill will be finalising a reserved matters planning application for the scheme in the spring. “As a leading housebuilder, we are honoured to have been entrusted by Buckinghamshire Council to play a pivotal role in the transformation of two prominent land sites in the High Wycombe area. This is a testament to our commitment to delivering sustainable and thriving communities that align with the needs and aspirations of residents,” said Andy Hill, Group Chief Executive of The Hill Group. “We wholeheartedly embrace the opportunity to shape the future of these sites and create enduring value for the people of High Wycombe. Our teams will collaborate closely with local stakeholders to bring our shared vision for these communities to fruition, and we are confident that together we can make a lasting impact that will benefit generations to come,” Andy continued. Plans for Ashwells Field feature a range of over 100 two, three, four, and five-bedroom houses set around landscaped gardens and open communal space, including a children’s play area. The homes at Ashwells Field will include private sale, and a mix of affordable tenures. Working closely with the local community and the planning authority, detailed designs will go to planning in the summer. “As a council we are committed to supporting our communities and ensuring that there is enough affordable housing across Buckinghamshire that is accessible for our residents. Using land we own at Bellfield as one of the sites, we are committed to building a range of affordable options for renters and buyers across the two developments in High Wycombe. Not only will we work to deliver high quality designs, we are also ensuring that the new homes will be sustainable to run with an enhanced energy performance. We are pleased to work with The Hill Group and are hoping to produce high quality homes that create thriving communities at these two High Wycombe sites,” concluded John Chilver, Buckinghamshire Council’s Cabinet Member for Accessible Housing and Resources. Studio Moren wins consent for architecturally rich residential scheme in Essex

Studio Moren wins consent for architecturally rich residential scheme in Essex

Studio Moren has recently gained a planning consent from Tendring District Council for a scheme of 86 new homes on the edge of the village of Great Oakley, Essex. The 3.7ha development, for Great Oakley Development Ltd, features a mix of bungalows, terraced, detached and semi-detached homes and has been designed as a contemporary interpretation of the local vernacular of the villages nearby.  An emphasis on nature, context and the living community has driven the overall design of the scheme which is complemented by extensive landscaping, including communal open spaces for residents to meet and relax, as well as a woodland walk that extends the length of the site. A community building is proposed, opening out to a new play area and connecting the site to the local village and school. Mark Wood, Partner at Studio Moren comments: “Our design for this development has included involvement from multiple stakeholders such as the Parish Council, Tendring Planning Authority and members of the local community. The result is a highly contextualised extension to the local village, with architecturally rich and varied streetscapes, acting as a positive contributor to the local area. All dwellings meet Essex Design Guidelines and planning and building regulations, whilst being integrated into extensive new landscaping and several pedestrian friendly streets.” Whilst the site, which sits at the south-western end of the village, presented a number of constraints, it was important whilst efficiently accommodating the quantity of residential units required to, at the same time, deliver an architecturally diverse and attractive scheme which maintained a high degree of architectural quality and variation. Studio Moren’s expertise and collaborative approach, working extensively with consultants and the local planning authorities, has provided a scheme which maximises site potential, reinforces commercial viability ultimately has exceeded client expectations.   Great Oakley is a historic village that has developed organically over centuries and Studio Moren’s studies of the local vernacular revealed a palette of architectural features such as staggered building lines, varied roofscapes, front-facing gables and multi-coloured façades. Studio Moren has incorporated all these elements into the proposed architecture of the scheme in a contemporary manner. The generously sized and architecturally appealing community hub, comprising parking, community building and play area, extends along the northern part of the site and will offer amenities to the site’s residents, the nearby school and the local village. The design geometry alludes to the patterns of the allotments, with facilities divided up as a patchwork across its length. Sustainability has been a key driver with this scheme, including measures such as electric charging points and air source heat pumps fitted to every dwelling and solar roof panels to power the Community building. Collaborating with landscape architect Turkington Martin, Studio Moren’s site layout incorporates a series of rich and varied landscaping features, connecting the development with the local community and the wider rural landscape, as well as providing a sustainable environment for local fauna and flora. The design makes extensive use of permeable paving for both pedestrians and vehicles, and different types are used throughout the site to create streets which are pedestrian friendly and encourage neighbourly interactions. An existing public right of way has been incorporated into a ‘woodland walk’ complete with new planting, seating, and other woodland features. A new wetland open space will act as a drainage basin and focal point where the community can meet and relax. Surrounded with wildflowers and grasses, the sunny space will support biodiversity with an aquatic habitat for local wildlife. A boardwalk allows people to engage with nature and a paved area with seats, tables and benches set within ornamental planting offers a viewpoint across the open grassland. New trees will be planted across the site and existing hedgerows will be supplemented with native species, with the addition of bird and bat boxes, and insect hotels. Street lighting is sensitively placed to maintain the rural feel of the area while providing safe passages for pedestrians. Springfield Properties secures outline planning consent for sustainable new Lingerwood community

Springfield Properties secures outline planning consent for sustainable new Lingerwood community

Springfield Properties has secured outline planning consent to create a sustainable new neighbourhood in Midlothian. The Lingerwood development, which was recommended for approval by planning officers, will see up to 1,000 new homes delivered within a thoughtfully integrated and well-connected community. Detailed proposals will now be progressed for the first 200 homes. Designs will promote low and zero carbon technologies and use sustainable building techniques to minimise environmental impact. The energy efficient homes will include a variety of attractive house types and will be mixed tenure, delivering a range of quality housing options for first time buyers, young professionals, growing families and those setting into retirement. The masterplans show how Lingerwood will embrace the 20-minute neighbourhood model which promotes local living and ensures local people can access services and amenities, such as shops and play parks, easily. Reflecting the local landscape, Springfield’s designs include open, green spaces, woodland planting, meadows and grasslands. Encouraging a sense of community is also a key part of the vision for Lingerwood. Designs include a standalone ‘an clachan’ at the development’s heart, drawing inspiration from the area’s proud mining history to create a vibrant village centre. The proposals demonstrate how residents could come together through the provision of play spaces, allotments, landscaped gardens and seating areas. Martin Egan, Chief Operating Officer for Springfield, commented: “This planning consent marks a major milestone for a significant development that will bring forward excellent quality, energy efficient homes for people in Midlothian. “However, more than this, Lingerwood will see the creation of a thriving village that can sustain the needs of local people for years to come. It will be a best-in-class example of placemaking and we are confident that it will complement nearby established residential areas that already have distinct identities. “We have spent a great deal of time consulting with Midlothian Council and local stakeholders and their feedback has been invaluable so far. We are keen to build on these relationships as we refine our plans and look ahead to the first phase of development.” Springfield is an experienced housebuilder, having already taken forward village communities which prioritise green space, community facilities and supporting infrastructure. The team is currently developing Dykes of Gray in Dundee, Bertha Park in Perth, and Elgin South in Elgin. Planning is also secured for Durieshill in Stirling. Galliard Homes install new public footbridge in Birmingham Development

Galliard Homes install new public footbridge in Birmingham Development

The bridge connects new residential development Soho Wharf to the existing Eyre Street Basin bridge and provides pedestrians with a crossing point for direct access to the city centre along the canal.  Heimstaden Bostad, owner of Soho Wharf, and development partner The Galliard Apsley Partnership, commissioned Shrewsbury-based bridge design company Beaver Bridges to complete the £1 million project. Jonathan Wilson, design manager at Galliard Homes, said: “This is a significant milestone for Soho Wharf. The bridge will provide an important link from the site to the city centre via the waterways. This will not only benefit residents of Soho Wharf but also the wider public, especially those working at or visiting the nearby City Hospital.” Beaver Bridges worked closely with the Canal & River Trust to develop the concept for the steel cantilever truss footbridge, which weighs 28 tonnes and measures 26 metres long.  Richard Hinckley, sales director at Beaver Bridges, said: “We are delighted to have supported The Galliard Apsley Partnership with the design and installation of the new bridge, which will leave a lasting legacy on the Birmingham canal network. “There were several challenges with the project, including designing a bridge that could span the canal without bearing onto the existing canal wall. Working with the client and the Canal & River Trust, our solution was a lightweight yet stiff cantilever truss design. “We also had to transport the bridge as a single piece to site and negotiate it through an active construction site, which posed a number of challenges in itself.” Shomsur Khan, from Canal & River Trust, said: “Research shows that spending time amongst nature alongside our historic canals is good for physical and mental health. This new bridge will provide local communities easy access to our canals which they can use for leisurely walks, bike rides or as part of their daily commute into work or school.” Soho Wharf comprises 752 build-to-rent homes, including 650 apartments and 102 townhouses, providing affordable homes at discounted rents 20 per cent below market value. There will also be 10,000 sq ft of commercial space and 300 parking spaces.  Almost 40 per cent of the site will be green space, including public realm, private communal areas for residents and private gardens to the townhouses.  Amit Kumar, Heimstaden UK head of operations, said: “Soho Wharf has regenerated this area of the city, delivering a mix of houses and apartments, designed with our ‘Friendly Homes’ ethos in mind, and green spaces for our customers. “The bridge installation will be an important link to connect the two parts of the city, giving our 2,000 residents, the first of which are expected to move in early this year, a beautiful canal route commute.” The new bridge will be open to the public in September 2023. We’ve used lots of warmer walnuts too, some nice deep greens but some warm and taupe colours. The whole house, as you go around has this nice, comfortable and relaxed feel.” Market Rasen features a host of amenities for prospective homebuyers including weekly open-air markets, a range of chain and independent restaurants and eateries, and over 50 independent businesses. We therefore urge potential homebuyers to book an appointment with our sales team.” Fox Hollow is one of three new Lincolnshire developments from Rippon Homes, alongside Eleanor Gardens in Navenby and Rose Gardens in Lea. GREEN LIGHT FOR NEW HOMES IN CROWBOROUGH

Green light for new homes in Crowborough

Final planning permission has been given to Dandara to build 103 new homes at its new Braeburn Fields development located in Crowborough, East Sussex, just seven miles from Royal Tunbridge Wells. The independent housebuilder will start work later this year on the properties in the hamlet of Steel Cross, in the High Weald Area of Outstanding Natural Beauty. Of the total number of homes being built on the 7.87-hectare site, 36 will be affordable and 67 private.   Located in a secluded countryside setting just over a mile from the centre of Crowborough, the first phase of Braeburn Fields will feature a selection of three, four and five bedroom homes, along with a children’s play park. David Garrett, Managing Director of Dandara South East, commented: “We have a long association with Crowborough and are looking forward to starting construction work on Braeburn Fields, which will be a sister development to Pearmain Place where we are currently building 100 homes.   “This development will provide much needed new homes for local people, from those taking their first step on the property ladder to downsizers looking for low maintenance, energy efficient, easy to heat homes.  “We also expect that they will appeal to buyers from North Kent, Tunbridge Wells, London and the Homes Counties, attracted by the location and high standard of living in this beautiful part of the world. Crowborough also seems to have a strong pull for people who have moved away from the area for work and want to come back when they are retiring or looking for a change of pace.” Dandara will be making a significant contribution to Wealden Council’s Community Infrastructure levy to help deliver improvements to local infrastructure and services including traffic regulation, travel plan auditing and community bus services. Rebecca Taylor, Head of Land at Dandara South East, added: “Braeburn Fields is a very special place surrounded by trees and hedgerows and we have worked closely with Wealden District Council to ensure the unique character of the area is preserved. “We are introducing carefully considered landscaping to the site including woodland and tree planting to provide nesting opportunities for birds and an enhancement to wildlife habitats. We will also be making improvements to the pavement along Green Lane and working hard to ensure this development enhances the natural beauty of the area.” Construction of the new Dandara development will start later this year with a sales launch scheduled for early 2024. Each of the homes will feature energy efficient heating, hot water and lighting designs.  Ideally located for commuters, Braeburn Fields is close to the A26, 7 miles from Royal Tunbridge Wells and 33 miles south of London. It’s just a mile and a half from Crowborough train station with regular services to Uckfield and London Bridge. Crowborough has a wide range of local independent shops, restaurants, supermarkets and schools. Ashdown Forest is close to the development, with more than 6,500 acres of ancient heathland to explore. Home to rare species of wildlife and plants, it inspired A.A. Milne’s classic adventures of Winnie-the-Pooh. Walshes Park is also close-by. The development will be home to over 1,000 residents, providing a significant boost for local businesses in and around the local area.  South Tyneside Council has now approved planning permission for the remaining 251 dwellings in phases two and three, which will be a mixture of houses and apartments. These will include a further six homes available at a discounted market value, and 30 for affordable rent in partnership with Bernicia Housing Group. A new riverside promenade will also be built to open this stretch to the public for the first time in over 100 years.  “We’re thrilled to be able to give home buyers a first glimpse of our exciting and ambitious River’s Edge development. Built on a unique site that surrounds three of the old historic docks, the project offers unrivalled views from many of the new homes,” said Ian Worgan, Regional Managing Director at Keepmoat. “Our work in Holborn is a continuation of our long-standing partnership with South Tyneside Council that has already delivered the Trinity South development in South Shields, which not only provided 225 high quality new homes, but has also been designed to encourage community integration. In addition to this, we are also currently working in partnership with the Council to redevelop the former site of Hebburn’s civic centre and swimming baths, which will deliver 91 much needed new homes when complete.” Keepmoat is working in partnership with Northumberland-based developer Cussins, to deliver the residential element of the new riverside community in South Shields. Phase two of the Holborn regeneration project is expected to begin early 2023, with the development due to complete in 2028.  Building, Design & Construction Magazine | The Choice of Industry Professionals
