Letta launches sustainable homes to rent in Bolton

Build to rent company Letta has launched their latest new development site Silkash, providing 21 much-needed family homes for private rent in Westhoughton, Bolton. The energy-efficient homes are built by Peel L&P’s homebuilder, Northstone, which creates sustainable, designed homes that set a high standard for new builds. “The first rental homes at our site in Ellesmere Port were a big hit and we’re expecting strong demand in Bolton. We’re bringing something new to the suburban market that’s in really short supply – well-designed rental communities boasting high quality new build homes alongside a professional, attentive management service. Residents will be joining an established and green development, where there’s already a genuine sense of community among those that call it home,” said Jo Allen, Operations Director for Letta. The properties are marketed, let, and managed by Redwing property agency, a trusted landlord delivering a premium management service to residents. Properties range from two, three and four-bedrooms featuring a stunning design with open plan living spaces, high ceilings and big windows. All including private leafy gardens that are rich in biodiversity, close to key transport links and sustainable travel routes. Letta homes are built for the future and designed beyond the current building regulations for energy performance, packed with smart technology proven to reduce energy bills by up to 25% on the cost of heating. “Letta brings an exceptional standard of sustainable and high-quality single-family homes to the North West private rent market, and have been a huge success with residents so far at Glisk and Airie sites. We look forward to continuing working with our partners at Letta and help residents settle into these brilliant new homes at Silkash,” added Michelle Brooks, Director of Operations at Redwing. Since Letta’s launch in August 2022, 33 residents have found a new home to rent with Letta at various development sites, Glisk in Ellesmere Port, and Airie in Bolton. Crest Nicholson becomes first UK housebuilder to have net-zero target validated by the Science Based Targets initiative (SBTi)

Crest Nicholson becomes first UK housebuilder to have net-zero target validated by the Science Based Targets initiative (SBTi)

Award-winning housebuilder Crest Nicholson has announced that the science-based targets set by the business in 2022 have now been validated by the Science Based Targets initiative (SBTi). It is the first UK housebuilder to have its science-based net-zero target approved by the SBTi, reflecting its commitment to reducing greenhouse gas (GHG) emissions across the value chain. The SBTi validation confirms that the targets set by Crest Nicholson are based on the latest climate science, supporting the ambition to limit global temperature rise to 1.5°C in line with the Paris Agreement. Crest Nicholson’s target to reach net-zero GHG emissions across the value chain by 2045 is supported by a series of commitments across its scope 1, 2 and 3 emissions. Net-zero target Near term targets Long term targets Achieving net-zero emissions across the value chain will be a significant challenge, requiring effective collaboration and coordinated action across the supply chain and wider industry. Crest Nicholson is already making progress in reducing GHG emissions. Steps taken to reduce scope 1 and 2 emissions include driving the efficient use of plant and equipment on site, trialling lower carbon technologies including hybrid generators and an electric telehandler, using alternative low carbon fuels and increasing the procurement of renewable electricity. To reduce emissions relating to scope 3, Crest Nicholson continuously reviews the design, technologies and materials used within its homes. It is also a member of the Future Homes Hub’s Embodied and Whole Life Carbon Workgroup, which is developing guidance, tools and an implementation plan to support an industry-wide reduction in whole life carbon. Mark Kershaw, Group Head of Sustainability at Crest Nicholson: “The validation of our targets by the Science Based Targets initiative ensures that our ambitions are aligned with the latest climate science and will contribute towards tackling the climate crisis. At Crest Nicholson, we continue to challenge ourselves to reduce emissions across our operations. We look forward to collaborating with our suppliers, partners and the wider industry to accelerate the adoption of more sustainable practices and take the required steps together towards achieving net-zero.” Peter Truscott, Chief Executive at Crest Nicholson: “We are proud to be the first UK housebuilder to have our science-based net-zero target approved by the Science Based Targets initiative. Our industry has a pivotal role to play in responding to climate change and we look forward to continuing to drive the decarbonisation of our operations and wider value chain.” *The target boundary includes biogenic land-related emissions and removals from bioenergy feedstocks. About the Science Based Targets initiative The Science Based Targets initiative (SBTi) is a global body enabling businesses to set ambitious emissions reductions targets in line with the latest climate science. It is focused on accelerating companies across the world to halve emissions before 2030 and achieve net-zero emissions before 2050. The initiative is a collaboration between CDP, the United Nations Global Compact, World Resources Institute (WRI) and the World Wide Fund for Nature (WWF) and one of the We Mean Business Coalition commitments. The SBTi defines and promotes best practice in science-based target setting, offers resources and guidance to reduce barriers to adoption, and independently assesses and approves companies’ targets. www.sciencebasedtargets.org @sciencetargets Building, Design & Construction Magazine | The Choice of Industry Professionals

Construction starts on new housing development in Leeds

Construction starts on new housing development in Leeds

Top ten homebuilder, Keepmoat, has commenced construction of its new housing development, Synergy, at Rathmell Road and Kendal Drive in Halton Moor, which is to be built on unused brownfield land in Leeds. The project will deliver 109 new homes to the area and will consist of two-, three- and four- bedroom properties, of which a percentage will be available for affordable housing provision though Leeds Federated Housing Association. The Keepmoat Yorkshire West team hosted a sod cutting ceremony at the site to mark the commencement of construction, with many guests in attendance, including Councillor Debra Coupar, deputy leader of Leeds City Council and executive member for resources, and Councillor Helen Hayden, the council’s executive member for infrastructure and climate. The development is the last site to be built as part of the Leeds City Council Brownfield Land Programme, which is designed to support the city’s growth and will provide over 1,000 new homes across 13 housing developments in East Leeds. This programme will not only deliver much needed new homes but will also improve the communities and neighbourhoods within the local area. The homebuilder has also made commitments to the local community, with plans to work with local schools and employment groups to recruit young people through apprenticeship schemes, with two local apprentices already recruited to start their homebuilding careers at the Synergy site. Councillor Helen Hayden, Leeds City Council’s executive member for infrastructure and climate, said: “The start of construction on this scheme is an important milestone for the council’s Brownfield Land Programme and underlines the impressive results that have been achieved through working in partnership to plan and deliver hundreds of high-quality and affordable homes for communities in east Leeds during recent years. “We are committed to working with developers and stakeholders on brownfield schemes that help meet local housing needs while also driving sustainable regeneration in a way that benefits all residents and plays a part in unlocking the city’s full economic potential. “I was particularly pleased, therefore, to attend the Synergy development’s sod-cutting ceremony and hear more about the apprenticeship opportunities being provided on site for young people. I look forward to watching as the new homes – and other community-oriented features such as the scheme’s open public spaces – begin to take shape over the coming months.” Michael Orgill, Regional Managing Director at Keepmoat said: “We are delighted to have started construction at our Synergy development in Leeds and can’t wait to deliver these new homes for potential homebuyers in the area. As this is the last development to be built as part of the Leeds Brownfield Land Programme, we are incredibly proud of what we have already achieved in East Leeds for residents here. “The new housing is designed to benefit people in the community and promote integration with design features such as open public spaces. By constructing this new development on brownfield land, we hope to make a positive impact in the community, alongside other work with local schools and youth groups. We’re also proud to have already hired two new apprentices to work on the site and gain valuable experience in a real-world work environment.” The project is being delivered in partnership with Keepmoat and Leeds Federated Housing Association. The first of the new homes are expected to be complete by April 2023 with overall completion estimated for June 2025. Winvic Top Out on 18 Storey Birmingham BTR

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, along with its client Edmond de Rothschild has celebrated the topping out of a 406-apartment build-to-rent project on Kent Street in the centre of Birmingham. To mark the occasion, one of the final sections of concrete was poured – an upstand to an automatic opening vent on the seventeenth-storey roof of Block A – and finished by the investment house’s leadership team and Winvic’s Director of Multi-room, Mark Jones. The project, which comprises 154 one-bedroom, 228 two-bedroom and 24 three-bedroom apartments is on the former site of the Kent Street Swimming Baths. Winvic began the enabling works in April 2021 and construction works commenced in August 2021. Contained by roads on all sides, the compact site has seen the reinforced concrete slip formed cores and frames rise to seven, eight, 10 and 18 storeys since then. The 10-storey tower is on the corner of Gooch Street and Kent Street and the tallest block – which also has a basement car park for 95 vehicles – is on the corner Bromsgrove Street and Henstead Street. Works to the roofs as well as the Steel Frame System and window installations are over halfway through their programmes across the whole project. The Winvic team is also focusing on the façade to Block D – where brick slip panels are being installed – and internal fit out to Blocks D, A and C including partitions, first fix mechanical and electrical works and the plant room. To watch the continued progress via an on-site camera, visit Winvic Live. The scheme will also feature green roofs, a ground floor commercial space, shared resident amenity areas and a landscaped central courtyard with community hub. Winvic is scheduled to hand over the scheme in 2024. Mark Jones, Winvic’s Director of Multi-room, said: “It’s particularly rewarding to reach the topping out stage of a RC Framed building and we were delighted to be able to celebrate this important milestone with our client and the funders. We’ve been working as one team with Edmond de Rothschild to ensure progress is on track and the people of Birmingham will now start to see the brick slip façade envelop the buildings. I’d like to thank our team for their hard work to get to this stage. Everyone is looking forward to a productive year and final push to completion in 2024.” Tim Holden, Edmond de Rothschild – REIM Head of Residential UK – added: “We are delighted to be developing 400 apartments for Build-to-rent in Birmingham in partnership with Winvic. This scheme is an important project in our 2,600-unit portfolio. Working with Winvic is always a good experience and the topping out is an important milestone. We look forward to reaching practical completion so that our in-house lettings and property management service can begin to let and manage this exciting place-making scheme in the centre of Birmingham. I would like to thank our investors for participating in this project and the project team that’s bringing this landmark project to fruition.” For more information on Winvic, the company’s latest project news and job vacancies please visit www.winvic.co.uk. Leicestershire architects masterplan new homes development in Whetstone, Leicester

Leicestershire architects masterplan new homes development in Whetstone, Leicester

Work is now underway at IMA Architects’ designed Jessup Partnerships’ scheme that will deliver 49 new homes. IMA Architects (IMA), an award-winning architectural firm based on Lutterworth Road in Blaby, Leicester, has partnered with Jessup Partnerships on a new housing scheme that will deliver 49 new homes in Whetstone. Work is now underway at the site, located on Cambridge Road. When completed, the development will consist of a range of one-bedroom apartments and maisonettes as well as two-and-three-bedroom houses. The project comes as a result of the continued high demand for smaller new homes in this area of Leicester. Previously a brownfield site in the form of a car park, the scheme will transform the land into a residential hub that’s aesthetically pleasing, attracting new families, and working professionals to the area. Once complete, the new buildings will have feature brickwork panels on the front of each property, elevating the design to create an attractive place to live. Working closely with Jessup Partnerships, IMA will provider architecture services, act as the principal designer and masterplan the entire site.  Speaking on the new scheme, Jack Mellor, IMA’s Senior Architectural Technician, said: “We are delighted to be working alongside leading affordable homes provider Jessup Partnerships to deliver high-quality affordable homes for small families, first-time buyers and working professionals alike. By combining innovative design with cost-effective solutions, this scheme will facilitate the creation of stylish dwellings that are also practical and affordable.” Giovanni Corbo, Head of Development and Technical at Jessup Partnerships said: “The Cambridge Road scheme will bring much needed new homes to Whetstone and we are pleased to have now broken ground on site.” “IMA have a proven track record in delivering housing projects across the East Midlands and we are pleased to have partnered with them. Our combined expertise will ensure Cambridge Road is a great place for Whetstone residents for years to come.” IMA is an award-winning firm of architects based in Blaby, Leicestershire. The firm, which celebrated its 25 Anniversary earlier this year, has completed more than 200 projects nationally and is actively working on 75 large-scale projects across the UK, Ireland and further afield. IMA works across all sectors and with a range of FTSE 100 companies – such as Marks & Spencer – as well as global brands including an international discount supermarket retailer. The company is a proud Community Partner of Leicester City Football Club and a sponsorship partner of both Leicester Tigers RFC and Leicestershire County Cricket Club. BRITISH LAND ANNOUNCES SPRING RESIDENTIAL LAUNCH FOR CANADA WATER WITH FIRST LOOK IMAGERY OF THE FOUNDING

British Land announces Spring residential launch for Canada Water with first look imagery of the Founding

The Founding at Canada Water, a collection of homes set amongst 160 acres of woodlands and parks, bordered by docks and waterways, will launch in spring 2023. The apartments at The Founding – featuring carefully curated, bespoke interiors designed by Conran and Partners – form part of British Land’s once in a generation development project in Zone 2 of south-east London, which is set to deliver a total of 3,000 new net zero homes by 2030, and a vibrant destination for all to live, work, play and relax.  A range of studios, one-, two- and three-bedroom apartments will be available within The Founding, with panoramic views across London from floor to ceiling windows and private balconies. The upcoming launch of The Founding presents the first chance to purchase a new apartment at Canada Water and an opportunity to be part of the area’s incredible growth story. Alongside the new homes, British Land’s plans include upwards of two million sq ft of office space for an estimated 20,000 workers, and one million sq ft of leisure, cultural and educational facilities. Recent research carried out by British Land sought to understand Londoners’ priorities when it comes to where they choose to live, with three-quarters (74%) ranking proximity to amenities, such as local shops and businesses, as their top priority while 70% of Londoners want to have green space and parks close to home. Canada Water more than delivers on both fronts. Emma Cariaga, Head of Residential and Co-Head of Canada Water at British Land, comments: “The launch of The Founding in spring marks the start of the next exciting chapter in Canada Water’s rejuvenation. The apartments are in a prime location within the wider scheme, minutes from Canada Water station, overlooking Canada Dock and positioned at the start of Canada Water’s new high street. These three elements represent the key appeal of Canada Water, an area that is surrounded by green space and water, yet moments from central London.” Alex Carr, director within JLL’s residential development team comments: “As demand has shifted towards the ’15-minute city’ concept – where green spaces, employment hubs, retail, restaurants and education are all situated within close proximity – the vision of the Canada Water masterplan, alongside the launch of the first residential phase in 2023, is highly anticipated. People are becoming increasingly convenience-led and therefore drawn to the idea of living in an evolving neighbourhood that is well-connected with easy access to transport, not to mention in a development that is well equipped with residents’ amenities. As a result, we expect high interest levels in The Founding, which meets a lot of these requirements. “New builds have continued to prove popular in 2022, with annual reservations up by 10% on the same period in 2021. As Canada Water continues to mature, we expect applicants (for homes to buy and rent) in the SE16 area to rise.” The marketing suite is open by appointment only from February. HOUSEBUILDER UNVEILS VISION TO TACKLE CLIMATE EMERGENCY WHILE CREATING SUSTAINABLE COMMUNITIES

Housebuilder unveils vision to tackle climate emergency while creating sustainable communities

A sustainable housebuilder has set out its vision for the future – and how it will help tackle climate change and promote biodiversity in the communities it builds. Cora, based in Northamptonshire, has released its new Sustainability Report, setting out clear targets on cutting emissions and construction waste, nature stewardship, social responsibility and reducing its carbon footprint. Luke Simmons, Managing Director of Cora, said: “This is a very exciting time at the company. “Last year the company underwent a complete rebrand and we developed our new Sustainable Building Framework, our new vision for the future. “This new Sustainability Report shows some of the progress we have already made and sets out what we want to achieve in the years ahead. “We want to be at the forefront of tackling the climate emergency and building sustainable, environmentally-conscious communities and hope other companies in our sector do the same.” The company has current sites in Buckinghamshire, Leicestershire, Nottinghamshire and Staffordshire. The report reveals that last year more than 96% of Cora’s construction waste was diverted from landfill – a total of almost 375 tonnes – while in the office, 3.48 tonnes of paper was recycled. Of the 106 new homes that it delivered in the last financial year, 78% were EPC rated A or B – approximately 40% more energy efficient than existing housing stock in England. The company has also joined the UN’s Race to Zero campaign, pledging to halve its greenhouse emissions by 2030 and to reach net zero by 2050, and is committed to voluntarily reporting its annual carbon emissions. Over the next two years, Cora aims to increase its affordable housing provision to more than 50%, reflecting the business’ growing social ambitions. Cora is also pushing ahead with research into modern methods for off-site construction with the aim of reducing its carbon footprint and harmful emissions even further. Mr Simmons added: “Sustainability and climate responsibility is at the heart of everything we do at Cora, and I am very proud of the progress we have already made. “We are committed to achieving our goals – to help combat the climate emergency and provide families with energy efficient, climate-resistant homes in sustainable, biodiverse communities.” Cora has recently been shortlisted in the SME of the Year category at the prestigious Edie Awards, the UK’s largest awards celebrating sustainability and climate leadership. Bold plans submitted to reawaken Silvertown site

Bold plans submitted to reawaken Silvertown site

A major new planning application for the Silvertown site in the London Borough of Newham has been submitted following an extensive consultation process with local residents and businesses. With a bold character founded in the industrial heritage of this historic part of London, this diverse neighbourhood will feature around 6,500 new homes with 50% affordable housing, alongside a vibrant new centre for the Royal Docks. Submitted by The Silvertown Partnership, striking designs for the 50-acre site show how the iconic Millennium Mills building, left derelict and largely disused for around 40 years, will be fully restored and form the centrepiece of the new community. The £3.5bn development will embrace its dockside location and over 5 acres of water will be central to the new neighbourhood, with canal walkways, a paddle board club and new bridges providing far greater access to the water and a closer connection with nature.  Situated within London’s only Enterprise Zone, the London Plan identifies the site as one of the largest regeneration opportunities in the capital and the development is predicted to contribute between £76m-£90m per year to London’s economy, with the vast majority of this expected to be in the Newham area. The plans reveal ambitions to make Silvertown a hub of new industry, featuring over 780,000 square feet of next generation work and creative spaces in the refurbished Millennium Mills buildings and surrounding employment quarter, equivalent to 13 times the size of St. Paul’s Cathedral, alongside provision for additional future flexible workspace and makerspace. Silvertown is expected to become a new cultural hub for the Royal Docks, with brand-new arts and leisure facilities, cafés, restaurants and bars providing residents and visitors a place to unwind and be entertained. New public squares will play host to cultural events while green spaces will provide access to nature and encourage walking, running and cycling across the site. The newly opened Custom House Elizabeth Line Station will also provide a convenient transport link for residents, workers and visitors just 15 minutes from central London. Silvertown will deliver significant opportunities for local people and create more than 10,000 jobs, making the site somewhere to celebrate East London’s pioneering past and brighter-than-ever future. It’s estimated that more than 1,300 people per year will be involved in construction of the site, with a target of 25 per cent of those to come directly from the London Borough of Newham. In addition there will be a mix of apprenticeships and paid work experience opportunities available. Extensive new community facilities are also proposed that will include healthcare, nursery and community spaces, as well as a brand-new primary school. The new neighbourhood will also be one of London’s greenest, with all homes and commercial spaces supplied with hot water and heating powered through a zero-carbon district heating system. The Silvertown Partnership is seeking full planning permission for phase one of the Proposed Development, which will include 1,248 new homes, including 610 affordable homes, and 82,328 sqm new commercial space. Outline permission is sought for the remainder of the site. The Silvertown Partnership, which includes Lendlease, an international real estate and investment group, is working in conjunction with the Greater London Authority (GLA), Homes England and The Guinness Partnership (TGP). Prior + Partners are the lead consultant for the hybrid planning application and masterplanners for the whole Silvertown site. Architects working on various plots within the site include AHMM, dRMM, Pollard Thomas Edwards, Maccreanor Lavington, and Gort Scott with OMMX, with Arup on transport, AECOM on infrastructure and EIA and Energy Strategy, and SLA and Churchman Thornhill Finch on landscape. DP9 are the planning consultant. Quote attributable to Ed Mayes, Project director for Silvertown, Lendlease: “After months of working together with local residents and our public sector partners GLA, Homes England and the London Borough of Newham, I’m proud to present our vision for this iconic new neighbourhood. Silvertown is finally being reimagined as a vibrant new centre for the Royal Docks – a place where people can live and work well, better connected to the water and each other.  “This is a pivotal moment for the Silvertown development, as we reveal plans for a neighbourhood that will create thousands of much-needed new affordable homes and jobs for Newham. I look forward to continuing to work closely with the local community and our stakeholders to make this shared vision a reality.” Quote attributable to Catriona Simons, CEO at The Guinness Partnership: “This planning application is a big milestone in creating a new future for the Silvertown site. As affordable housing provider for the first phase affordable homes, Guinness is proud to be part of this ambitious and exciting vision for the Silvertown neighbourhood.”  Building, Design & Construction Magazine | The Choice of Industry Professionals
