Green Light for Major Revamp of Bristol’s Galleries Shopping Centre

LaSalle Investment Management’s ambitious plans to transform Bristol’s Galleries Shopping Centre into a vibrant mixed-use development have been given the go-ahead by city councillors. The redevelopment—proposed in partnership with Deeley Freed on behalf of Centrica Pension Fund—will replace the 1990s shopping centre with a dynamic blend of residential, student accommodation, office space, retail, hospitality, leisure, and cultural facilities. The plans include the potential for a nightclub, cinema, and live music venue, adding to the city’s entertainment landscape. The project is set to deliver up to 450 new homes alongside 750 purpose-built student accommodation (PBSA) beds. In line with sustainability goals, the scheme will be car-free, marking the removal of over 1,000 parking spaces to encourage greener modes of transport. The proposals also include public realm enhancements, a community hub, and an energy centre to support the development’s environmental commitments. The Galleries Shopping Centre, once a key retail hub, has seen significant shifts in its valuation, having been acquired by LaSalle Investment Management after previous ownership changes. The redevelopment is viewed as a major regeneration opportunity, with Bristol City Council recognising the need to replace the outdated centre with a forward-thinking urban space that better serves the city’s evolving needs. With approval now granted, the transformation of this central site is set to redefine Bristol’s city centre, creating a modern, multi-purpose destination for residents, workers, and visitors alike. Plans submitted for £70m Greater Manchester Passivhaus Low Energy scheme

A two-tower residential development, designed by London and Manchester-based AEW Architects, has been submitted to Stockport Council as part of the town’s ongoing regeneration plans. The £70m project features two connected blocks of eight and 20 stories, designed to meet The Passivhaus Institute Low Energy Building Standard. The focus is on creating sustainable homes that enhance the local neighbourhood and create a vibrant new community for the people of Stockport. Located in a busy area in Stockport town centre, the development will transform a derelict office building and car park into much-needed new homes in one of the North West’s most up-and-coming areas. The design puts people first, with features that make everyday living better. These include clever positioning to make the most of natural sunlight, bright and airy staircases, shared laundry areas, and a rooftop garden with community allotments and solar panels. At the heart of the development sits a 100m² flexible space which can be used for various events and workshops for residents and non-residents. The project will create 245 new homes, including 12 townhouses and 233 apartments, offering a mix of one-, two-, and three-bedroom properties—a great mix of options for the area which has grown substantially in popularity of late.  Phil Hepworth, director at AEW Architects, said: “This is a prominent site surrounded by major infrastructure, so we’ve created a simple, elegant building that rises confidently into the sky. “The curved brick façade offers a timeless aesthetic that fits with the local area and we’ve adapted the distinctive oval shape to work with the challenging ground levels, which change by up to six metres in places.” The scheme recently secured Brownfield funding from the Greater Manchester Combined Authority (GMCA), highlighting its importance to the region’s housing plans. “We wanted to create a development that’s a good neighbour and sets high standards for future projects,” Phil added. “The building changes as you walk around it, creating interesting views from different angles. “We’re focused on creating homes that work for people of all ages and fit naturally into the area. We’ve followed guidance from both the ‘Stockport Town Centre Residential Design Guide’ and ‘Creating Age-Friendly Developments’ by the Greater Manchester Housing, Planning, and Ageing Group to achieve this.” As well as the project’s striking visual look, the homes and apartments will meet National Subscribed Space Standards (NDSS) and approximately 10% of the apartments are designed to meet M4(3) standards for wheel chair users and the positioning of these apartments has been carefully considered to make them attractive to potential residents. On behalf of developer, Progressive Living, the building will be professionally managed by Picture This. The project is supported by a highly experienced delivery team, including Euan Kellie Property Solutions, Re-Form, renaissance, Zerum, OFR, GIA, Novo, Our Studio, Jameson Acoustics, SK Transport, Turley and Oxford Archaeology.   Subject to approval, work should start in Summer 2025, with completion expected by June 2027. David Fairclough, director at Progressive Living, commented: “We committed to Stockport six years ago, purchasing Victoria House with a clear vision of the town’s potential as a vibrant place to live and invest. After collaborating with the Council to integrate the two sites, we are excited to play a key role in Stockport’s growth story and its continued economic success.” Shannon Conway, co-founder of Picture This, added: “We gave AEW a difficult brief in that we wanted a green building that was designed to be practical and appeal to all ages, with a choice of homes for wheelchair users. We also wanted to ensure non-residents could access the roof gardens without compromising the safety and security of the residents. At various points, design was put on hold as we tested AEW’s design with user groups. The final design is a testament to true collaboration between designer and user.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Saint-Gobain Interior Solutions highlights the retrofit agenda for social housing

Saint-Gobain Interior Solutions highlights  the retrofit agenda for social housing

Saint-Gobain Interior Solutions, through its brands British Gypsum and Isover, has released a new episode of its Building Better series, focusing on the critical retrofit agenda for social housing. The UK’s social housing sector faces mounting challenges as poor insulation and inadequate ventilation exacerbate issues of damp, cold and poor living conditions for occupants. In response, Saint-Gobain Interior Solutions is supporting vital conversations around transforming these homes into warm, healthy spaces that are fit for the future. In its latest episode, Saint-Gobain Interior Solutions collaborates with Iwan Trefor Jones, Chief Executive of Adra – North Wales’ largest housing association – to explore innovative retrofit solutions designed to address the UK’s pressing need for sustainable healthy housing. “Our homes should be safe and secure places to live, not ones that compromise health or quality of life,” said James Maclean, Head of Training Academies at Saint-Gobain Interior Solutions. “Through collaboration with Adra, we’re demonstrating how retrofitting can drive tangible, positive changes that contribute to building better communities across the UK.” The episode also touches on the Social Housing Regulation Act, which prioritises safeguarding tenant welfare, as well as the Social Housing Decarbonisation Fund, a government-funded program that works with social housing providers to improve the energy efficiency of homes. These solutions include: enhanced insulation and effective ventilation systems to improve occupants health and well-being; the adoption of solar panels and air-source heat pumps to create low-carbon, energy-efficient homes and insulation to support energy performance and protect building materials in the long run. Iwan Trefor Jones, Chief Executive of Adra said, “Our priority is to provide homes that meet the highest standards for our residents, where they not only feel safe but comfortable.”  “Our partnership with Saint-Gobain Interior Solutions demonstrates how innovative retrofitting can enhance residents’ quality of life while advancing our vision of sustainable, future-ready communities.” The video spotlights case studies showcasing how retrofitting has successfully transformed existing properties and by sharing these examples, Saint-Gobain Interior Solutions aims to showcase the work of housing providers such as Adra, and how they are making residents health and wellbeing a central part of their refurbishment strategy. Hosted by renowned architectural designer and television personality Charlie Luxton, Building Better delivers inspirational and thought-provoking content on weekly episodes via YouTube and the Building Better Hub. This development is the third parcel of land acquired by Tilia Homes at Wixams, with the wider site expected to become the third-largest settlement in the Borough of Bedford. The development will feature a range of properties from one-bedroom apartments to four-bedroom houses, including 25% affordable housing. In line with untypical’s sustainability goals, the homes will be equipped with air-source heat pumps and electric car charging points to most properties. Historic school transformation underway in Northamptonshire

Historic school transformation underway in Northamptonshire

ACCELERATING educational development, construction is underway to deliver a new design, technology, and science block at a 400 year-old+ school in Northamptonshire, transforming the campus for its students.  Leading multidisciplinary consultancy Pick Everard is working on the project at Wellingborough School on London Road, delivering architectural and civil engineering services alongside principal contractor Bowmer + Kirkland.   Though the project handover is set for the end of 2025, this is the first scheme in a much larger overarching transformation of the campus across the next 30 years.  The two and three storey building will feature new design and technology workshops, the largest lecture theatre on campus seating 220 students, as well as seminar rooms, office spaces, and computer lab connected by a large glass fronted modern reception.   The design and materials of the building have been closely collaborated on by Pick Everard and school stakeholders, helping mix the school’s heritage and history with modernity and innovation.  Dora Vestito, associate at Pick Everard, said: “This project is a brilliant example of how a modern building can pay service to and respect its history and heritage, which this school is steeped in.  “The space itself balances those modern and traditional touches, with a large glass front flooding the space with natural light, while the surrounding materials deliberately call back to a Victorian era, such as red brick and stone finishes.  “Once the 30-year masterplan for the campus, which we developed in partnership with the school, is complete, it will be a very impressive overarching vision, with new sports, science and teaching facilities, as well as a new art and theatre venue, within a greatly improved, wider landscape and open space design.   “Everyone at Pick Everard is proud to be playing a role in transforming this English institution.”  Though the current campus on the edge of Wellingborough was first developed almost 150 years ago in 1881, the school itself was founded as a Tudor-era grammar school in 1595 making it one of the oldest in the country.   Today, its 180,000 square metre site is home to mixed pupils from reception all the way to sixth form.  Gary Bradley, regional director at Bowmer + Kirkland, said: “We have worked alongside Pick Everard for more than 20 years – much of that time on educational projects – and are delighted to continue that relationship on this most prestigious of schools. We are proud to be building this excellent new design and technology centre.”  The project is targeting BREAAM Very Good for energy efficiency. Design has taken a fabric first approach with several sustainability aspects included such as PV roof panels, natural ventilation and thermal modelling performance measuring concurrent with construction to ensure optimum comfort levels for the occupiers and end users.   For more information on Pick Everard’s services, head to https://www.pickeverard.co.uk/  Building, Design & Construction Magazine | The Choice of Industry Professionals

Celebration ceremony marks start of new Staffordshire primary school build

Celebration ceremony marks start of new Staffordshire primary school build

A new primary school will be coming to Stafford this year, opening to students for the start of the new school intake for 2025/26. Burleyfields Primary School will be located on Martin Drive in Stafford and will be part of the Creative Learning Partnership Trust, catering to demand for extra school positions in the area. Led by Midlands contractor, G F Tomlinson and Entrust, construction works will be delivered through the Constructing West Midlands framework on behalf of Staffordshire County Council. The scheme will involve the construction of a new two-storey 2FE school with landscaping, car parking facilities, and pedestrian and vehicular paths – providing 420 places from reception to year six which will be opened in a phased approach year on year. The school will have 15 classrooms in total and the build will also include a library, SEN rooms, hall, kitchen facilities, offices and breakout spaces for staff, alongside a studio. Burleyfields has been commissioned as part of the Burleyfields housing development, which has provided 1600 homes in the area, and the primary school is the 10th school delivered for Staffordshire County Council using the Touchstone design model. A ground-breaking ceremony on Friday 17th January marked the start of construction works and was attended by members of the school and stakeholders including G F Tomlinson, Staffordshire County Council, Entrust and the Creative Learning Partnership Trust. Close liaison has been established with local residents to ensure they are kept up to date with site developments, and a delivery time management schedule has been put into place to minimise disruption to the surrounding area. G F Tomlinson has vast experience working within the education sector, providing high quality school provision across the region. Through their long-standing relationship with Staffordshire County Council and Entrust, the contractor has delivered nine schools to date, the most recent being St Leonard’s Primary School and Beaconfields Primary School in Stafford. The new cohort of students has been asked to imagine and design what they believe their new school will look like and colours and ideas will be incorporated into the final elements of the school design, giving back to the local community. In line with social value commitments, G F Tomlinson will provide site tours and engagement events with the school, meeting local families with pupils who will join Burleyfields in the new school intake. Group managing director of G F Tomlinson, Adrian Grocock, said: “It’s an honour to continue our long-standing relationship with Staffordshire County Council providing much needed educational provision in the region. “Following our ground-breaking ceremony, we are well-positioned to deliver the build for this landmark primary school, ensuring much-needed primary and nursery places in the area.” Staffordshire County Council Cabinet Member for Education including SEND, Jonathan Price, said: “It’s great to see the start of work on the new school, which is really important for the area and for the families in the new estate. “It’s vital that we have sufficient school places for children from across the county and that our schools are fit for future learners.  We know that having good facilities helps improve children’s learning, and once open with its state-of-the-art facilities, I’m sure children will thrive. “The new school will also be one of the most sustainable in the County, which will help meet our target of reaching net zero by 2030.  I look forward to seeing the school grow over the next few years.” Sam Compton, CEO of The Creative Learning Partnership Trust said: “We as a Trust are delighted to support the Local Authority, the Department of Education and GF Tomlinson in the opening of Burleyfields Primary School. We are excited that Burleyfields will become part of our family of schools in our trust. As a trust, we have a mission to create transformational educative opportunities, promoting social justice and unlocking individual freedom. Burleyfields Primary School will be part of the Burleyfields community offering a welcoming environment where children can flourish academically, creatively and socially.  We look forward to welcoming the first cohort of children who will be walking the Burleyfields way.” Rebecca Bell, Principal Designate, said “We have a strong culture of collaboration and look forward to meeting our new children and their families as they embark on their educational adventure.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Ashe stands down for safety initiative

Ashe stands down for safety initiative

Work came to a standstill on all Ashe Group sites for an hour this week for an innovative safety initiative. The special event, Stand Down for Safety, devised by Ashe’s health and safety team, involved everyone in the company stopping work for an hour to watch a presentation live streamed to all of Ashe’s construction sites and offices.  A presentation was given by one of the UK’s most inspirational speakers, Jason Anker MBE, who was paralysed from the waist down due to an avoidable accident on a construction site when he was just 24 years old. Statistics released by the Health and Safety Executive recently revealed a rise in fatalities in the construction industry with 51 fatal injuries to workers in the year to March 2024, an increase on an average of 42 deaths per year during the previous five years. The sobering figures also revealed 47,000 construction workers sustained non-fatal injuries at work during the same period. Jason told the story of his life after falling 10 feet from an untethered ladder whilst undertaking roofing works on a construction site. Initially told he would recover from his injuries, tests showed he would never walk again.  Jason explained the ripple effect of his decision not to tether the ladder; the months in rehab, the strain on his marriage and the affect his injuries have had on all aspects of his life including his family and friends.  The training initiative, saw over 600 people across 20 sites in Bedfordshire, Hertfordshire, Buckinghamshire, Warwickshire, Leicestershire, Oxfordshire and London attend the presentation designed to be a hard-hitting way of sending the construction safety message home to all those connected to Ashe’s projects. Among those attending were employees and directors from Ashe Construction and Ashe Roofing, architects, project subcontractors and their directors, and clients. Subcontractor, Hayden Topp who is senior site manager at Bellwood Interiors attended the presentation at Ashe’s Bedford Academy site and said: “A big thank you to Ashe Group for hosting a very insightful seminar based on health, safety and wellbeing.  The seminar covered a wide range of topics such as workplace safety, including the impact it has on you, your employer, your colleagues and family.” The presentation also covered mental health awareness and steps on improving wellbeing, such as improving sleep and the way diet and attitude can affect the way you feel both physically and mentally. Ben Hamblin, architectural technologist at GSSArchitecture watched the presentation and said: “Jason’s presentation highlighted the impact that serious injuries can have, not just on those injured, but also on the people, they know, and that your decisions are important. “Part of our responsibility as architects is to design out the risks, such as working at height and we factor in the safety of those who’ll undertake the future maintenance of our buildings, too. Jason’s talk was a great reminder that if you spot something unsafe on site, you must speak up.” Ian Berrie, head of health and safety said: “I have no doubt the impact of Jason’s story will leave a lasting impression on all of us and my hope is it will help encourage safe working on our sites and be a springboard for safer working for all in 2025 and beyond.” Robin Blake, Ashe’s group chief executive said: “Whilst process and procedures always receive much attention, we wanted to do something more to enhance our safety culture. Stand Down for Safety is an opportunity to consider the human aspect of our work, the impact it has on family and wellbeing. “Jason’s story is a powerful way of reminding us of our responsibilities and how something that could easily be avoided can have life changing consequences. Don’t gamble on your safety, particularly for the sake of your family. Speak up if something doesn’t look right or feel right.” Ashe Group employs 130 people and operates from offices in Hitchin, Hertfordshire.  The company specialises in building schools and healthcare facilities. Major projects currently underway include MK East and Bedford Academy. Ashe has recently been awarded Five Stars in a British Safety Council Audit. STARK UK announces partnership to tackle exploitation in construction

STARK Building Materials UK (STARK UK), one of the UK’s largest retailers and distributors of building and construction materials, has become a sponsor of Stronger Together, an organisation which campaigns to reduce modern slavery in supply chains. By sponsoring Stronger Together’s UK Construction and Property Programme, STARK UK is demonstrating its commitment towards tackling exploitation in the industry and will now work alongside other major construction businesses to drive sector-wide change, ensuring workers are recruited responsibly and have fair access to work. According to Stronger Together, the construction sector is identified as high-risk for modern slavery by various bodies, including the Gangmasters and Labour Abuse Authority and the Office of the Director of Labour Market Enforcement.  Due to its related activities and overlapping workforce, the broader property sector is considered equally high-risk. Stronger Together’s recently updated Construction and Property Programme helps businesses to identify the signs of modern slavery in the construction and property supply chain with sector-specific tools, training and resources. STARK UK was officially established on 1 st March 2023, with STARK Group having acquired a collection of businesses from Saint-Gobain, including Jewson, Jewson Major Building Solutions, Jewson Partnership Solutions, Frazer, Minster, JP Corry, Normans and International Timber. Nim Cassidy, General Counsel and Company Secretary at STARK UK, said: “We are committed to supporting ethical practices across the construction sector, so by sponsoring Stronger Together’s UK Construction and Property Programme, we’re taking an important step to help tackle the risks of modern slavery in our industry and supply chains. “This partnership reflects our values and dedication to creating a responsible and fair supply chain, and we’re excited to work with Stronger Together and other organisations to make a real difference and protect workers.” Pamela Zielinski, Stronger Together’s Construction and Property Programme Manager, said: “We are delighted to welcome STARK UK as sponsors of our Construction and Property Programme.  The sponsors work together to address the risks of modern slavery in their business and in their supply chain through our workshops and free resources.  “We are excited for the year ahead and to continue our collaborative work to tackle modern slavery in construction and property whilst delivering industry wide change.” Building, Design & Construction Magazine | The Choice of Industry Professionals
