Tiger Developments begins work on £40m student accommodation scheme in Manchester

Tiger Developments has begun construction on its latest purpose-built student accommodation development in Manchester, marking a significant addition to the city’s growing student housing market. Located on Carmoor Road within close walking distance of the University of Manchester, the new scheme will deliver 172-bedroom high-quality accommodation. On completion, the property will be managed by Host  the operational business of Tiger Developments and one of the largest providers of student accommodation in the UK.  The scheme has a gross development value of £40 million; the project is funded by Tiger Developments alongside funding partner Hampshire Trust Bank. Construction will be delivered by specialist main contractor GMI Construction Group, with completion scheduled for the 2027/28 academic year. To support affordability for students from lower income homes, around 15% of the rooms will be offered at discounted market rent. The development is targeting a BREEAM Excellent and EPC A ratings, reflecting a strong commitment to sustainability and energy efficiency. The Carmoor Road project is well-positioned to meet rising demand for professionally managed student housing in one of the UK’s largest university cities. It forms part of Tiger Developments’ continued expansion across key university cities in the UK, building on several other current developments, including two student accommodation schemes underway in Bristol. Timber frame specialist TALO wins Hertfordshire contract

TALO has been awarded a £1.1 million contract by Lucy Developments to deliver a nine-home residential scheme in the canalside village of Wilstone near Tring, Hertfordshire. The project, known as Moorings, marks the first development in what both companies describe as a long-term partnership, with additional and larger residential sites already in the planning stages. TALO was selected to support the construction of ultra-low energy homes using offsite timber manufacturing methods. The company says its approach enables faster build times, improved quality and greater cost certainty compared with traditional construction methods. The Moorings scheme will include nine two-storey homes, comprising a mix of three- and four-bedroom terraced houses alongside two four-bedroom detached properties. Greg Hilton, Head of Lucy Developments, said: “Moorings at Wilstone is an important project for us. The ability to deliver homes of this quality with much lower energy consumption in less time, is a significant advantage, both commercially and to achieve more sustainable development and construction. This is the first step in a wider partnership with TALO and we are now progressing plans for larger sites using their housebuilding solutions.” The homes will be built using TALO’s prefabricated timber superstructures, manufactured offsite with slow-grown Nordic timber. The process uses dry fabrication and installation techniques, which help improve thermal performance and avoid issues associated with moisture in traditional builds. According to the companies, the structures will be delivered to site in four phases by early summer, with key components such as insulation, plasterboard, timber cladding and triple glazing pre-installed. Each phase is expected to reach a watertight stage within a week, allowing interior work to begin sooner and improving overall project timelines. The development will incorporate a low-carbon energy strategy alongside its insulated timber construction. Planned features include solar battery systems to power hot water and underfloor heating, as well as mechanical ventilation with heat recovery (MVHR) to improve air quality and energy efficiency. Dr Anthony Greer, Executive Director for Corporate Strategy at TALO, said: “This new partnership has been created to scale ultra-low energy housebuilding. Hull City Council has submitted plans for the first phase of the East Bank Urban Village, a major regeneration scheme set to transform land along the River Hull into a new residential neighbourhood. The council is working in partnership with ECF, a development collaboration between Homes England, L&G and Muse, to deliver what is expected to become one of the city’s largest regeneration projects. The initial application includes detailed proposals for phase one, alongside outline plans for a wider development that could eventually deliver around 850 homes opposite Hull’s Old Town. Once central to the city’s maritime economy, the East Bank area has seen decades of decline and is now largely made up of surface car parks and vacant brownfield land. The East Bank Urban Village is planned as a 15-year development that will introduce a mix of affordable housing and Build-To-Rent apartments, alongside retail, leisure and community spaces. Plans also include new streets, public squares, green areas and a riverside promenade aimed at improving connectivity and encouraging walking and cycling. Phase one will form the foundation of the project, delivering 37 townhouses and 78 apartments across two buildings. All homes in this phase will be designated as affordable housing, targeting local demand and promoting accessibility. The first phase will also incorporate infrastructure improvements, including a landing for the Scale Lane bridge on the eastern side of the River Hull and a connection to the Trinity Buoy Shed, a historic structure set to be brought back into use as part of the wider redevelopment. Future phases are expected to deliver more than 700 additional apartments, both Build-To-Rent and affordable, while improving links to nearby areas such as the Fruit Market district. Plans also include the revitalisation of the Drypool Basin area into a new community space. Public consultation played a key role in shaping the proposals. During engagement sessions held in September and October 2025, residents highlighted priorities such as increased green space, better traffic management, enhanced biodiversity and the reuse of historic buildings like the former Lock Keeper’s Cottage. The project is backed by £9.8 million in government Levelling Up Partnership funding, which will support early infrastructure and enabling works. It is also expected to contribute significantly to the council’s target of delivering 2,500 new homes in Hull city centre under its Local Plan. Sustainability is a key focus, with the development incorporating modern materials and technologies such as sustainable drainage systems in line with the city’s ‘Living With Water’ initiative. The East Bank Urban Village has also been selected as a national case study by the UK Real Estate Investment and Infrastructure Forum, an annual industry event held in Leeds. A newly released video case study highlights the partnership between the council and ECF and aims to attract further investment into Hull’s regeneration efforts. If approved, the project is expected to play a key role in shaping the future of Hull’s riverside and boosting confidence among investors as development progresses. Costain hits milestone with 1625km of gas pipeline upgraded for Cadent

Continues Costain’s track record of delivering predictably as it upgrades pipeline through to 2029 Costain, the infrastructure solutions company, has marked the completion of five years of its Contract Management Organisation (CMO) contract with Cadent by delivering 1625km of gas main line. Cadent is the UK’s largest gas distribution network managing more than 131,000km of pipes and transporting gas to 11 million customers. Since 2021, Costain has been tasked with upgrading more than 300km of gas mains each year in Cadent’s East of England network.   The progress, which has involved more than 230,000 reinstated excavations and 160,000m3 tonnes of backfill and top material, means that 168,000 homes have now had new gas mains and supplies installed. The upgrades support a more resilient energy network by reducing the risk of supply disruption to households and businesses in the region. Costain has consistently ensured best-in-class results in health and safety, programme management, commercial and operational excellence, and customer satisfaction scores. This strong performance led to Costain in 2024 seeing the initial five-year contract being extended to run to eight years, through to 2029. One Big Idea shortlist revealed as sector’s boldest thinkers spotlighted ahead of UKREIIF 2026

The three shortlisted ideas include focuses on the reduction of carbon, supporting the next generation and solving viability gaps for projects WORKING together to uncover the sector’s brightest and boldest ideas, UKREiiF and strategic marketing agency Cartwright have revealed the shortlist for the ‘One Big Idea’ initiative. Nearly 100 entries were received from across the built environment, with submissions showcasing exciting new ideas, concepts and ways of thinking. The ‘One Big Idea’ initiative aims to give property and construction specialists the opportunity to make their mark and push the sector forward. It was open to entries from any level of seniority or experience. Making the final shortlist are ideas from Kuram Gwakyaa, head of sustainability for Home Office and MOJ accounts at Mitie; Sally Grindrod-Smith, director of planning regeneration and communities at West Lindsey District Council and Matt Drewitt, architect at the Government Property Agency. The three shortlisted ideas include focuses on the reduction of carbon, supporting the next generation and solving viability gaps for projects. Further insight into the ideas will be shared at the Big Idea Breakfast at UKREiiF on Wednesday 20 May Liz Cartwright, managing director at Cartwright and shortlist judge, said: “Our One Big Idea initiative was created to champion new and purposeful thinking from those in the industry. Across all submissions received there is no doubt that this kind of thinking was showcased in abundance. “Our shortlisted ideas demonstrate not only originality but a true potential to move the industry forward. Each one is not a concept for its own sake but is grounded in real challenges and real opportunities. Offering space for these ideas to flourish is exactly what we here at Cartwright, in partnership with UKREiiF, have set out to do.” The wider judging panel that took on the task of reviewing the ideas submitted and creating a shortlist, included James Bywood, marketing director at UKREiiF; Renee Preston, chief executive officer at Gallaway Construction; Shahi Islam, director of affordable housing at Homes England; and Rory Bates, built environment sector lead at SLR Consulting. The judging criteria was chosen to help highlight the most powerful submissions. This included marking ideas on their creativity and originality, impact and value, and clarity of the idea. Following the Big Idea Breakfast event, Cartwright will also be releasing a ‘One Big Idea’ report for the wider market, telling the stories of the winning entrants and sharing a wider selection of One Big Idea suggestions – including additional insights gathered from its on-site presence at the event.
